Southwest Las Vegas covers Enterprise and western Spring Valley, including Mountain's Edge, Rhodes Ranch, and Southern Highlands. Most of it is unincorporated Clark County, not the City of Las Vegas, even with a Las Vegas address. As of October 9, 2026, we verified 42 neighborhoods selling new homes here from 12 builders, led by Lennar, Pulte, KB Home, and Richmond American. The busiest pocket is ZIPs 89139 and 89141, near Cactus Avenue and Rainbow Boulevard. Published starting prices run from $329,990 at KB Home's Chelsea Commons to $1,344,950 at Richmond American's Cashmere Meadows. One tip: SID payments depend on the parcel, so check the exact lot before you sign.

What to know first

  1. Enterprise south, mostly ZIPs 89139 and 89141, is where most of the building is. Twenty two of the 42 neighborhoods in our table are there.
  2. A Las Vegas mailing address does not mean the City of Las Vegas. Enterprise and Spring Valley are unincorporated towns in Clark County, so the county handles services.
  3. Richmond American says "No SID fee" for most of its southwest neighborhoods. We found no SID statement for the rest, so check the exact parcel before you sign.
  4. Seven neighborhoods here from Pulte, AmericanWest Homes, and KB Home have three-story plans. If stairs are a problem, ask for the single-story plans first.
  5. Four Lennar neighborhoods are coming soon, including Southern Highlands, Cimarron Estates, and a gated neighborhood called Aurora Estates.
  6. Register your own agent on your first visit to any model. The sales team works for the builder.

Starting prices are the lowest published price on each builder's own website, checked October 9, 2026, and they change with every release. Richmond American shows no plan prices yet at Caliterra, Silver Bow, and Cashmere Meadows, so their price is the lowest move-in ready home it lists. KB Home lists Reserves at Aven from its move-in ready homes. "Ask for current pricing" means the builder did not publish a price we could confirm. Ivyleaf Square and Southwind are in ZIP 89178, but we could not confirm they are inside the Mountain's Edge master plan. Signature Homes' Bluemont Trails (89178) shows a $478,990 price in its site data, but its sales status is unclear, so it is not in the table. Blue Heron also builds Olympia Ridge Estates, custom homes in Southern Highlands. Since our September 16 check, these are sold out or no longer listed on the builder's site: Lennar's Sienna Ridge, Richmond American's Galway Grove, AmericanWest Homes' Wesley Park, and Blue Heron's The Bluffs at Southern Highlands. D.R. Horton's Canyon Trails (89178) is sold out.

Beazer now lists Marigold as sold out. Richmond American's Ravenna is listed as a southwest neighborhood with a VIP list, but we could not confirm where it is, so it is not in the table. Where in southwest Las Vegas are new homes going up?

Most new building is in Enterprise south, in ZIPs 89139 and 89141. Smaller pockets sit along Durango and Warm Springs, in western Spring Valley, around Mountain's Edge, and on the west side of Southern Highlands.

City or county? It matters

New homes here often have a Las Vegas mailing address, but that does not mean they are in the City of Las Vegas. Enterprise, which includes Mountain's Edge and Southern Highlands, and Spring Valley, which includes Rhodes Ranch, are unincorporated towns in Clark County. That means Clark County, not the city, provides local services. We found no City of Las Vegas area in these new home pockets, but you can confirm any parcel on the Clark County Assessor site.

More land is on the way. A federal land auction on April 28, 2026 offered 22 parcels, including 4 in the southwest near Blue Diamond Road and I-15. We have not found the results yet.

What do new homes cost in southwest Las Vegas?

Published starting prices run from $329,990 to $1,344,950. Most detached neighborhoods start between $419,990 and $642,990. At the top, Silver Bow, Daylight, Eldorado Valley, Camden, Stonewater, and Cashmere Meadows start from $940,950 to $1,344,950.

What you want Where to look Starts from
A townhome or townhome-style home Chelsea Commons, Aster Point, Majestic Point South, Granite Point $329,990
A detached home under $450,000 The Richardson, Novi, Landings at Aven, Tobiano $419,990
A single-story home Wisteria, Archer Park, Eldorado Valley, Camden, Cashmere Meadows $639,990
A Next Gen home with a suite The Henry, Decano $736,990
A gated neighborhood Hayford Collection $795,990
A half-acre homesite Eldorado Valley, Camden $1,099,950

From builder websites checked October 9, 2026. Starting prices are the lowest published price.

Builder pages point to three things that move the price. First is the type of home, since a three-story townhome-style home and a 4,000 square foot ranch are different products. Second is the lot. KB Home says a homesite premium may apply, and Richmond American sells half-acre homesites at Eldorado Valley and Camden. Third is the plan, because single-story ranch plans and Next Gen suites sit at the top of the range.

ZIP New homes for sale Median listing price
89141 46 $579K
89139 36 $531K
89178 34 $499K
89179 3 $494K

What will you pay each month on top of the mortgage?

Plan for property tax, one or more HOA fees, and in some places a special improvement district payment. We could not find official HOA dollar amounts for these neighborhoods, so this is a list of what to ask.

Cost What it is Amount
Master HOA Mountain's Edge Master Association, or the Southern Highlands master association Not published on the official sites, ask the builder
Neighborhood HOA Your own neighborhood's association. Southern Highlands has a master plus a sub-association. Set by each neighborhood, ask the builder
SID payment A special assessment billed apart from your HOA Richmond American says "No SID fee" for most of its southwest neighborhoods. Check the parcel for Archer Park and everywhere else.
Property tax Clark County, with a 3% yearly cap on increases for a primary home Based on assessed value

HOA details are from the Mountain's Edge Master Association and the Southern Highlands HOA FAQ, checked September 16, 2026. SID notes are from Richmond American community pages, checked October 9, 2026, and Clark County Public Works.

The SID is the one people miss. Clark County Public Works lists its active special improvement districts, and we did not match any of them to these new neighborhoods. That does not rule one out on your lot. Richmond American states "No SID fee" for Addison Place, Lexington Chase, Caliterra, Silver Bow, Eldorado Valley, Camden, and Cashmere Meadows. For every other neighborhood, ask the builder in writing, and look up the parcel through the Clark County Treasurer, which points to Assessment Management Group. I explain how these work in SID, LID, and taxes explained.

Which schools serve the new southwest neighborhoods?

Builders list these CCSD schools for their neighborhoods. We have not checked them against CCSD's zoning search, so treat them as a starting point.

Where the home is Elementary Middle High
Chelsea Commons (89148) Abston Fertitta Durango
Novi (89139), Decano (89141) Ortwein Tarkanian Desert Oasis
The Richardson (89139) Fine Canarelli Sierra Vista
Cordora, Rainbow Crossing Luxury, Delamar (Pulte) Fine Canarelli Desert Oasis
Tobiano, The Henry, Cimarron Estates (89113), Paldona (Pulte) Steele Canarelli Sierra Vista
Windriver, Montclair (89113) Snyder Canarelli Sierra Vista
Daylight (89118) Mathis or Alamo Canarelli Durango
Triad Springs (89178) Thompson Not listed by builder Sierra Vista

Schools the builder lists for this neighborhood, checked September 16, 2026. Builder lists are not CCSD verified, so confirm with CCSD zoning, boundaries change. Use the CCSD zoning search for your exact address.

The new CCSD schools we found announced for 2026 and 2027, Wengert, Helen M. Smith, Skye Canyon, and Matt Kelly elementary schools, are not in the southwest.

Where is southwest Las Vegas, and what is close by?

The southwest runs from Spring Valley south through Enterprise toward Sloan, west of I-15. Most pockets reach the south end of the Strip by way of the 215 Beltway and I-15.

  • Getting around: I-15, the 215 Beltway, Blue Diamond Road (SR 160), and St. Rose Parkway (SR 146). Main streets include Durango, Rainbow, Buffalo, Fort Apache, Cactus, Warm Springs, and Blue Diamond.
  • Mountain's Edge trails: Richmond American's Archer Park page points to trails nearby.
  • Southern Highlands: 24/7 roving patrol by Securitas, and Blue Heron's Stonewater and Olympia Ridge Estates.
  • Hospital: St. Rose Dominican San Martín Campus, 147 beds, at 8280 W Warm Springs Road in 89113.
  • Builder extras: Beazer includes solar in all its homes, Signature's Royal Ridge Estates has solar, and Archer Park offers Richmond American's UltraGarage.

Drive times change a lot by time of day. If a commute matters, test it at rush hour before you pick a lot.

What should you know before buying new in southwest Las Vegas?

The southwest has a lot of choices at many price points, but a few things catch new buyers off guard.

  • Check who governs the address. A Las Vegas address here is almost always unincorporated Clark County. Confirm the parcel on the Clark County Assessor site.
  • Check the SID on the exact lot. It depends on the parcel. Richmond American says "No SID fee" for most of its neighborhoods here, but we found no SID statement from the other builders.
  • Get every HOA number. Southern Highlands has a master HOA plus a sub-association, and official dollar amounts are not published.
  • Budget for the lot. KB Home says a homesite premium may apply.
  • Ask about stairs. Paldona, Cordora, Delamar, Hayford Collection, Rainbow Crossing Luxury, Quinn Canyon, and Chelsea Commons all have three-story plans.
  • Know what "home" means. Caliterra sells Duo (paired) homes, and Beazer's Aster Point, Granite Point, and Majestic Point South are townhomes.
  • Do not assume a gate. Hayford Collection and Aurora Estates (coming soon) are gated. Most other neighborhoods here are not.
  • Watch the brand name. Pulte now sells Quinn Canyon under its AmericanWest Homes brand.
  • Coming soon means no real price yet. Montclair, Aurora Estates, and Lennar's Southern Highlands show rounded "From" prices only. At Caliterra, Silver Bow, and Cashmere Meadows, Richmond American lists move-in ready homes, but no plan prices yet.
  • Look past the MLS. Some new homes are sold directly by the builder and may not show up on listing sites.

Why bring your own agent to a southwest Las Vegas model home?

The friendly person at the sales desk works for the builder. Their job is to sell that builder's homes at that builder's price.

In the southwest you might be comparing a Lennar home in 89139, a Pulte three-story near Rainbow Crossing, and a Richmond American ranch in Mountain's Edge, each with different lot premiums, HOAs, and SID answers. Having someone on your side who lines those up costs you nothing, because the builder pays the buyer agent commission either way. The one rule: most builders require your agent to be registered on your very first visit. Here is what having your own agent actually changes.
