Signature Homes is a privately held Las Vegas builder. Richard and Wendy Plaster started it in 1978 as Plaster Development Company, and it says it has built over 13,000 homes, condos, and apartments. As of October 16, 2026, it lists three communities selling. Paradise Trails in central Las Vegas has two-story homes from $436,990. Royal Ridge Estates in the southwest valley and Signature Estates in Henderson sell the same large single-story plans, from $1,179,990 and $1,309,990. Solar is listed as a standard feature at all three. Serene Pointe is coming soon. Register your own agent in person on your first visit to each community.

What to know first

  1. Signature lists just three communities selling, so the choice is simple: two-story homes at Paradise Trails, or large single-story homes at Royal Ridge Estates or Signature Estates.
  2. Paradise Trails is the lowest price, from $436,990 for the 1,845 square foot Eldorado plan. Its smallest plan, the Cantina, is sold out.
  3. The same single-story plans cost less in the southwest. The Quartet starts at $1,179,990 at Royal Ridge Estates and $1,309,990 at Signature Estates in Henderson.
  4. Solar is a standard feature at all three communities. Only the coming-soon Serene Pointe page says the solar is owned, so ask whether it is owned or leased.
  5. Paradise Trails has a Home Attainability Program with state down payment help and builder incentives. Income limits and other rules apply, so ask which offers are live and get the terms in writing.
  6. Signature says your agent must register you in person on your first visit to each community.

From each community page at signaturehomes.com, as of October 16, 2026. Base plan prices. Prices change with every release, and some plans start higher. The Paradise Trails Cantina plan is sold out.

The spread comes from product and location. Paradise Trails homes are two-story with 2-car garages. The Symphony homes are single-story, from 3,675 square feet, on estate-sized lots. The same Quartet plan starts $130,000 higher in Henderson than at Royal Ridge Estates. Signature does not publish lot premiums, so ask about them on the exact lot.

What comes with a Signature home?

Each community page lists its own standard features. The lists are longest in the Symphony Collection.

  • Paradise Trails: solar, stainless steel appliances, touchless kitchen faucets, a tankless water heater, quartz kitchen countertops, and a smart home package.
  • Royal Ridge Estates and Signature Estates: solar, 10 to 12 foot ceilings, 8 foot doors, a 48 inch 8-burner range with double oven, quartz countertops, soft-close cabinets, Moen fixtures, a tankless water heater, an electric vehicle outlet, and 3 covered patios. Signature Estates also lists a 60 inch built-in refrigerator and a smart electrical panel.
  • Design center: Builders Design Group, the design center for Signature Homes, at 7570 Dean Martin Drive in Las Vegas. Signature says buyers can add premium options there.
  • Options at the Symphony homes: multi-gen suites, a wet bar or prep kitchen, a spa bath, courtyard walls, and an RV garage.

Signature lists solar as a standard feature. Before you count on the savings, ask whether the system is owned or leased and how big it is. My guide to solar on new Las Vegas homes covers what to ask.

What incentives is Signature offering in Las Vegas?

Signature often runs limited-time offers, and the main one right now is at Paradise Trails. Offers change, so ask which ones are live.

Home Attainability Program: At Paradise Trails only. Signature says it combines state down payment help, from Nevada's AB 540 housing program, with builder incentives. Household income limits and other rules apply.
Lender: Signature says it is not a lender. Its Paradise Trails page refers to its preferred lender, and a UNLV notice about the program named New American Funding as the lender.
Royal Ridge and Signature Estates: No offer published on those pages. Ask.

Ask the sales team which offers are live, who qualifies, what they are worth on your home, and whether they require a certain lender. Get the answers in writing. If you are new to this, read about down payment assistance in Las Vegas and how builder preferred lenders work.

How does buying from Signature work?

Signature publishes only a few process details on its site, so here is what it does say, and what to ask.

  • Register your agent on day one. Signature says an agent must register the buyer in person on the buyer's first visit to each community.
  • Tours. The Paradise Trails sales office is at 2461 Sidecar Drive, open daily 10 AM to 5 PM, with walk-ins welcome. Private showings can be booked online for all three communities.
  • Royal Ridge models are in Henderson. Signature shows the Royal Ridge Estates plans at its model homes at Signature Estates, on Jessup and Richmar.
  • Interest lists. Each community page has an interest list, including Serene Pointe, which is coming soon.

Signature does not publish its deposit amounts or build times. Ask what is due at contract and at each step, what is refundable, and when the home should be done.

What should you know before buying a Signature home?

A few things are worth checking before you sign with Signature.

  • Yard work may be on you. Signature's pages say homes are sold without hardscape or landscape unless stated. Ask what the front and back yards will look like at closing, and budget for it.
  • Get the warranty in writing. Signature does not publish warranty terms on its website. Ask for the warranty booklet before you sign. Here is how a builder warranty differs from a home warranty.
  • Ask about the HOA. Signature does not publish HOA dues for its communities.
  • Check the price on the community page. Signature's homepage and community pages do not always match on price and size. The community page plan prices are the ones used here.
  • Program rules at Paradise Trails. The attainability program has income limits and other rules. Confirm you qualify before you plan around it.
  • Square footage is approximate. Signature says its sizes should not be relied on as exact, and the Symphony plans are listed as 4,500+ or 4,300+ square feet at the top end.

Why bring your own agent to a Signature model home?

Signature's sales advisors are licensed, but they work for Signature. Their job is to sell Signature homes at Signature's price.

I can help you compare a Signature home with the Richmond American or Lennar home nearby, and ask about the solar, the yard, the HOA, and the offers for you. Signature requires your agent to register you in person on your first visit, so bring me along from the start. Here is what having your own agent actually changes.
