PulteGroup builds in Clark County under three brands. Pulte Homes builds for all ages, Del Webb builds 55 and better communities, and AmericanWest Homes sells two southwest neighborhoods. As of October 16, 2026, 19 neighborhoods are selling: one in Summerlin, nine in southwest Las Vegas, five in Pulte's new Aries master plan in Henderson, two at Lake Las Vegas, and two in Mesquite. Starting prices run from $375,990 for a Dalea townhome at Aries to $965,990 at Daylight in the southwest. Del Webb at Lake Las Vegas starts at $434,990. The one tip: many Pulte rate offers only work with Pulte Mortgage, so compare that offer with your own lender before you sign.

What to know first

  1. Most Pulte building is in the southwest valley. Nine of the 19 neighborhoods are in ZIPs 89113, 89118, 89139, and 89141.
  2. Aries is the newest. Pulte opened this Henderson master plan in September 2026, and five Pulte neighborhoods are selling there from $375,990.
  3. Del Webb is age restricted. Del Webb at Lake Las Vegas and Sun City Mesquite are 55 and better communities with single-story homes.
  4. In Summerlin, Pulte has one neighborhood selling, Brantley in Grand Park, from $879,990. Glass Canyon is listed as coming soon.
  5. Six southwest neighborhoods have three-story plans. Ask for the one and two-story plans first if stairs matter.
  6. Pulte often runs limited-time offers, often tied to its own lender, Pulte Mortgage. Ask which ones are live when you visit, and compare them with your own lender.

What is Pulte and Del Webb known for in Las Vegas?

PulteGroup sells three brands in Clark County. They share one parent company, but they build for different buyers.

Pulte Homes: All ages. 15 neighborhoods in Summerlin, the southwest valley, Aries, Lake Las Vegas, and Mesquite, from townhomes to homes over 4,900 square feet.
Del Webb: 55 and better. Del Webb at Lake Las Vegas, gated, with a clubhouse, fitness center, pools, and pickleball. Sun City Mesquite, around Conestoga Golf Club. Single-story homes in both.
AmericanWest Homes: A PulteGroup brand. Two southwest neighborhoods, Wesley Park and Quinn Canyon, both down to their final homes.
Parent company: PulteGroup, Inc. Its Las Vegas division president, Ryan Breen, opened Aries in September 2026.

Pulte's floor plans use what it calls Life Tested Home Designs, features it says come from homeowner feedback. Examples it names are the Owner's Retreat, a Pulte Planning Center, a Super Laundry, an Everyday Entry, and an oversized pantry. Not every plan has every feature, so check the plan you like.

Most Pulte homes in the valley are single family. The two townhome neighborhoods are Dalea at Aries and Westlight at Lake Las Vegas, both two-story, 1,665 to 1,900 square feet. For single-story living, look at Desert Mesa, Sundale, and Oasis Canyon at Aries, Suntero in Mesquite, and both Del Webb communities. Brantley, Daylight, and Rainbow Crossing Luxury also have one-story plans.

What comes with a Pulte or Del Webb home?

Pulte publishes its design approach and build process. It does not publish one standard feature list for Las Vegas, so ask for the included features sheet at each neighborhood.

  • Life Tested Home Designs: plan features Pulte says come from homeowner feedback, like the Owner's Retreat, Planning Center, and Super Laundry.
  • Build Quality Experience: your Pulte construction manager meets with you four times, including a walk-through before drywall to show the systems that will be closed into the walls.
  • Inspections: Pulte says several steps include inspections of the foundation, frame, and mechanical systems.
  • Smart home: Dalea at Aries plans list a Nest doorbell and thermostat. Confirm what is included at other neighborhoods.
  • Energy score: each plan page shows a HERS energy score. Ask what the score is for the plan you like.
  • Design center: Pulte refers buyers to a Pulte Design Center. Ask where it is and what is included in the base price before your appointment.

Rainbow Crossing Luxury lists a fiber network with up to gigabit internet speeds. Del Webb at Lake Las Vegas lists a clubhouse with fitness center, pools, pickleball and bocce courts, a spa, and clubs and classes.

What warranty do Pulte and Del Webb homes come with?

Pulte and Del Webb both publish a 10-year limited warranty, and it transfers to a later owner during the coverage period.

Coverage What it covers
1 year Materials and workmanship
2 years Plumbing, electrical, heating, air conditioning, and other mechanical systems
5 years Certain types of water infiltration and internal leaks
10 years Structural elements: footings, load-bearing walls, beams, girders, trusses, rafters, columns, lintels, posts, structural fasteners, subfloors, and roof sheathing

From Pulte's and Del Webb's national warranty book and warranty pages, checked October 16, 2026. Terms, conditions, and exclusions apply. Ask for the warranty for your home with your contract.

For how builder warranties work in Nevada, see Nevada's 1, 2, 10 warranty law.

What offers are Pulte and Del Webb running right now?

Pulte often runs limited-time offers, often tied to its own lender, Pulte Mortgage. Ask which ones are live when you visit, and get the current offer in writing.

  • Quick move-in markdowns: many quick move-in homes show a sale price with savings. For example, on October 16, 2026, one Del Webb at Lake Las Vegas home showed $636,341, down from $786,341.

Pulte's lender is Pulte Mortgage LLC. Pulte says you do not have to use it to buy a home, but you do have to use it to get its rate offers. Compare the total cost with your own lender before you choose. Here is how a builder's preferred lender works.

What should you know before buying a Pulte or Del Webb home?

A few things are specific to Pulte, Del Webb, and AmericanWest in Clark County right now.

  • Read the Del Webb age rule. Del Webb says at least one person in the household must be 55 or older, unless the community's CC&Rs say differently, and at least 80% of households must have someone 55 or older. Visits from children under 19 are limited, usually 60 to 90 days a year, per the CC&Rs. Read the rules for your community.
  • Watch for stairs. Paldona, Cordora, Quinn Canyon, Delamar, Hayford Collection, and Wesley Park have three-story plans.
  • Some neighborhoods are closing out. Wesley Park shows one home left, Quinn Canyon shows its final homes, and Hayford Collection is selling its model.
  • Ask for the HOA amount. Pulte's payment estimates do not include HOA dues, and the neighborhood pages do not list them.
  • Aries is just starting. Five neighborhoods opened in September 2026 out of 24 planned, so expect construction nearby.
  • Do the rate math. A rate offer uses incentives you could also put toward price or closing costs. Ask for both versions.

Why bring your own agent to a Pulte or Del Webb model?

The sales team at a Pulte or Del Webb model works for Pulte. Their job is to sell Pulte homes at Pulte's price, with Pulte's lender.

With 19 neighborhoods, three brands, and a rate offer tied to Pulte Mortgage, there is a lot to line up. I can compare an Aries home with a southwest home, check the HOA and age rules, and run the rate offer against a price cut. It costs you nothing, because the builder pays the buyer agent commission either way. Bring your agent on your first visit. Here is what having your own agent actually changes.
