Tri Pointe Starts Building Agave Ridge in Summerlin's Newest Village, With Homes From About $1.55 Million

Tri Pointe Homes has started construction on Agave Ridge, a new gated neighborhood in La Madre Peaks, the newest village in Summerlin. Every home will be single story, the listed plans start at $1,550,000, and buyers who join the priority group now get the first shot at homesites before a public grand opening planned for early 2027.
That matters because new single-story homes in west Summerlin do not come along often, especially at this size. Agave Ridge will have four floor plans from about 2,779 to 3,842 square feet, with 3 to 5 bedrooms and a three-bay garage on every plan. One plan offers a backyard casita.
If you have been waiting for a large one-level home near Red Rock Canyon, this is one to put on your list. Here is what Tri Pointe has posted so far, what it costs to own, how the priority group works, and what I would watch before signing anything.
What Happened
Tri Pointe announced the construction start in late September 2026. The builder says Agave Ridge sits near the La Madre Peak ridgeline, with views toward Red Rock and across Summerlin. The community is in La Madre Peaks, which Summerlin describes as its newest village, in the western part of the community at the base of the La Madre mountains.
Right now, the neighborhood is in the "Priority Group Forming" stage. The sales office hours say "Coming Soon." Four model homes are being built. Priority group members will get the first chance to buy and pick from a limited first release of homesites, before the public grand opening that Tri Pointe expects in early 2027.
Tri Pointe says the four plans were designed just for this community. The builder worked with Woodley Architectural Group on the homes and with the landscape architect ABLA on the setting. The look is desert modern, with three exterior styles to choose from:
- Elevation A: International
- Elevation B: Modern
- Elevation C: Mid-Century Modern
Here is how the three plans with posted details compare, straight from the builder's site:
- Plan 1: from $1,550,000. 2,779 square feet, 3 bedrooms, 2 full baths and 1 half bath, three-bay garage split into a single and a 2-bay garage. A breeze-block courtyard leads to a private office, and a covered loggia can get optional stacking glass doors.
- Plan 2: from $1,645,000. 3,118 square feet, 3 to 4 bedrooms, 3 to 4 full baths and 1 to 2 half baths, linked 1-bay and 2-bay garages. It has a central midcentury-style courtyard, a flex space with its own entry off the courtyard, and a walk-in pantry.
- Plan 3: from $1,725,000. 3,371 square feet, 3 to 4 bedrooms, 3 to 4 full baths and 1 to 2 half baths, three-bay garage. It offers a backyard casita, a lounge that can become a GenSmart Suite (Tri Pointe's multigenerational living option), a private office off the courtyard, and two walk-in closets in the primary suite.
- Plan 4: details and price are listed as "Coming Soon." Based on the community range, it should be the largest plan, up to about 3,842 square feet and up to 5 bedrooms and 5.5 baths.
Tri Pointe lists the overall price range as "Anticipated from Mid $1Ms." Those are starting prices. Lot premiums, view homesites and upgrades usually add to the final number, and the builder notes that prices, plans and features can change without notice.
Why It Matters to Las Vegas Residents
The biggest story here is single story. Land out west is costly, so many builders add a second floor to fit in more square footage. A one-level home with 2,800 to 3,800 square feet is exactly what a lot of buyers ask me for. That includes people who want to age in place, families with a grandparent moving in, and buyers who are simply done with stairs.
The layouts also lean into how people live now. Plan 1 and Plan 3 both have a private office off the courtyard. Plan 2 has a flex room with its own entry, which could work as a home business space or a guest suite. Plan 3 has the backyard casita and the GenSmart Suite option, which are built for adult kids, parents or long-term guests who want some privacy. Every plan has a three-bay garage, which is a big deal in a valley where golf carts, e-bikes, trailers and storage all compete for space.
There is also the monthly cost to think about. Tri Pointe lists two HOA fees on the community page:
- Agave Ridge Community Association: $115 per month
- Summerlin West Community Association: $69 per month
That is $184 a month in HOA dues before property taxes, insurance and your mortgage. For a home in the mid $1 millions, HOA is a small slice of the payment. The loan is the big slice. Mortgage rates just hit a three-year high this week, and at this price most buyers will be in jumbo loan territory, where pricing and down payment rules can differ from a standard loan. Run your real numbers with a lender before you get attached to a floor plan.
For people who already live in west Summerlin, a new gated community of higher-priced homes nearby is generally good news. New construction at this level helps support values around it, and more rooftops out west bring more demand for shops, restaurants and services close to home.
Background and History
Summerlin is the master-planned community on the west side of the Las Vegas Valley, developed by Howard Hughes. It has grown village by village from east to west for decades. La Madre Peaks is the newest village and sits on the far western edge, closest to the Spring Mountains and Red Rock Canyon. Homes there fall under the Summerlin West Community Association.
Agave Ridge is not the first builder in the village. Summerlin has announced other La Madre Peaks neighborhoods this year. KB Home's Cloudbreak Ridge has two collections, called Enclaves and Reserves, priced from the $800,000s, with homes from 2,251 to 3,095 square feet. Taylor Morrison's Esplanade at Red Rock offers 12 single-story plans from 1,569 to 3,406 square feet, priced from just under $700,000 to more than $1.6 million. So Agave Ridge lands at the top end of what builders in the village have announced so far, with bigger single-story plans and higher starting prices.
The village is also getting its own park. Summerlin says Scout's Point is planned with a climbing-themed play area, two flex lawns, hard and soft trails, a shaded picnic overlook, a restroom building, parking, and a future trail link to the west. Summerlin's largest park, Grand Park, is also in the area, and Tri Pointe lists Grand Park, Red Rock trails and the Summerlin paseo trail system as nearby.
Tri Pointe has built in Summerlin before and lists Agave Ridge under its Summerlin communities. Its community page says Downtown Summerlin is minutes away, and the Las Vegas Strip and Harry Reid International Airport are about 20 to 25 minutes away using the 215 Beltway.
The builder also says Agave Ridge homes will include its LivingSmart and LiveAbility features. Tri Pointe describes LivingSmart as an approach aimed at healthier, more sustainable living that conserves resources. The community page does not list every specific feature yet, so ask the sales team for the exact list for each plan once sales open. Things like insulation, windows, water use and solar options can make a real difference in a Las Vegas summer power bill.
Put the village side by side and a pattern shows up. La Madre Peaks is filling in with a range of price points, from just under $700,000 at Esplanade at Red Rock to the $800,000s at Cloudbreak Ridge to the mid $1 millions at Agave Ridge. That mix is normal for Summerlin. Each village tends to have entry-level, move-up and luxury pockets, which helps the whole area hold its appeal to a wide group of buyers over time.
What Happens Next
Tri Pointe's process has two steps, and it is worth knowing the difference. First is the interest list. That is just signing up on the Tri Pointe website to get updates. Second is the priority group. Tri Pointe says the priority group starts forming about 30 to 45 days before sales begin. People on the interest list get an email invite with a date and time to submit an online pre-qualification application with Tri Pointe Connect, the builder's affiliated mortgage company. Pre-qualified priority group members are eligible to buy in an upcoming homesite release.
So the next milestones to watch are:
- The first homesite release for priority group members
- Plan 4 details and pricing, still listed as "Coming Soon"
- The four model homes finishing construction
- The public grand opening, expected in early 2027
Getting pre-qualified with the builder's lender to join the priority group does not lock you into using that lender for your loan. Builders often offer incentives tied to their own lender, so compare those offers against an outside lender before you decide. Ask for the numbers in writing.
Road work nearby is also moving. The 215 Beltway and Summerlin Parkway interchange project is past the halfway point, which matters for anyone commuting from the far west side. You can read our update in the related story at the top of this page.
Ryan's Take
I have been saying it for a while: west Summerlin buyers want one level. The resale supply of large single-story homes out here is thin, and when a good one hits the market it gets a lot of attention. Agave Ridge adds a new option at the high end of La Madre Peaks, and the casita and GenSmart choices on Plan 3 are a smart fit for families who want room for a parent or a grown kid.
Here is the other side. The luxury market in Summerlin is not a sure thing right now. Some higher-end homes have been selling below asking, and mortgage rates just jumped. That does not make Agave Ridge a bad buy. It means you should shop it like a smart buyer. Compare the all-in price, with lot premium and the upgrades you actually want, to recent resale single-story homes in west Summerlin. Ask what incentives the builder is offering and what they are tied to. A new home is great, but the resale market sometimes offers a finished yard, window coverings and a pool for a similar price.
I also like that Tri Pointe gave each plan a different personality instead of one layout in three sizes. Plan 1 is a clean fit for a couple who wants a private office and a great outdoor room. Plan 2 works for someone who runs a business from home and wants clients to use a separate entry. Plan 3 is the multigenerational pick. Knowing which one matches your life before the priority release will save you from rushing a big decision on release day.
If Agave Ridge still wins after that comparison, getting in early with the priority group can mean better homesite choices, like a view lot or a larger backyard.
What You Can Do
If Agave Ridge sounds like a fit, here are simple next steps:
- Join the interest list on the Tri Pointe Agave Ridge page so you get the priority group invite when it goes out.
- Get your financing lined up early. At this price, talk with a lender about jumbo loan options, down payment and rate choices now, not the week homesites are released.
- Bring your own agent on your very first visit to the sales office. Tri Pointe's fine print says a broker or agent must register you in person on your first visit to the community. Ask the builder how agent pay works for your purchase before you sign.
- Budget beyond the base price. Add lot premiums, design center upgrades, landscaping, window coverings and the $184 a month in HOA dues.
- Compare with resale. Look at recent single-story sales in west Summerlin so you know what the same money buys in a finished home.
When you do visit, go in with a short list of questions. Builders are used to them, and the answers will tell you a lot:
- What are the lot premiums in the first release, and which homesites have protected views?
- What is included in the base price, and what does a typical buyer spend at the design center?
- Does the price include front or back yard landscaping? Tri Pointe's general fine print says homes do not come with hardscape or landscape unless it is stated.
- What incentives are offered right now, and do they require using Tri Pointe Connect?
- What is the estimated build time from contract to closing?
- What will the property tax bill look like once the home and land are fully assessed?
- What is the home warranty, and who handles warranty calls?
Write down the answers and the name of the person who gave them. Then ask for anything important in writing before you sign a purchase agreement. Builder contracts are written by the builder, so read them slowly and ask questions about deposits, deadlines and what happens if your financing falls through.
If you already own in Summerlin and are thinking about moving into a single-story home, the timing of your sale matters. With a grand opening expected in early 2027 and build times after that, you have time to plan how selling and buying will line up.
