LGI Homes is a national builder based in The Woodlands, Texas, traded on the NASDAQ. It opened its first Nevada community in Las Vegas in October 2018. As of October 16, 2026, LGI lists four communities in Clark County. Topaz at Skye Canyon sells gated townhomes. Cheyenne Valley is in North Las Vegas. Hollywood Springs and its 55+ section, The Oasis, are in Sunrise Manor. Starting prices run from $399,900 at Hollywood Springs and Topaz to $411,900 at Cheyenne Valley and The Oasis. LGI sells homes that are built or being built, with the upgrades already included, so there is no design center step. The one tip: LGI's agent rules say a call or web form before your agent registers you can cut your agent out.

What is LGI Homes known for in Las Vegas?

LGI Homes sells homes that are already built or under way, with a set package of upgrades included in the price. In Las Vegas, its starting prices run from $399,900 to $411,900.

Company: LGI Homes, Inc., based in The Woodlands, Texas, publicly traded on the NASDAQ since November 7, 2013
Size: Over 100 communities in 20 states, and more than 80,000 families since 2003, per LGI
In Las Vegas since: October 31, 2018, when Lake Mead Dolly opened as its first Nevada community
Brands: LGI Homes and LGI Homes Active Adult in Las Vegas. Its third brand, Terrata Homes, has no Las Vegas community listed.
Included package: CompleteHome at Hollywood Springs, CompleteHome Plus at Topaz and Cheyenne Valley

LGI's model is simple. Every community has homes on the ground, and designers pick the finishes. On its Hollywood Springs page, LGI says it saves buyers time and money by "cutting out the option of customization." If you want to pick your own cabinets and floors, LGI is not set up for that. If you want a finished home fast, it is.

Prices as of October 16, 2026, from LGI Homes community pages. Prices change with every release, and some plans start higher.

Three things move the price. First is size. Second is the package, since Topaz and Cheyenne Valley get CompleteHome Plus and Hollywood Springs gets CompleteHome. Third is location. The same Ash plan is $401,900 at Hollywood Springs and $411,900 at Cheyenne Valley and The Oasis.

Prices have moved up since these communities opened. Cheyenne Valley's Ash plan was $399,900 at its May 2025 opening and is $411,900 today. LGI announced Topaz "from the $380s" in April 2026, and its lowest plan is $399,900 today.

What comes with an LGI home, and what is the warranty?

Every LGI home comes with a set upgrade package at no extra cost. LGI says the price does not change from the day you sign to the day you get your keys.

  • CompleteHome (Hollywood Springs): front yard landscaping, granite or quartz counters (quartz at Hollywood Springs), wood cabinets, Moen faucets, a Whirlpool stainless appliance package with refrigerator, a programmable thermostat, a Wi-Fi garage door opener, and double-pane Low-E windows.
  • CompleteHome Plus (Topaz, Cheyenne Valley): adds tile backsplash, 42 inch wood cabinets, a side-by-side refrigerator, faux wood blinds, ceiling fans in the family room and primary bedroom, 9 foot ceilings, and hard floors across the first floor. LGI says features may vary by market.
  • The Oasis (55+): extra-wide doorways and halls, walk-in showers, desert landscaping, and a washer and dryer included.
  • Construction checks: LGI says each community has a full-time construction manager on site, and every home gets third party inspections during the build.

Warranty

LGI says its homes come with a structural warranty and a 12-month workmanship warranty. It does not publish how long the structural warranty lasts. Owners file requests online, and LGI says it responds within one business day. Ask for the written warranty before you sign. I explain how a builder warranty differs from a home warranty plan in builder warranty vs home warranty.

How does buying from LGI work, and what offers are running?

LGI's process is built for speed. It says you can be in your home in as little as 30 to 45 days.

  1. Register your agent first. Before you call, email, or fill out a form, have your agent register you with LGI.
  2. Meet a New Home Consultant. LGI reviews your income, bills, and loan options, and says it gives you a free credit report.
  3. Pick a home. You choose from homes that are built or under way. The finishes are already set.
  4. Get your loan done. LGI says its preferred lender's team works on site. LGI does not publish its deposit amount, so ask.

Offers and lender

LGI often runs limited-time offers on select homes, like rate offers and closing cost help, and they are usually tied to its affiliated lenders, lgi Mortgage Solutions and One Trust Home Loans. LGI says you do not have to use those lenders to buy a home, but you may need them to get an offer. LGI can change or end any offer at any time. Ask which offers are live on the exact home you want, and get the terms in writing.

It is worth getting a second quote from an outside lender and comparing the full cost, not just the rate. I walk through how in working with a builder's preferred lender.

What should you know before buying an LGI home?

LGI keeps buying simple, but a few things are easy to miss.

  • Register your agent before any contact. LGI's agent rules say a call, email, or online form from you first means LGI will not count your agent as the one who brought you in.
  • You cannot pick finishes. The upgrades are set. If you want to choose your own, look at a builder with a design center.
  • Monthly payments shown are not the full cost. LGI's payment figures are principal and interest only. Add taxes, insurance, and HOA dues.
  • Get the HOA numbers in writing. LGI does not post HOA dues for any of its Las Vegas communities.
  • Ask about a SID at Topaz. Phase 3 of Skye Canyon is in a City of Las Vegas special improvement district, SID 610. Ask if your lot pays into it.
  • The Oasis is small. It has 26 homesites. Ask LGI for the written 55+ age rules.
  • Check the city. Cheyenne Valley's address says Las Vegas, but LGI calls it North Las Vegas. Sunrise Manor is unincorporated Clark County.

Why bring your own agent to an LGI model home?

The New Home Consultant at an LGI community works for LGI. Their job is to sell LGI's homes.

With LGI there is still a lot to check: which offer applies to which home, LGI's lender quote against an outside one, HOA and SID costs, and the warranty in writing. Having someone on your side costs you nothing, because the builder pays the buyer agent. LGI's rules are strict, so register your agent before you call or visit. Here is what having your own agent actually changes.
