Blue Heron New Homes in Las Vegas
Blue Heron is a Las Vegas design-build firm selling luxury homes at Lake Las Vegas, in Henderson, in Southern Highlands, and at two gated enclaves in Las Vegas. Here is every community it lists, with prices checked on its own site.
Blue Heron is a Las Vegas architecture, interior design, and construction firm founded in 2004 by Tyler Jones. As of October 16, 2026, it lists 9 communities in the Las Vegas valley. Four are at Lake Las Vegas, two are in Henderson, one is in Southern Highlands, and two, Oasi and Prado, are gated enclaves in Las Vegas. Floor plans start at $1,031,000 at Shoreline. The highest community start is $2,900,000 for move-in ready homes at The Canyon Residences at Ascaya. Blue Heron also builds custom homes, and its Helix Collection places a Blue Heron plan on your own lot. It names no in-house lender, and it does not publish warranty terms, so ask for both in writing.
What to know first
- Shoreline at Lake Las Vegas has the lowest plan start, $1,031,000, for a two-story home with an option for a third story.
- Four of the 9 communities are at Lake Las Vegas. Arvada says every homesite is waterfront, and Velaris has waterfront options.
- Toren in Henderson is new. Blue Heron is taking reservations in a pre-grand opening release, with plans from $1,977,500.
- Oasi and Prado are in final closeout, and each remaining homesite now includes a casita with a covered patio.
- Blue Heron lists no community selling in Summerlin right now. Its Summerlin pages are for custom homes.
- Blue Heron often runs limited-time offers on select homesites. Ask which offers are live and get the terms in writing.

Blue Heron's Vela community is in St. George, Utah, so it is not listed.

What is Blue Heron known for in Las Vegas?
Blue Heron calls itself a full-service architecture, interior design, and construction firm. It designs, builds, and furnishes homes under one roof, in a style it calls Vegas Modern.
Founded: 2004, by Tyler Jones, a fourth-generation Las Vegas native
Track record: Blue Heron says it has delivered over 400 homes across more than 17 communities
Divisions: Communities (pre-designed plans in its own neighborhoods), Custom (design-build), and Atelier (interior design and furnishings)
Product here: Luxury single family homes from 2,750 to 7,749 square feet, many with sky decks, casitas, or a third-story option
The New American Home: Blue Heron says it designed and built The New American Home for the builders' trade show four times: 2009, 2013, 2015, and 2027. The 2027 home is in Southern Highlands.
Blue Heron calls Shoreline a pre-designed community, a middle ground between a fully custom build and a standard production home. You pick a plan, then choose structural upgrades and finishes in the design studio. Its Wellness and Longevity page lists features like whole-home water filtration, filtered ventilation, and circadian lighting. The page does not say which come standard in each community, so ask what is included in the home you want.

Blue Heron's loan guide says your budget covers the price of the home, your homesite, and anything you add through the design process. So the plan price is not the whole number. Blue Heron does not publish lot premiums, so ask for the full price on the exact homesite you want.
Can Blue Heron build a custom home on your lot?
Yes. Blue Heron Custom offers two paths, Design-Build and Luminary Custom homes, plus the Helix Collection for buyers who already own a lot.
- Design-Build: Blue Heron's architects, designers, and builders work as one team. It says discovery produces a plan to finish your home over 12 to 18 months.
- Helix Collection: pre-designed Blue Heron plans placed on your own lot, from 2,870 to 7,749 square feet. Blue Heron says this path comes with set pricing and delivery timelines.
- Custom neighborhoods: Blue Heron lists custom homes at Avior at the Peak in MacDonald Highlands, Midtown Modern, and Olympia Ridge Estates. Ask for the price on each.
- Summerlin: Blue Heron has custom home pages for The Ridges, The Summit, and The Reserve at Red Rock Canyon, but lists no community or prices there today.

What incentives is Blue Heron offering in Las Vegas?
Blue Heron often runs limited-time offers on select homesites. They change often, so ask which offers are live.
Personalization offers: Shoreline, Oasi, and Prado show option incentives on select or remaining homesites, for finishes and features. Terms apply.
Lake Las Vegas: Blue Heron says new Lake Las Vegas buyers get the Lake Las Vegas Sports Club initiation fee waived. Monthly fees still apply.
Lender: Blue Heron says it works with various lenders. It does not name an in-house or affiliated lender.
Ask the sales counselor which offers are live, which homesites they apply to, and what they are worth on your lot. Get the answers in writing.
How does buying from Blue Heron work?
Blue Heron's loan guide lays out the steps for its community homes.
- Set a budget with the Blue Heron team: the home, the homesite, and an estimate for design choices.
- Get a loan pre-approval. Blue Heron says it should take about three days.
- Pay the initial deposit and sign the Blue Heron agreement.
- Pick your finishes with an interior design expert. Then the rest of the deposit is due, and the amount depends on the community.
- Construction starts about 4 to 6 weeks after your design phase is done.
- About 60 days before the home is done, Blue Heron works with you and your lender to get ready to close.
Blue Heron does not publish its deposit amounts or a build time for its community homes. Ask what is due at each step and what is refundable. A few move-in ready homes are listed too, like one at Arvada.
What should you know before buying a Blue Heron home?
A few things are worth checking before you sign with Blue Heron.
- Get the warranty in writing. Blue Heron mentions its home warranty but does not publish the terms. Ask for the booklet, and read builder warranty vs home warranty.
- Ask for the full price. The plan price, the homesite, and design choices add up to your real number.
- New pricing at Liora and Toren. Liora just opened for sale. Toren is taking reservations before its grand opening, and lists no street address yet.
- Ask about HOA dues. Blue Heron does not publish dues. At Lake Las Vegas, ask about the master association and any added association on The Island. Toren says it is free from HOA restrictions, so confirm what rules and fees apply.
- Leaseback homes. Some homes are marked leaseback, which the site does not explain. Ask what that means for move-in.
- Two communities are closing out. Oasi and Prado are in final closeout.

Why bring your own agent to a Blue Heron sales center?
Blue Heron's sales counselors work for Blue Heron. Their job is to sell Blue Heron homes at Blue Heron's price.
I can help you compare a Blue Heron home with the Tri Pointe or Toll Brothers home nearby, and ask about the homesite price, the live offers, and the HOA for you. Blue Heron publishes a commission schedule for buyer agents, so the builder pays my fee. Here is what having your own agent actually changes.
