How to Negotiate with Las Vegas Home Builders
Every major Las Vegas home builder will offer you a strong incentive to use their in-house or affiliated lender, and the dollar amounts are real. Richmond American has offered up to $30,000 in closing cost credits. DR Horton, Lennar, and KB Home routinely promote rate buydowns to 3.99% or lower through their preferred lenders. But the right answer for you depends entirely on whether that incentive actually saves you more money than it costs over the life of the loan.
What Builders Are Really Offering
Builder-affiliated lenders serve two purposes for the builder: they generate profit through the lending operation, and they give the builder more control over the transaction timeline. When the builder's lender is processing your loan, the builder knows exactly where you stand in underwriting, which reduces the risk of the sale falling through. That certainty is valuable to the builder, and the closing cost credits are how they share part of that value with buyers.
The incentives are structured in ways that make comparison shopping feel unnecessary. A $20,000 closing cost credit is significant and immediately visible. The rate you lock, on the other hand, affects your payment for the next 360 months but is easy to underestimate. In 2026, with rates between 5.9% and 6.15%, even a quarter-point difference on a $500,000 loan equals roughly $80 per month, or nearly $29,000 over 30 years. That quickly exceeds many credit offers.
When Using the Builder's Lender Makes Sense
There are situations where the builder's preferred lender is genuinely the right choice. When a builder is offering a true rate buydown, such as Toll Brothers' 2/1 buydown at 3.375% in Year 1, or Taylor Morrison's tiered buydown starting at 2.99%, those rates are being subsidized by the builder and cannot be matched by outside lenders. In those cases, using the preferred lender is clearly the better financial decision.
The builder's lender also tends to be more familiar with the builder's closing process and inspection schedule, which can reduce friction during the final weeks of a transaction. For buyers who want a smooth, predictable close without having to manage coordination between an outside lender and the builder's construction team, the preferred lender offers an easier experience.
When You Should Shop Outside
If the incentive is primarily a closing cost credit rather than a rate buydown, the comparison becomes closer and often favors the outside lender. A $10,000 closing cost credit at a rate that is 0.375% higher than what you could get elsewhere will cost you the equivalent of that credit within roughly 10 years and continue costing you money for the remaining two decades of the loan.
You should always get a Loan Estimate from at least one outside lender before committing to the builder's preferred lender. This is your legal right and takes less than 24 hours with most mortgage brokers. The Loan Estimate provides an apples-to-apples comparison of rate, fees, and total cost that makes the decision clear.
