KB itself says its website prices are updated periodically or weekly, not daily, so the sales office price can be different. Always work from a dated price sheet.

What comes with a KB home, and how does the Design Studio work?

With a built to order KB home, most of the choices are yours, and so is the bill for them. That all happens at the Design Studio.

  • Where: the Las Vegas Design Studio is at 5795 Badura Ave. #150, Las Vegas, NV 89118, open by appointment daily, 8:00 AM to 6:00 PM.
  • What you choose: flooring, countertops, cabinets, lighting, and appliances, from brands KB names such as Moen and Shaw.
  • How it works: a live video call first, then a video appointment with your design consultant, then an in-person studio visit to review every choice before building starts.
  • Cost: KB says many choices are included at no extra cost, and that upgrades can in most cases be financed in your home loan. Financed upgrades still raise your payment.
  • Move-in ready homes: KB says these come with designer-selected upgrades, many included at no additional cost.
  • Energy: KB says its homes are designed to be ENERGY STAR certified, but its fine print says it cannot guarantee that in every case. No KB Las Vegas community page mentions solar.

Set a design budget before your first studio visit, and ask for the price of each choice in writing.

What warranty does KB Home give?

KB says every KB home comes with a 10-year limited warranty.

Structure: Foundation, roof framing systems, and framing
Mechanical systems: Plumbing, electrical, and HVAC
Workmanship and materials: Covered
If you sell: Coverage transfers to the next owner if you sell within 10 years
Las Vegas warranty contact: 702-266-8500, lvcs@kbhome.com

KB notes that warranties can vary slightly from state to state, and it does not publish how many years each part is covered. Ask for the Nevada warranty document before you sign so you can see the exact terms.

Does KB Home offer incentives in Las Vegas?

KB often runs limited-time offers, often tied to its own lender, KBHS Home Loans. Offers change often and can end any time, so ask which ones are live when you visit.

  • The lender: KBHS Home Loans, LLC, NMLS 1542802. KB says KB Home and KBHS share common ownership, and you are not required to use KBHS.
  • What to ask: which offers apply to the home and lot you want, whether you must finance and close with KBHS to get them, and whether the rate is fixed or adjustable.
  • Get it in writing. Ask for the offer terms and the end date on paper before you sign.

It is worth getting a quote from an outside lender too, so you can compare the whole deal. I keep notes on lot premiums and builder pricing that help with that math.

How does buying a KB home work?

You can buy a KB home two ways: build to order, or buy a move-in ready home that is already built or underway.

  1. Visit with your agent. KB requires your agent to come with you on the first visit, with a signed buyer-broker agreement.
  2. Pick a floor plan, then a lot. KB says you select the plan and the lot separately, and some plans do not fit on some lots.
  3. Make your offer. KB says the purchase agreement is not binding until its division Sales Director accepts it.
  4. Design Studio. Choose your finishes with a design consultant.
  5. Construction. KB lists pre-construction and pre-drywall meetings and weekly update calls from your construction superintendent. KB says personalized homes are typically delivered in 4 to 5 months, and that current time frames may be longer than first expected.
  6. Orientation and closing. KB holds an orientation meeting on your new home, then you close.

KB does not publish its deposit amounts online. Ask the sales office for them in writing, along with what happens to the deposit if your loan falls through.

What should you know before buying from KB Home?

KB is open about most of these in its own fine print. They are still easy to miss on a busy model tour.

  • Homesite premiums. KB says many communities may have a premium on every available lot, and $0 premium lots often sell out quickly.
  • The base price is the base plan. Options, upgrades, upgraded elevations, homesite premiums, and association fees are extra.
  • HOA amounts are not posted. KB lists no HOA dues on its Las Vegas pages. Ask for the monthly amount, and in Summerlin ask about any SID payment too.
  • Three stories means stairs. Chelsea Commons, Avenues at Meriden, and Peaks at Meriden are three-story plans. Walk the stairs in the model before you commit.
  • Check the garage. Liberty at Meriden homes have 1-car garages.
  • Closeouts. Briscoe and Gardens at Inspirada are marked last chance, Landings at Inspirada and Reserves at Alton are marked final opportunity, and Lynora and Reserves at Aven are selling move-in ready homes. Choice is limited there.
  • Website prices lag. KB says its website prices are updated periodically or weekly, not daily. Get a dated price sheet.
  • Read any offer closely. KB offers are often tied to its own lender and can end any time. Ask for the terms in writing.

Why bring your own agent to a KB Home model?

The sales counselor at a KB model works for KB. Their job is to sell KB homes at KB's price.

With KB you are comparing plans, lots with different premiums, a long list of Design Studio choices, and offers often tied to KB's own lender. I can help you line all that up. The catch is timing. KB requires your agent at your first visit with a signed buyer-broker agreement, so call before you walk in. Here is what having your own agent actually changes.
