Shea Homes is a family-owned builder that entered homebuilding in 1968. Its parent, J.F. Shea Co., dates back to 1881. In Las Vegas, Shea sells under its 55+ brand, Trilogy. As of October 16, 2026, its only Clark County community is Trilogy Sunstone, in the Sunstone master plan in northwest Las Vegas, ZIP 89143. It sells five collections: duplexes, two- and three-story Modern plans, and single-story Freedom plans. Starting prices run from $399,990 for the Muros duplex to $617,490 in the Freedom 50 Collection. Shea says many of these prices already include an incentive. Its lender is Shea Mortgage, and your own agent must come with you on your first visit.

What to know first

  1. Trilogy Sunstone is the only community Shea lists in Nevada right now. It is a 55+ community in northwest Las Vegas.
  2. The lowest base plan is the Muros duplex in the Resort Collection, from $399,990. Shea lists its front and rear yards as HOA maintained.
  3. Want a single-story home that is not a duplex? The Freedom 35, 40, and 50 collections start at $460,990, $499,990, and $617,490.
  4. The Modern Collection has two- and three-story plans, so check the stairs before you fall for one.
  5. Shea says many plan prices already include an incentive. Ask which offers are live and get the terms in writing.
  6. Bring your agent on your very first visit. Shea's rules say the agent must be there in person and registered at that community.

Shea says many of these plan prices already include an incentive. In the Modern Collection, the 2,758 square foot Crescendo plan has no price yet and is marked temporarily sold out.

Sunstone also has all-ages homes by other builders. My guide to 55+ communities in Centennial Hills and Skye Canyon covers the area around it.

What is Shea Homes known for in Las Vegas?

In Las Vegas, Shea is known for Trilogy, its brand of 55+ resort communities. Trilogy Sunstone is built around a club of about 15,000 square feet called the Cabochon Club.

What do Trilogy Sunstone homes cost?

Starting prices run from $399,990 to $617,490. The lowest is the Muros duplex. The highest start is the Excite plan in the Freedom 50 Collection.

What you want Where to look Starts from
The lowest price Resort Collection, Muros duplex $399,990

Single-story single family Freedom 35 Collection, Thrive $460,990

A 4-car garage Freedom 50 Collection, Sojourn $675,990
A home ready now Five quick move-in homes $449,990, move-in ready

From sheahomes.com, as of October 16, 2026. Starts are the lowest base plan price, except the last row, which is the lowest move-in ready home. Prices change with every release, and some plans start higher.

Move-in ready homes cost more than the base plan for the same floor plan. The Muros plan starts at $399,990, while a finished Muros home is listed at $449,990. Upgrades, lot, and finishes make the gap. Shea says design upgrades cost extra and are added to the price you pay at closing. Shea does not publish lot premiums, so ask for them on the exact homesite.

What comes with a Shea home, and how does the design studio work?

Shea's Trilogy Sunstone plan pages say its SheaConnect smart home package comes included. Finishes are picked at the Shea Design Studio before construction starts.

  • SheaConnect: Shea lists eero Wi-Fi, an Amazon Echo Show, a Ring video doorbell, garage door control, a Honeywell smart thermostat, a Kwikset electronic lock, Wi-Fi wall switches, and Cat6 wiring. Shea's own product page says it is in most homes but may not be in all, so confirm the list for your home.
  • Yard care: the Muros duplex page lists HOA maintained front and rear yards. Ask which other plans include it.
  • Design Studio: sessions happen before construction begins. Shea says the first one will likely take 2 to 3 hours. You choose flooring, cabinets, lighting, paint, countertops, appliances, and more.
  • Packages: the Muros page lists DesignJoy, which Shea calls its curated package program.
  • Upgrades cost extra: features in the base price cost nothing more. Anything beyond that is an upgrade, and some communities ask for an added deposit.

Shea's Trilogy Sunstone page does not list solar or other energy features, so ask what is standard before you compare it with other builders.

What incentives is Shea offering in Las Vegas?

Shea often runs limited-time offers at Trilogy Sunstone. Many of its plan prices and move-in ready prices already include one. They change often, so ask which offers are live.

Built into the price: Shea notes on many Trilogy Sunstone plans and homes that the price already includes an incentive. Ask how long it lasts and what the price is without it.
Affiliated lender: Shea Mortgage, which Shea says has a business relationship with Shea Homes. Shea Mortgage says buyers are not required to use it and are free to use any lender.
Fine print: Offers differ by collection, and some apply only to select homesites.

Ask the sales team which offers are live, which homes they apply to, and whether any need Shea Mortgage. Get the terms in writing, and compare the lender's quote with an outside lender. Here are my notes on builder preferred lenders.

How does buying from Shea work?

Shea lays out its steps from contract to closing. Trilogy Sunstone sells both homes to be built and move-in ready homes.

  1. Visit with your agent, who must register you at that community on your first visit.
  2. Sign the purchase agreement with the community representative. It sets your loan approval deadline. Shea says an earnest money deposit is required.
  3. Pick your finishes at the Design Studio, before construction starts.
  4. Follow the build: framing, a pre-drywall orientation meeting, and mechanical inspections.
  5. Do a walkthrough, about 30 to 60 days before your home is done. Shea says to allow at least 2 hours.
  6. Close. Final loan review starts about 45 to 60 days before closing, and at a home delivery meeting Shea explains its service and warranty steps.

Shea does not publish deposit amounts or build times. It says build times vary by community and posts an estimated completion date to your My Shea Home account. After closing, Shea lists service visits at 1, 5, and 11 months. Shea does not publish its warranty terms, so ask for the warranty booklet before you sign. Here is how a builder warranty differs from a home warranty.

What should you know before buying a Shea home in Las Vegas?

A few things are worth checking before you sign at Trilogy Sunstone.

  • It is a 55+ community. Shea's page does not spell out the age rules. Get the governing documents and read who can live there before you commit.
  • Ask about the HOA. Shea lists the Sunstone HOA but does not publish the dues. Its payment estimates leave HOA dues out, so your real payment will be higher.
  • Prices include an incentive. Shea notes that many plan prices already include an incentive. Ask what the price is without it.
  • Check the stairs. The Modern Collection has two- and three-story plans. The Ascent page lists an optional accessible bath and an optional dumbwaiter.
  • One community only. Shea lists nothing in Henderson, Summerlin, or anywhere else in Clark County right now. Trilogy in Summerlin is no longer listed on Shea's site.
  • Get the warranty in writing. Shea's website does not list warranty terms.
  • Sunstone is not Skye Canyon. They are separate master plans. Confirm which one a home is in.

Why bring your own agent to a Trilogy model home?

Shea's community representatives work for Shea. Their job is to sell Shea homes.

I can help you compare a Trilogy home with Del Webb or the all-ages homes down the street, and ask about offers, the HOA, and the 55+ rules for you. Shea's rules say your agent must come with you in person on your first visit and register you at that community. Here is why that first visit matters, and here is what having your own agent actually changes.
