- Service: warranty requests go through StoryBook customer service or the Toll Brothers homeowner portal linked on its site.
StoryBook does not list a 2-year coverage period, so ask what the Warranty Guide covers after year one. Here is how new home warranties work in Nevada.
What incentives is StoryBook offering in Las Vegas?
StoryBook often runs limited-time offers that vary by community. They change often, so ask which offers are live.
Preferred lender: Toll Brothers Mortgage Company. StoryBook's community pages link to it and to a Toll Brothers home buyer questionnaire.

Fine print: StoryBook says offers, incentives, and seller contributions vary by community and are subject to terms.
Ask the sales team which offers are live, which homes they apply to, and whether they require the preferred lender. Get the answers in writing. Before you pick a lender, read my notes on builder preferred lenders.
How does buying from StoryBook work?
StoryBook lists what it needs before you sign a Purchase Agreement.
- Visit the community with your agent and register together on that first visit.
- Pick your home site.
- Get a mortgage preapproval. StoryBook lists one from its preferred lender among the items it requires or requests. Cash buyers show proof of funds.
- Bring a cashier's check for the earnest money.
- Sign the Purchase Agreement. StoryBook says to allow up to an hour, and your agent should come with you.
StoryBook does not publish its earnest money amount or how long a home takes to build. Its quick move-in homes show a ready month, from October 2026 to January 2027 right now. Virtual appointments are also available.
What should you know before buying a StoryBook home?
A few things are worth checking before you sign with StoryBook.
- Register at every community. StoryBook says agent registration is not a blanket registration. Your agent must come with you on the first visit to each community.
- The headline price can be a quick move-in price. Parkhill Crest's headline price is for a quick move-in home. The lowest floor plan there starts at $349,990.
- Two communities only price move-in homes. At Wellston Ridge and Ivyleaf Square, only quick move-in homes show a price.
- Ask about the HOA. StoryBook does not publish HOA dues for any community. It does say none of its communities have SIDs or LIDs.
- Most plans are two stories. The only single-story plan is the Redbrook at Iron Pointe.
- Square footage varies by source. StoryBook's plan details and page text list slightly different sizes for the same community in places.
