Woodside says its pricing is set by the plan and the lot you pick, and that personal options are usually an added cost. Model homes for sale cost a lot more than the base plan. At Ashwood, the Aster plan starts at $524,950, while the Aster model home is listed at $714,950. Woodside does not publish lot premium amounts, so ask for them on the exact lot.

What comes with a Woodside home, and how does the design studio work?

Woodside lists a set of healthy home features across its company, and community pages call out which ones they include. Finishes are picked with a design specialist after you sign.

  • Healthy Homes list: MERV 13 air filters, energy recovery ventilation, inline water filters, humidity sensors, hot water recirculation pumps, spray foam insulation, and low-VOC materials. This is Woodside's company list, so confirm what is standard in your community.
  • Programs it names: Energy Star, EPA Indoor airPLUS, WaterSense, Zero Energy Ready Home, and LEED.
  • Design: Woodside's Henderson page says buyers personalize finishes and fixtures at the Design Studio. Its buying steps call this a visit to the Inspiration Gallery, one on one with a Woodside design specialist.
  • Electrical and tech: a separate step covers electrical, solar, Wi-Fi, and lighting choices.
  • Build to order: Woodside says you can build with it and personalize the floor plan, finishes, and options, or buy a quick move-in home.

Woodside's Imagine Happier Bonus can go toward upgrades, so ask how it is applied before you meet the design specialist. If you plan to use the bonus for a rate buydown instead, read my notes on builder preferred lenders first.

What incentives is Woodside offering in Las Vegas?

Woodside often runs limited-time offers on select homes. They change often, so ask which offers are live.

Imagine Happier Bonus: A cash incentive credit on select homes, for upgrades and add-ons, closing costs, or a rate buydown. No dollar amount is published, and it varies by community and homesite.
In-house lender: Home American Mortgage. Woodside says you may use any lender, but some communities may ask for a prequalification letter from a Woodside preferred lender before a visit.
Fine print: Woodside's agent page notes that some incentives could affect the loan amount.

Ask the sales team which offers are live, which homes they apply to, what they are worth on your homesite, and whether they require a certain lender. Get the answers in writing.

How does buying from Woodside work?

Woodside lays out nine steps, from choosing a community to move in day.

  1. Talk with a Woodside Home Advisor about what you need. Woodside says its Home Advisors are licensed Realtors.
  2. Pick a community, and register your own agent on that first visit.
  3. Sort out financing. Some communities may ask for a prequalification letter first.
  4. Choose your plan, exterior, and Living Well features.
  5. Pick colors and finishes with a design specialist.
  6. Make electrical, solar, Wi-Fi, and lighting choices.
  7. Follow the build. Woodside says a home typically takes several months.
  8. Close, do your walkthrough, and get your keys.
  9. Move in. A quick move-in home could close in as little as 30 days.

Woodside does not publish its deposit amounts. Ask what is due at contract and at each step, and what is refundable.

What should you know before buying a Woodside home?

A few things are worth checking before you sign with Woodside in Las Vegas.

  • Get the warranty in writing. Woodside does not publish its warranty terms on its website. Ask for the warranty booklet before you sign. Here is how new home warranties work in Nevada.
  • Ask about the HOA. Woodside says some of its communities have HOA dues and some do not. It does not publish the amounts.
  • Two communities are closing out. Ambridge and Capella are marked final opportunity, and only quick move-in homes show prices.
  • Summerlin has extra costs. Dove Rock buyers pay the Summerlin West master HOA, $69 a month in 2026, plus any neighborhood HOA. Many Summerlin West villages also carry a SID payment on the tax bill, so ask about the exact lot.
  • Square footage varies by source. Woodside's own pages list different size ranges for the same community in places, and Woodside calls all sizes approximate.
  • Sunstone is not Skye Canyon. They are separate master plans side by side off US-95. Confirm which one your lot is in.

Picked because they sell in the same master plans as Woodside, so you can compare plans, prices, and HOAs side by side. Shea's Trilogy at Sunstone is a 55 and better community, so it is not listed here.

Why bring your own agent to a Woodside model home?

Woodside's Home Advisors are licensed Realtors, but they work for Woodside. Their job is to sell Woodside homes at Woodside's price.

I can help you compare a Woodside home with the Lennar or Richmond American home down the street, and ask about the bonus, the rate offer, and the HOA for you. Woodside says it offers its standard commission to buyer agents, and it requires your agent to be registered on your very first visit. Here is what having your own agent actually changes.
