D.R. Horton says it is the largest homebuilder in the United States by homes closed, in its Form 10-K for the fiscal year ended September 30, 2025. As of October 16, 2026, its site shows 18 communities selling in Clark County. Eleven are in North Las Vegas, including nine phases in Heartland at Tule Springs, plus Tropical Falls and Serenity at Aliante. Five are in Henderson, four of them in Symmetry at Cadence. One is in the southwest valley and one is near central Las Vegas. Published starts run from $311,990 for a townhome at Alpine Trails to $768,990 for a six bedroom home at Heartland Summit. Every D.R. Horton home includes its smart home package. Ask for a dated price sheet, because the builder shows more than one price for the same community.

What to know first

  1. North Las Vegas is the center of D.R. Horton's Las Vegas building. Eleven of its 18 selling communities are there, and nine are phases of Heartland at Tule Springs.
  2. In Henderson, D.R. Horton sells four neighborhoods at Symmetry in Cadence. The Cadence developer says there are no SID or LID fees there.
  3. D.R. Horton shows prices three ways: a range like "from the $597s", an exact header price, and a price on each floor plan. They do not always match, so ask for a dated price sheet.
  4. Garage size moves the price. The same Heartland Manor plans start at $600,990 with a 3-car garage and $633,990 with a 4-car garage.
  5. DHI Mortgage is D.R. Horton's affiliated lender. You do not have to use it to buy, but you do to get its advertised rate.
  6. Bring your own agent on your first visit to a D.R. Horton model. The sales team works for the builder.

Published starts run from $311,990 at Alpine Trails to $768,990 at Heartland Summit Phase IV 4-Car. The highest single floor plan price is in the $873s, for the 4,418 square foot plan in that same community.

A single-story home Serenity, Heartland Grove, Symmetry Manor, Heartland Manor $504,990
A 4-car garage Heartland Manor Phase IV 4-Car, Heartland Summit Phase IV 4-Car $633,990
Six bedrooms Heartland Summit Phase V and Phase IV 4-Car $720,990

Prices as of October 16, 2026, from D.R. Horton community pages. Prices change with every release, and some plans start higher. Serenity has both one and two-story plans.

Three things move the price the most. First is the home type, since a 1,309 square foot townhome and a six bedroom, 4,418 square foot home are different products. Second is the garage. The same Heartland Manor plans start at $600,990 with a 3-car garage and $633,990 with a 4-car garage, and Heartland Summit goes from $720,990 to $768,990. Third is the exact home. D.R. Horton's community price and its floor plan prices often differ. At Symmetry Trails, the community shows $319,990 while the two floor plans show the $337s and the $367s.

What comes standard in a D.R. Horton home?

D.R. Horton publishes a short list of what is included, and the smart home package is the biggest piece. Here is what its Las Vegas pages show.

  • Smart home in every home. A Qolsys touchscreen panel, Alarm.com app, Honeywell Z-Wave thermostat, Kwikset Z-Wave door lock, a smart switch, and an Alarm.com video doorbell. D.R. Horton may swap in other products.
  • Stainless steel appliances. Listed at most Las Vegas communities. Heartland Cottages, Bay, and Grove name stainless Whirlpool appliances, quartz countertops, and soft-close cabinets.
  • EV charging outlet. Listed at Alpine Trails, Tropical Falls, and most Heartland phases.
  • Washer, dryer, and blinds. Listed as included at Alpine Trails.
  • Covered patios. Named at Symmetry Manor and Heartland Manor.

D.R. Horton does not publish a Las Vegas design center program or a solar package on its pages, so ask the sales team what is included on the exact home and what costs extra.

What warranty does D.R. Horton give in Las Vegas?

D.R. Horton's annual report says it typically gives buyers a 1 year warranty on construction, a 2 year warranty on major systems, and a 10 year warranty on major structural defects.

Year 1: Other construction parts, as listed in the warranty standards
Years 1 and 2: Specified heating, cooling, ventilation, electrical, and plumbing systems
Years 1 to 10: Major structural defects. D.R. Horton handles years 1 and 2, and the insurer handles years 3 to 10, through Residential Warranty Company
Appliances: Covered by the maker's own warranty, not this one
If you sell: The warranty passes to the next owner during the 10 year term

Those terms come from the warranty book D.R. Horton links on its site. Ask for the exact warranty that comes with your contract before you sign. I explain the difference between this and a home warranty plan in builder warranty vs home warranty.

What offers is D.R. Horton running in Las Vegas?

These are the dated offers on D.R. Horton's Las Vegas pages as of October 16, 2026. Builders change offers often, and any of these can end at any time.

  • DHI Mortgage 5/1 ARM. A 3.875% starting rate on an FHA ARM (6.048% APR) or a VA ARM (5.662% APR), on certain homes that contract on or after September 6, 2026 and close by December 15, 2026. The rate is fixed for 5 years, then can adjust each year, up to 8.875%.
  • Home of the Brave. Up to $1,500 toward closing costs and options for military, veterans, police, firefighters, healthcare workers, and educators who contract in 2026. Works with any lender, but cannot be combined with other offers.
  • Short-term offers. D.R. Horton often runs limited-time offers, often tied to its own lender, DHI Mortgage. Ask the sales team which ones are live when you visit.

D.R. Horton's lender is DHI Mortgage, an affiliate with a branch in Henderson. D.R. Horton says you do not have to finance with DHI Mortgage to buy, but you must use it to get the advertised rate. Get a quote from an outside lender too. I cover how that choice works in using the builder's preferred lender.

What should you know before buying a D.R. Horton home?

A few things catch D.R. Horton buyers off guard in Las Vegas.

  • Get one dated price. The community list, the community page, and the floor plans can show three different numbers for the same place.
  • Phases sell out fast. Symmetry Summit Phase II and Bonita Estates are sold out, and Alpine Trails and Heartland Falls 3 Car are down to final opportunities.
  • Ask for the HOA amount. D.R. Horton lists an HOA at most communities but does not publish the monthly amount.
  • Check for an SID. Cadence says it has no SID or LID fees. For Heartland, Serenity, Tropical Falls, and the others, ask for the parcel's property tax bill before you sign.
  • Read the rate terms. The advertised DHI Mortgage rate is an adjustable rate loan that can change after year 5.
  • Compare the same plan in two places. D.R. Horton uses the same floor plans in Heartland and Symmetry. Compare garage, gate, HOA, and price, not just the plan.
  • Confirm schools with CCSD. The schools on D.R. Horton's pages are listed as nearby, not zoned.

Why bring your own agent to a D.R. Horton model home?

The friendly person at the sales desk works for D.R. Horton. Their job is to sell D.R. Horton's homes at D.R. Horton's price.

With D.R. Horton you might be choosing between two phases with the same plans, a 3-car or 4-car garage, a DHI Mortgage rate or an outside loan, and three different published prices. Having someone on your side to line those up costs you nothing, because the builder pays the buyer agent commission either way. Bring me along from your very first visit, so there is no question about who your agent is. Here is what having your own agent actually changes.
