Toll Brothers New Homes in Las Vegas
Toll Brothers is selling 13 communities in the Las Vegas valley, seven of them in Summerlin. Here is every one, with prices checked on Toll's own site, and what to ask before you visit.
Toll Brothers is a national builder listed on the New York Stock Exchange. As of October 16, 2026, its Las Vegas list shows 13 communities, all in Clark County. Seven are in Summerlin. The rest are in Centennial Hills, Skye Canyon, Henderson's Inspirada, Lake Las Vegas, and Boulder City. Starting prices run from $449,995 for a condo at The Loughton to $1,854,995 for a home in guard gated Ascension. Three communities carry Toll's Final Opportunity label. The one tip: the base price is only the start. Toll says home site premiums, structural options, and design studio choices can add to it, so ask for the full number on your exact lot.
What to know first
- Seven of Toll's 13 Las Vegas communities are in Summerlin, from condos to guard gated homes.
- Three communities are labeled Final Opportunity by Toll: Mira Villa, Toll Brothers at Skye Canyon, and Toll Brothers at Inspirada. Choice there is limited to what is left.
- Ascension's Highrock Collection was on Toll's site on October 9, 2026, and gone by October 16. Inventory at this level moves fast.
- Toll's FAQ says home site premiums, structural options, and design choices can add to the base price. It does not publish amounts, so ask.
- Toll often runs limited-time offers on select homes, often tied to its own lender. Ask which ones are live, and get the terms in writing.
- Toll asks that your agent come with you on your first visit to a community.

"Final Opportunity" is Toll's own label. Elkhorn Grove and Crestwood Ranch are in what Toll calls northwest Las Vegas, ZIPs 89131 and 89149. Liberty Ridge is in Boulder City, which Toll includes in its Las Vegas list. No Toll community is listed as coming soon right now.

From Toll Brothers community pages, as of October 16, 2026. Starts are the lowest base plan price, before home site premiums and options, except where marked move-in ready. Prices change with every release, and some plans start higher.
At this price level, the base price is only part of it. Toll's own FAQ says added costs may include home site premiums, structural options, and design and finish options, and that they vary by community. Toll does not publish what those cost. Ask for the premium on the exact lot you like, and set a design studio budget before your first appointment.
Prices move between releases too. From October 9 to October 16, 2026, Mira Villa's start dropped from $935,000 to $900,000. Always work from a dated price sheet.
What is included, and how does the Toll design studio work?
Toll says included features vary by home design and community, so there is no single standard list for Las Vegas. Ask the sales office for the included features sheet for your plan.
- Structural options first. You pick structural options with the onsite sales team before you sign the sales agreement.
- Then the design studio. The Las Vegas studio is at 6140 Brent Thurman Way, Suite 160, by appointment, with Toll design consultants.
- Design deposits. Toll's process lists design deposits after the sales deposit. Ask how much and when.
- Designer Appointed Collections. Toll offers nine curated finish packages, used in quick move-in homes or as a starting point for a home you build.
- Quick move-in homes. Many are already designed, so your choices are limited, but you move sooner.
Toll's Las Vegas pages do not list solar, a smart home package, or an energy program as standard. If those matter to you, ask in writing what is included on your plan.
What warranty does Toll Brothers offer?
Toll does not publish its Nevada warranty terms on its website. Ask for the Nevada limited warranty document before you sign, and read the coverage years for workmanship, systems, and structure.
What Toll does publish: warranty requests go through an online form for Toll homeowners, and its Customer Care Program and warranty coverage are reviewed with you before closing. Keep every request in writing.
Does Toll Brothers offer incentives in Las Vegas?
Toll often runs limited-time offers, often tied to its own lender, Toll Brothers Mortgage Company. They are usually on select homes or home sites only, change often, and can end any time, so ask which ones are live when you visit.
One rate offer runs longer. As of October 16, 2026, Toll Brothers Mortgage Company advertises a 5.49% (5.76% APR) 30-year fixed rate on select quick move-in homes for buyers who sign on or after October 8 and close by December 28, 2026, with at least 10% down, primary homes only. Some communities also show a 5.49% (6.27% APR) FHA 30-year fixed rate with a close-by date of December 18, 2026. These rates are only through Toll's lender and can end any time, so compare them against an outside lender's full quote before you decide.
If you are looking at Inspirada, read my guide to Inspirada's builders.
How does buying from Toll Brothers work?
Toll lays out five steps: choose, design, build, get ready, and live. Building a home takes 6 to 12 months on average, by Toll's own estimate.
- Choose. Pick the community, plan, and home site, fill out Toll's financing questionnaire, pick structural options, sign the sales agreement, and pay the sales deposit.
- Design. Meet with the design studio, make your finish choices, and pay design deposits.
- Build. A construction kick-off meeting, weekly calls from Toll's team, and a room-by-room home orientation near the end.
- Get ready. Finish your loan, review the warranty, and close.
- Live. Care and warranty service after you move in.
Short on time? Quick move-in homes are under construction or done. Toll says many communities also sell decorated models. Toll does not publish its deposit amounts, so ask the sales office before you visit.
What should you know before buying a Toll Brothers home in Las Vegas?
Two things to watch with Toll: costs on top of the base price, and how fast inventory changes.
- Get the lot premium in writing. Toll lists home site premiums as a possible added cost, with no published amount.
- Budget the design studio up front. Structural options and finishes are where a Toll price grows.
- Final Opportunity means few homes left. At Mira Villa, Skye Canyon, and Inspirada, you choose from what remains.
- Check the stairs. Cordillera, Raven Crest, and the Amiata townhomes are three or four stories.
- Ask about HOA and SID. Summerlin West communities like Glenrock and Reflection Ridge carry a master HOA, a neighborhood HOA, and in many villages a City of Las Vegas SID on the tax bill. Get the numbers for the exact lot.
- Read offer terms closely. Toll offers are often on select homes only, can end any time, and the rate offers are only through Toll's lender.
- Watch the dates. Ascension Highrock vanished from Toll's site in one week.
