We confirmed ten neighborhoods selling new homes in Centennial Hills right now, from attached homes under $400,000 in Sunstone to single-story estate homes past $1 million. Here is each one, and what to check before you visit a model.
Centennial Hills is an established area in northwest Las Vegas, centered on the US-95 and 215 Beltway interchange. It has no single master plan or master HOA. As of October 9, 2026, the builders' own sites show 10 neighborhoods selling new homes here. Most are in Sunstone, a separate master plan next to Skye Canyon, where Lennar, Shea's Trilogy, and Woodside are building. The rest are stand-alone neighborhoods on bigger lots by Toll Brothers and Lennar in 89131 and 89149. Starting prices run from $383,990 for Lennar's Axel at Sunstone to $1,094,990 at Lennar's The Estates. The tip: every neighborhood has its own HOA, and builders do not publish the amounts, so ask for them before you fall in love with a model.
What to know first
- Sunstone is where most of the building is. Eight of the 10 selling neighborhoods are there, at US-95 and Skye Canyon Park Drive.
- Sunstone is not Skye Canyon. They sit side by side off US-95, but they are different master plans with different HOAs, so confirm which one a lot is in.
- There is no master HOA for Centennial Hills. Each neighborhood sets its own fee, and none of the builder pages we checked publish it.
- Trilogy Sunstone by Shea is a gated 55+ community, with homes from $399,990 and a 15,000 square foot club.
- Want RV parking or a big single-story lot? Look at Toll Brothers' Elkhorn Grove in 89131 and Lennar's The Estates in 89149.
- Skye Summit is coming, not selling. KB Home plans to open Vertice at Skye Summit for sale in early 2027.

Where in Centennial Hills are new homes going up?
Most of it is in Sunstone, off US-95 at Skye Canyon Park Drive. The rest is a few stand-alone neighborhoods on bigger lots in 89131 and 89149. Skye Summit, to the west of Providence, is the next big one, but it is not selling yet.

Developer: Olympia Companies, approved for about 3,500 homes on about 505 acres
Where: north side of Tropical Parkway, west of the 215 Beltway
First builder: KB Home bought the first tract in January 2026, about 38.6 acres for $46.4 million, for Vertice at Skye Summit with 299 homesites. Land work was set to start in summer 2026, with sales opening in early 2027.

Two things move the price the most. First is the type of home, since an attached home in Sunstone and a 4,000 square foot single-story on a big lot are different products. Second is the extras that are built in, like an RV garage, a Next Gen suite, a gate, or a 55+ clubhouse.
Builders do not publish lot premiums here, so ask for them on the exact homesite, along with a dated price sheet.
What will you pay each month on top of the mortgage?
Centennial Hills has no master HOA. Each neighborhood or master plan has its own, so the fee can change from one block to the next.

Where is Centennial Hills, and what is close by?
Centennial Hills is in the northwest corner of Las Vegas, built around the interchange of US-95 and the 215 Beltway. Its ZIP codes are 89131, 89149, 89143, and 89166.
- Getting around: US-95, also signed I-11, and the 215 Beltway meet in the middle of the area. Sunstone sits right off US-95 at Skye Canyon Park Drive.
- Town center: a 110 acre town center with Centennial Centre shopping, Centennial Hills Hospital, the Centennial Hills Library, the YMCA, and a park.
- Parks and open space: Centennial Hills Park, Floyd Lamb Park at Tule Springs, and Tule Springs Fossil Beds National Monument.
- Groceries: Woodside notes a Smith's Marketplace near Sunstone.
- For 55+ buyers: Trilogy Sunstone's Cabochon Club has a pool, fitness, a culinary studio, a restaurant and bar, pickleball, and bocce.
Most of Centennial Hills is inside the City of Las Vegas, with some pockets of unincorporated Clark County. It is worth checking which one covers the exact lot.
What should you know before buying new in Centennial Hills?
Centennial Hills is a patchwork of neighborhoods, not one master plan, and that creates a few surprises for new buyers.
- Sunstone or Skye Canyon? They sit side by side off US-95 but are different master plans with different HOAs. Confirm which one the lot is in.
- Watch the ZIP code. Sunstone builder addresses read 89143, but some sites list Sunstone as 89166.
- Get the HOA numbers in writing. None of the builders we checked publish them, and there is no master HOA to fall back on.
- Read the 55+ rules. Trilogy Sunstone is age qualified and gated. Get the governing documents before you commit.
- Closing out means fewer choices. Capella at Sunstone is marked Final Opportunity, so expect limited lots and plans.
- Skye Summit is not open yet. The first sales are planned for early 2027, and a master plan of about 3,500 homes means years of grading and construction traffic near Tropical Parkway and the 215. Residents raised water concerns when it was approved.
- Look past the MLS. Many new homes here are sold directly by the builder and may not show up on listing sites.
Why bring your own agent to a Centennial Hills model home?
The friendly person at the sales desk works for the builder. Their job is to sell that builder's homes at that builder's price.
In Centennial Hills you might be comparing a Lennar Next Gen home in Sunstone, a gated Toll Brothers home in Elkhorn Grove, and a Shea 55+ home in Trilogy, each with its own HOA and none with a published fee. Having someone on your side who gets those numbers and lines them up costs you nothing, because the builder pays the buyer agent commission either way.
