Majestic Point South has no plan list, so the price shown is its one move-in ready home. The "Starting" price at the top of a Beazer community page can be a quick move-in home, so it may not match this table. Sizes are from the plan cards. Rosa Point is listed as gated on its features sheet. Cadence and Verona master plans are from the Cadence and Lake Las Vegas developer sites.

If you are looking at one of these areas, I have written guides to buying new in Cadence, new construction at Lake Las Vegas, and new homes in Mesquite.

Beazer names the lot premium as one place its offers can be used, so some homesites may cost more. It does not publish lot premium amounts, so ask for them on the exact lot.

What comes with a Beazer home, and how does the design studio work?

Each Beazer community page links an Included Features sheet. The Las Vegas sheets list the same core items, with small differences by community.

  • Solar: every sheet says the home is built with solar included. Ask what size the system is.
  • Energy: air sealing, blown-in cellulose in the exterior walls, a spray foam attic, 2x6 exterior walls, dual-pane Low-E windows, a hybrid water heater, and a 15.2 SEER2 Goodman air conditioner (Cantata Point sheet).
  • Kitchen: Whirlpool ENERGY STAR stainless appliances, quartz countertops, and filtered drinking water (Cantata Point sheet).
  • Wiring: one EV charger pre-wire and CAT6 media outlets.
  • Choice Plans: Beazer offers set kitchen and bathroom layouts to pick from at no added cost.
  • Design Studio: buyers pick finishes from six Style Choice interior collections.

Read the fine print on the sheet. Beazer says the features list is not part of your contract, and that Addendum A of the purchase agreement defines what is included in your home.

What warranty does Beazer give in Las Vegas?

Beazer's warranty page lists three terms: 1 year, 2 years, and 10 years.

1 year: Most construction items
2 years: Certain systems, such as plumbing, electrical, and HVAC
10 years: Major structural parts, from the close of your home
Not covered: Beazer lists items such as homeowner upkeep, acts of nature, pavers, caulk, concrete, appliances, countertops, and flooring

The Las Vegas features sheets list only the 1-year and 10-year warranties, so ask for the warranty booklet before you sign. Here is how new home warranties work in Nevada.

What incentives is Beazer offering in Las Vegas?

Beazer often runs limited-time offers on select homesites and quick move-in homes. They change often, so ask which offers are live.

How offers work: Beazer says its savings can go toward closing costs, design upgrades, a rate buydown, or the lot premium. The amount depends on the community.
Lender: Beazer has no lender of its own. Its Mortgage Choice program lets you compare loan offers from a list of Choice Lenders.
Fine print: Beazer says any lender may be used, but not using a Choice Lender may cost you certain offers.

Ask the sales team which offers are live, which homes they apply to, what they are worth on your homesite, and which lenders qualify. Get the answers in writing.

How does buying from Beazer work?

Beazer offers two ways to buy: a home plan built for you, or a quick move-in home that is already under construction.

  1. Get prequalified, then compare loan offers from Choice Lenders if you want to.
  2. Visit a community with your agent, who registers you on that first visit.
  3. Pick a plan and homesite, or a quick move-in home. Beazer says home plans take longer, since the home is built from the ground up.
  4. Choose your layout options and your Style Choice finishes at the Design Studio.
  5. Meet your Construction Manager before construction, before drywall, and at a New Home Celebration.
  6. Do a personalized walkthrough of your home, then close.

Beazer does not publish deposit amounts or build times in months. Ask what is due at contract and at each step, and what is refundable. Some communities offer self tours, and Heritage Peak is by appointment only.

What should you know before buying a Beazer home?

A few things are worth checking before you sign with Beazer in Clark County.

  • Two prices on most community pages. The header "Starting" price can be a quick move-in home. At Rosa Point the header says $339,990, but the lowest plan is $367,990. At Wisteria it runs the other way, $639,990 up top and $599,990 for the Spring plan.
  • Check the stories. The Cadence site calls the Barclay at Cantata Point a three-story townhome, and the Bedford has its main living space on the second floor.
  • Ask about the lender rule. Some Beazer offers only apply if you finance with a Choice Lender.
  • Know the drive. Beazer says Boulder City, home of Heritage Peak, is just 30 minutes from Las Vegas, and Mesquite, home of Gatherings at Ridgemont, is 80 miles northeast.
  • Gatherings at Ridgemont is 55+. Beazer calls it age-qualified, so confirm the age rules for everyone who will live there.
  • Final homes. Majestic Point South and Crosswind Estates in Henderson are each down to one home. Crosswind shows no price online.

Why bring your own agent to a Beazer model home?

Beazer's New Home Counselors are there to help you, but they work for Beazer. Their job is to sell Beazer homes at Beazer's price.

I can help you compare a Beazer townhome with the Lennar or Century home down the street, and ask about the offer, the lender rule, and the HOA for you. Beazer says it pays commissions to buyer agents who meet its cooperation policy, and it asks agents to come with you and register you on your first visit. Here is what having your own agent actually changes.
