What comes with a Tri Pointe home, and how does the Design Studio work?

Tri Pointe does not publish one standard features list for Las Vegas. What it does publish is how its Design Studio works and which programs apply.

  1. Pick your home and sign the purchase agreement. That starts your Design Studio process.
  2. Prep online. Browse finishes and save favorites. Tri Pointe says you can see what is included in your floorplan, popular options, and pricing.
  3. Appointment one with your personal Design Consultant.
  4. Appointment two to narrow your choices.
  5. Finalize every detail with your Design Consultant.

Choices cover appliances, cabinets, countertops, tile, flooring, and lighting. Tri Pointe also offers ten design collections with Bobby Berk. Aberdeen's FAQ says its homes include LivingSmart, Tri Pointe's energy efficiency and healthy living program. Tri Pointe's Las Vegas pages do not list solar or a smart home package, so ask the sales office what is standard in your plan.

One more note from Tri Pointe's own fine print: unless stated, homes do not come with hardscape, landscape, or decor.

What warranty does Tri Pointe offer?

Tri Pointe says its homes come with coverage from one year on workmanship to a longer term structural warranty.

The warranty program is called Tri Pointe Protect. Owners file and track requests through a warranty portal and app, and Customer Care has 24/7 emergency support at 866.844.3235. Tri Pointe does not publish the year counts for systems or structure on its site, so ask for the warranty booklet before you sign. I explain the difference in builder warranty vs home warranty.

What offers and lender does Tri Pointe use in Las Vegas?

Tri Pointe often runs limited-time offers in Las Vegas, often tied to its own lender. Offers change and can end at any time, so ask which ones are live and get the terms in writing.

Lender: Tri Pointe Connect, LLC, Tri Pointe's affiliated mortgage company, NMLS 1250459
Who uses it: Tri Pointe says 86% of its buyers finance with Tri Pointe Connect
Priority Group: Pre-qualifying with Tri Pointe Connect also adds you to a community's Priority Group

You can always compare an outside lender's quote. If an offer only works with Tri Pointe Connect, compare it to an outside quote on the same terms. More on that choice in using the builder's preferred lender.

How does buying a Tri Pointe home work?

Tri Pointe sells two ways in Las Vegas: homes already built or underway, and plans you build from scratch. On October 16, 2026 it listed 130 available homes and 38 plans.

  1. Tour with your agent. Your agent must register you in person on your first visit to each community.
  2. Get pre-qualified. Doing it with Tri Pointe Connect also adds you to the community's Priority Group.
  3. Choose your home and sign the purchase agreement.
  4. Finish your loan and make your Design Studio choices.
  5. Follow the build in the Homeowner App, then do your orientation and close.

Agent registration lasts 60 days, and your agent can renew it by coming with you again. Tri Pointe does not publish deposit amounts or build times for Las Vegas, so ask for them in writing at the sales office.

What should you check before buying a Tri Pointe home?

These come straight from Tri Pointe's own pages.

  • Add up every HOA. Vertex is $170 plus the $69 Summerlin West fee. Carlisle is $138 plus $69. La Cova has three fees: $153 Lake Las Vegas master, $373.01 SouthShore, and $395 La Cova, a month.
  • Ask about the SID in Summerlin. Tri Pointe lists $750 twice a year at Carlisle and Edgewood, and about $1,200 a year at Aberdeen. See SID and LID fees in Summerlin.
  • Gated or not at Alder. Alder has a gated area at $81 a month and a non-gated area at $63.
  • Some communities have no plans to build. Vertex, Edgewood, Southridge Pointe, Arrow Peak, and Alpine Ridge list only available homes. Arrow Peak lists one.
  • Agave Ridge is not selling yet. Tri Pointe lists it as a priority group, anticipated from the mid $1 millions.
  • Read any offer's fine print. Tri Pointe often ties its limited-time offers to Tri Pointe Connect. Ask which offers are live and what they require.
  • Check schools yourself. Tri Pointe says it does not guarantee school zones, and they can change.

Why bring your own agent to a Tri Pointe model?

The sales team at a Tri Pointe model works for Tri Pointe. Their job is to sell Tri Pointe homes.

Tri Pointe's rules are clear: your agent has to register you in person on your first visit to each community, or Tri Pointe will not pay a referral fee. Having me there costs you nothing, and I can line up the HOA, SID, and price details for each community side by side. Here is what having your own agent actually changes.
