Checked on lennar.com on October 16, 2026. "Starts from" is the lowest base plan price Lennar publishes for that neighborhood. Prices are as of October 16, 2026, change with every release, and some plans start higher. Lennar's own headline price can be lower when a move-in ready home is discounted. "Attached" is what Lennar labels multi-family. Coming soon: Leighton Echo and Leighton Elio in Cadence (from $400K), Montclair Ridges in the southwest (from $500K), Westridge Enclave and Westridge Square in Southern Highlands (from $700K), Aurora Estates (from $1M), Cimarron Estates, and new collections at Nova at Grace, Meridian, and The Preserve with no price yet. Sold out: Riviera Vista at Lake Las Vegas, Midtown Accent and Preston Terrace in Cadence, and Landmark and Founders Village II at Black Mountain Ranch.

What is Lennar known for in Las Vegas?
Lennar builds a wide range here, from 1,014 square foot attached homes to Next Gen homes over 5,000 square feet. Three things stand out in what Lennar publishes: features included in the price, Next Gen plans, and a family of in-house companies.
- Everything's Included. Lennar says it includes "the most desired home features at no extra cost," and that features vary by community and homesite.
- Next Gen homes. Lennar describes these as homes with an attached private suite that has its own entrance, kitchenette, living room, bedroom, and bathroom. 17 of the 43 neighborhoods offer one.
- RV garage plans. Some plans carry an RV garage, at Alia Village and Alia Estates in Sunstone, The Estates, and Hills at Lago Del Sol.
- In-house services. Lennar's Las Vegas plan pages list Lennar Mortgage, Lennar Title, and Lennar Insurance Agency, plus a partnership with Opendoor if you need to sell your current home.
- One brand. In Las Vegas, Lennar sells under the Lennar name only.

Lennar also lists move-in ready homes, and during sales some are priced below the base plan. Ask for the price on the exact home and lot.
What comes standard in a Lennar home?
Lennar's Everything's Included list changes by community and homesite, so read the list for the plan you want. Here is what Lennar lists for the Jan plan at Pebble Grove as one Las Vegas example.
- Kitchen: stainless steel GE appliances, including the refrigerator, gas range, microwave, and dishwasher, plus 2-cm quartz countertops.
- Laundry: a GE Profile ENERGY STAR washer and a gas dryer.
- Inside: LED lights throughout, a programmable thermostat, carpet, and vinyl flooring in wet areas.
- Outside: a tankless water heater, pavers in the driveway and walkways, front yard landscaping per plan, and Low-E windows.
- Tech: a Ring doorbell, a Schlage smart lock, CAT 6 ethernet, and a 50-amp EV charger prewire in the garage.
Lennar adds that you should check with your New Home Consultant and your purchase agreement for the actual features in your home. The agreement is what counts.
What warranty does Lennar give in Las Vegas?
Lennar publishes a 1-2-10 limited warranty.
| Length | What Lennar says it covers |
|---|---|
| 1 year | Workmanship, "construction quality and finish" |
| 2 years | "Electrical, plumbing and mechanical systems" |
| 10 years | Structure, "load-bearing elements and structural integrity" |
From Lennar's warranty page, checked October 16, 2026. Lennar says the warranty is shorter in Colorado and Utah, and that the length and scope can vary by location and type of home. The written warranty in your purchase agreement controls.
A builder warranty is not the same thing as a home warranty plan. I explain the difference in builder warranty vs home warranty.
What offers does Lennar run, and who is its lender?
Lennar's lender is Lennar Mortgage, LLC. Lennar often runs limited-time offers in Las Vegas, often tied to Lennar Mortgage.
Offers like these change often and can end at any time, so ask Lennar which offers are live and get the terms in writing on the exact home. Lennar also notes that its Home of the Week homes may qualify for extra incentives. Compare any offer to an outside lender's quote on the same terms. I walk through how to do that in using a builder's preferred lender.
How does buying a Lennar home work?
You can buy a home that is already built or under construction, or pick a plan and lot. On October 16, 2026, Lennar listed 56 move-in ready homes in its Las Vegas search.
- Register your agent first. Lennar's Broker Participation Policy says your agent must be registered at your first contact with Lennar, and must come with you on your first visit or first self-guided tour. Booking a tour on Lennar's website is not a registration.
- Pick a home or a plan and lot. Move-in ready homes have a set price. For a to-be-built home, ask whether the lot adds to the price.
- Sign the purchase agreement. Lennar's guide says the deposit, also called earnest money, is paid by personal check, cashier's check, or money order, and is typically nonrefundable once the agreement is signed unless the agreement says otherwise.
- Get financing. Lennar's financing offers are often tied to its own lender, Lennar Mortgage. Ask which offers are live and what they require.
- Close. Lennar's guide says the closing date in the agreement is only an estimate.
Before you write a check, read how earnest money works on new construction.
What should you know before buying from Lennar?
A few things catch Lennar buyers off guard.
- Know which price you are seeing. A Lennar "From" price can be a discounted move-in ready home. The base plan may cost more.
- Register your agent at the first contact. That includes a chat or phone call, not just a model visit.
- Check the home type. Six of the seven Lennar neighborhoods that start under $400,000 are attached homes, which Lennar labels multi-family.
- Read the included features for your plan. The list varies by community and homesite.
- Ask for the HOA. Lennar shows an approximate HOA on each plan page. At Pebble Grove it shows about $130 a month. Other communities differ.
- Ask which offers are live. Lennar often runs limited-time offers, often tied to Lennar Mortgage, and they can end at any time.
- Some neighborhoods are closing out. Lennar marks The Henry Two Stories as last chance, and five neighborhoods are sold out.

Why bring your own agent to a Lennar model?
The New Home Consultant at a Lennar model works for Lennar. Lennar's own guide says so.
With 43 Lennar neighborhoods and several other builders in the same areas, it helps to have someone on your side who lines up prices, HOAs, offers, and lots for you. Lennar's Broker Participation Policy is how a buyer's agent gets paid by Lennar, so having one does not have to cost you anything, as long as its rules are met. Lennar's rule is strict: your agent has to be registered at your first contact and with you on your first visit. Here is what having your own agent actually changes.
