New Construction Homes in Skye Canyon
Three builders are selling new homes in Skye Canyon right now, from townhomes under $400,000 to gated homes at $795,000. Here is every neighborhood, and what to check before you visit a model.
Skye Canyon is a 1,700 acre master plan by Olympia Companies in northwest Las Vegas, off US-95 at Skye Canyon Park Drive. As of October 9, 2026, the developer lists three builders: Century Communities, LGI Homes, and Toll Brothers. Century sells four neighborhoods at Skyeview, which is inside Skye Canyon: Arroyo, Sierra, Terra, and Mesa. LGI sells Topaz townhomes, and Toll Brothers' gated Paloma is in its final phase. Prices run from a $376,990 base plan at Arroyo at Skyeview to $795,000 at Paloma. The one tip: part of Skye Canyon sits in a City of Las Vegas special improvement district, SID 610, so check the exact parcel before you sign.
What to know first
- Only three builders are active, per the developer: Century Communities, LGI Homes, and Toll Brothers. Many websites still list Lennar, Pulte, and Beazer as building here.
- Skyeview is part of Skye Canyon. Century's Mesa, Terra, Sierra, and Arroyo at Skyeview are four of the six neighborhoods selling.
- Century shows two different starting prices for some collections. The Century prices on this page are the base plan price for the smallest plan.
- Mesa at Skyeview is the single-story choice, with base plans from $488,990.
- Toll Brothers' Paloma is in its final phase, with only a limited number of move-in ready homes left.
- Part of Skye Canyon is in a City of Las Vegas SID. Ask whether your exact lot is in one, and what it costs each year.

What do new homes cost in Skye Canyon?
Published starting prices run from a $376,990 base plan at Arroyo at Skyeview to $795,000 at Paloma. The developer's site still says "from $400s", which is out of date now that two neighborhoods start below $400,000.
| What you want | Where to look | Starts from |
|---|---|---|
| A townhome | Arroyo at Skyeview, Topaz | $376,990 |
| A two-story single family home under $500,000 | Sierra at Skyeview, Terra at Skyeview | $426,990 |
| A single-story home | Mesa at Skyeview | $488,990 |
| A larger gated home | Paloma by Toll Brothers | $795,000 |
From the Century Communities, LGI Homes, and Toll Brothers websites, checked October 9, 2026. Century prices are base plan prices.
Century plan prices at Skyeview
| Collection | Plan and base price |
|---|---|
| Arroyo | Beverly $376,990, Captiva $386,990, Delray $396,990 |
| Sierra | Residence 1602 $426,990, Residence 1708 $441,990, Residence 1965 $461,990 |
| Terra | Residence 1792 $489,990, Residence 1943 $504,990, Residence 2119 $519,990 |
| Mesa | Residence 1635 $488,990, Residence 1742 $503,990, Residence 1816 $520,990 |
Base plan prices from Century Communities' Skyeview pages, checked October 9, 2026. Century's header price for a collection can differ from these. On that date it showed $377,000 for Arroyo, $506,000 for Terra, and $519,000 for Mesa. Sierra's header price matched its base plan, $426,990.
A few things move the price. First is the type of home, since a townhome and a detached home are different products. Second is size, from 1,256 square feet at Topaz to 2,900 at Paloma. Third is the builder. Century and LGI sell entry and move-up homes, and Toll Brothers sells larger homes. Single-story costs more per foot, too. Mesa's smallest plan is about the same price as Terra's smallest, with 157 fewer square feet. Builder pages do not publish lot premiums, so ask for them.
Prices also move between releases. Between September 16 and October 9, 2026, Century cut every Sierra plan by $10,000, so Residence 1602 went from $436,990 to $426,990. Toll Brothers' Paloma went from $800,000 to $795,000. Arroyo, Terra, Mesa, and Topaz did not change. Paloma shows two numbers as well: $795,000 on Toll's site and "from the $600s" on the developer's site. Always work from a dated price sheet.
What will you pay each month on top of the mortgage?
Plan for an HOA, property tax, and on some lots a special improvement district payment. The builders do not publish HOA dues, so get the exact numbers in writing.
| Cost | What it is | Amount |
|---|---|---|
| Master HOA | Skye Canyon's community association | Not published by the developer or builders, ask for the exact figure |
| Neighborhood HOA | Your own neighborhood's association, if it has one | Not published, ask the builder |
| SID payment | Repays bonds that built roads, sewer, drainage, and water lines | Varies by parcel, check the lot |
| Property tax | Clark County, with a 3% yearly cap on increases for a primary home | Based on assessed value |
Skye Canyon HOA phone number, from the developer's site: (702) 786-0207. HOA figures quoted on other websites could not be traced to a primary source, so they are not used here.
The SID is the one people miss. The City of Las Vegas set up Special Improvement District No. 610 for Skye Canyon Phase 3. It sold $12.5 million in bonds for streets, storm and sanitary sewer, drainage, and water lines on a 267 acre site planned for 1,282 homes. Which Skyeview, Topaz, or Paloma lots sit inside SID 610 is not published, and neither is the yearly amount. Before you sign, check the parcel with the Clark County Treasurer or ask the title company for the preliminary report.
You may read online that Skye Canyon has no SID. The federal highway agency's profile of SID 610 shows otherwise for Phase 3, so check your lot.
Which schools serve the new Skye Canyon neighborhoods?
The Skyeview builder pages list Arbor View High School. The elementary and middle school depend on the collection.
| Where the home is | Elementary | Middle | High |
|---|---|---|---|
| Mesa, Terra, and Arroyo at Skyeview | Divich | Escobedo | Arbor View |
| Sierra at Skyeview | Scherkenbach, Bilbray, or Divich | Cadwallader or Escobedo | Arbor View |
| Avery Pointe (nearby, outside Skye Canyon) | Darnell | Escobedo | Centennial |
Schools as listed by Century Communities and Lennar on September 16, 2026. These are builder lists, not a CCSD zoning check. Boundaries change, so confirm your exact address with the CCSD zoning search.
Century also lists Somerset Academy of Las Vegas, Skye Canyon Campus, a charter school, for Sierra. The developer says an elementary school is half a mile away. LGI's Topaz page does not name its schools, so check that address with CCSD. For more, read schools near Skye Canyon.
Where is Skye Canyon, and what is close by?
Skye Canyon is in far northwest Las Vegas, off US-95 at Skye Canyon Park Drive. It is inside the City of Las Vegas, and the active builder addresses are all in ZIP 89166.
- Getting around: US-95 at Skye Canyon Park Drive. The developer lists the Strip at 18 miles and downtown Las Vegas at 16 miles.
- Mountains: Mt. Charleston Resort is 17 miles away.

What should you know before buying new in Skye Canyon?
Skye Canyon has good choices under $500,000, but a few things catch new buyers off guard.
- Check who is really building. Many websites still list Lennar, Pulte, and Beazer in Skye Canyon. The developer lists only Century Communities, LGI Homes, and Toll Brothers.
- Ask which price you are looking at. Century shows a header price and a lower base plan price for Arroyo, Terra, and Mesa.
- Get the HOA numbers in writing. Builders do not publish master or neighborhood dues. Ask for the HOA documents with the exact amounts.
- Check the SID on the exact lot. SID 610 covers Skye Canyon Phase 3, and the yearly amount depends on the parcel.
- Move fast on Paloma, or plan on resale. Toll Brothers is in its final phase with limited move-in ready homes.
- Know the lot and home type. Sierra homes sit on cul-de-sac lots, and Arroyo and Topaz are townhomes.
- Expect construction nearby. Skye Summit is planned for about 3,500 homes, with KB Home's first homes expected in early 2027.
Why bring your own agent to a Skye Canyon model home?
The friendly person at the sales desk works for the builder. Their job is to sell that builder's homes at that builder's price.
In Skye Canyon you might be comparing a Century townhome at Arroyo, an LGI townhome at Topaz, and a single-story home at Mesa, each with its own HOA and possibly a SID. Having someone on your side who lines those up for you costs you nothing, because the builder pays the buyer agent commission either way. The one rule: most builders require your agent to be registered on your very first visit. Here is what having your own agent actually changes.
