These stand for Special Improvement District and Local Improvement District, and they represent additional annual assessments that fund infrastructure in newer communities. Understanding them before you make an offer is essential to building an accurate picture of your true housing costs.

Think of it as a financing mechanism for community infrastructure. The fees appear on your property tax bill as a separate line item, and they are mandatory for homes within the district boundaries. They are not optional, and they are not negotiable once established.

Importantly, SID and LID fees are separate from HOA fees. Your HOA covers community maintenance, amenities, and governance. Your SID or LID assessment covers the repayment of infrastructure bonds. Many buyers mistakenly assume these are included in their HOA dues, and the surprise of an additional $500 to $3,000 per year can throw off a carefully planned budget.

Which Summerlin Areas Have Active SID/LID Fees

The general rule is straightforward: newer areas are more likely to have active SID and LID assessments, while older areas have mostly paid theirs off. In Summerlin, the western expansion communities carry the highest likelihood of active assessments.

Communities in Summerlin West, including Stonebridge, Kestrel, and Grand Park, are among those where buyers should expect active SID or LID fees. These villages feature new construction and recently completed infrastructure, meaning the repayment clock started relatively recently.

By contrast, Summerlin's older villages like The Pueblo, The Hills, and The Arbors have largely completed their assessment terms. Homes in these areas may have no SID or LID fees at all, which is one reason their total carrying costs sometimes look more favorable than newer communities despite lower purchase prices. Buyers comparing the cost of living in Summerlin across different villages should factor this in.

How to Find Out Before You Buy

Every buyer should verify whether a property has active SID or LID assessments before submitting an offer. This information is available through the Clark County Assessor's office and should be disclosed during the transaction process. Your agent should pull this data as part of the due diligence phase.

When evaluating a home's total monthly cost, add the annual SID/LID amount to your property taxes, HOA fees, and homeowner's insurance. A home with a $2,500 annual SID assessment adds roughly $208 per month to your carrying costs on top of everything else. That can be the difference between a comfortable payment and a stretched budget.

While nobody enjoys paying extra assessments, there is an upside worth noting. SID and LID fees have a defined end date.
