New Construction Homes in North Las Vegas
Twenty-two new home collections are selling in North Las Vegas right now, from townhomes in the low $300,000s to six bedroom homes from $768,990. Here is every one I confirmed on a builder's own site, and what to check before you visit a model.
North Las Vegas is its own city on the north side of the Las Vegas Valley, and most of its new building sits along and north of the 215 Beltway. As of October 9, 2026, builder websites show 22 new home collections selling from four builders: D.R. Horton, KB Home, Lennar, and Century Communities. Most of the detached homes are near Tule Springs, in D.R. Horton's gated Heartland at Tule Springs and KB Home's new Sandstone at Tule Springs. Starting prices run from the low $300s for KB Home's Meadows townhomes and $313,990 at Lennar's Heritage Square to $768,990 for a six bedroom home at Heartland Summit. The one tip: builder pages do not clearly publish HOA or SID amounts, so get both in writing before you sign.
What to know first
- The lowest prices are townhomes. KB Home's Meadows at Sandstone starts in the low $300s and Lennar's gated Heritage Square at $313,990. For a detached home, KB Home's Gardens at Sandstone starts in the mid $300s.
- Most detached building is near Tule Springs. D.R. Horton has nine phases selling in Heartland at Tule Springs, and all four KB Home neighborhoods at Sandstone at Tule Springs now have models open.
- Single-story costs more. Heartland Grove single-story homes start at $512,940, while two-story homes at Heartland Bay Phase III, from 1,715 square feet, start at $437,990.
- Clear HOA and SID amounts are not on the builder pages I checked. Ask for the HOA budget in writing and look up the parcel with the Clark County Treasurer.
- Phases sell and disappear fast. Heartland Trails has dropped off D.R. Horton's site since September, and Heartland Falls 3 Car is marked Final Opportunities.
- The schools a builder lists as nearby are not your zoned schools. Check the exact address with CCSD.

Starting prices as published on each builder's community page, accessed October 9, 2026. D.R. Horton and Lennar publish an exact starting price for the base plan. KB Home notes that a homesite premium may apply, and Meadows and Gardens at Sandstone, now with model homes open, publish a price range instead of an exact price. Bravado is Century Communities' "starting from" price for the community. Lennar sizes are from the plans shown on each community page and may not include every plan. Prices change with every release. Coming soon, with no price yet: Heartland Trails Phase II by D.R. Horton and Meridian by Lennar at Centennial and Losee. Briscoe is marked Last Chance and Heartland Falls 3 Car is marked Final Opportunities.
If a townhome is on your list, my guide to townhome and condo new construction in Las Vegas covers what to compare before you choose one.

What do new homes cost in North Las Vegas?
Published starting prices run from the low $300s at Meadows at Sandstone and $313,990 at Heritage Square to $768,990 at Heartland Summit Phase IV 4-Car. The type of home you want sets most of that spread.
| What you want | Where to look | Starts from |
|---|---|---|
| A townhome | Meadows at Sandstone, Heritage Square, Solara, Grandview | Low $300s |
| A townhome with a little more space | Courts and Gardens at The West End | $403,990 |
| A two-story single family home | Gardens at Sandstone, Landings, Heartland Cottages, Heartland Bay, Bravado, Reserves, Groves | Mid $300s |
| A single-story home | Heartland Grove, Heartland Manor Phase IV | $512,940 |
| A 3 or 4-car garage | Heartland Falls 3 Car, Heartland Manor Phase IV, Heartland Summit | $529,990 |
| Six bedrooms | Heartland Summit Phase V and Phase IV 4-Car | $720,990 |
From builder community pages, accessed October 9, 2026. Starting prices are for the base plan. Briscoe also offers one-story plans, from $449,750 for its lowest priced plan, and is closing out. Serenity at Aliante offers one and two-story plans from $504,990.
Three things move the price the most. First is one story versus two. At Heartland, a 1,839 square foot single-story at Grove starts at $512,940, while a 1,715 square foot two-story at Heartland Bay Phase III starts at $437,990. Second is the garage. Heartland Manor Phase IV starts at $600,990 with a 3-car garage and $633,990 with a 4-car garage, on the same 2,300 square foot base plan. Third is the lot. KB Home notes that a homesite premium may apply. I explain how those work in lot premiums in Las Vegas new construction.
Prices also change fast here because phases sell out. Always work from a dated price sheet for the exact phase you want.
What will you pay each month on top of the mortgage?
Plan for an HOA, property tax, and possibly a special improvement district payment. The catch in North Las Vegas is that the builder pages I checked do not clearly publish the amounts, so you have to ask.
| Cost | What it is | What to ask for |
|---|---|---|
| HOA | Heartland lists an HOA as a feature, and many of the townhome communities are gated. | The HOA budget and monthly amount, in writing |
| Master and sub-master HOA | Some Tule Springs area homes pay into more than one association. Villages at Tule Springs has a Village 1 Sub-Master Association. | Every association the home belongs to |
| SID payment | A special assessment that shows up on your property tax bill. | The parcel lookup on the Clark County Treasurer site |
| Property tax | Clark County, with a 3% yearly cap on increases for a primary home | The estimated tax on the exact lot |
Clear HOA and SID amounts were not published on the D.R. Horton, KB Home, or Lennar pages accessed September 16, 2026. Lennar's page data does not flag a special assessment for its North Las Vegas communities, but that is not a legal disclosure. Read the public offering statement.
The SID is the one people miss, because it is not part of your HOA dues. The Clark County Treasurer explains that a SID appears on the property tax bill and can be checked by parcel. Before you sign, get the parcel number and look it up. I break down how these charges work in SID and LID taxes explained and why some homes pay more than one HOA in HOA fees in Las Vegas new construction.
Which schools are near the new North Las Vegas neighborhoods?
These are the schools each builder lists as nearby. They are not confirmed zoned schools, so treat this as a starting point and check the exact address with CCSD.
| Where the home is | Elementary | Middle | High |
|---|---|---|---|
| Heartland at Tule Springs | Vincent L. Triggs | Anthony Saville | Legacy |
| Landings at Sandstone | Don E. Hayden or Ruby Duncan | Brian and Teri Cram | Legacy |
| Reserves at Sandstone | Vincent L. Triggs | Anthony Saville | Legacy |
| Briscoe | D.L. "Dusty" Dickens | Clifford O. Findlay | Mojave |
| Serenity at Aliante | Theron H. and Naomi D. Goynes | Brian and Teri Cram | Legacy |
Schools listed as nearby on D.R. Horton and KB Home community pages, accessed September 16, 2026, and on the Serenity at Aliante page, accessed October 9, 2026. A nearby school is not always the zoned school, and zones change. Confirm your exact address with the CCSD zoning search.
Distance matters here too. D.R. Horton lists Legacy High less than 2 miles from Heartland, but Saville Middle about 4 to 5 miles away. KB Home also lists Carroll M. Johnston STEM Academy of Environmental Studies and Northeast Career and Technical Academy near Briscoe.
Where is North Las Vegas, and what is close by?
North Las Vegas covers the north side of the valley. The newest building runs along and north of the 215 Beltway, from the Tule Springs area east toward I-15.
- Getting around: the 215 Beltway, I-15, and I-11 all serve the city. Sandstone sits right at North 5th Street and the 215. Lennar places Heritage Square close to the 215 and Solara close to I-15.
- Commute: drive your route at the hour you would actually drive it before you commit, especially if you work on the south end of the valley.
- Nellis Air Force Base: Lennar markets Meridian, on the east side, for its closeness to the base.
- Tule Springs Fossil Beds National Monument: Heartland markets trail access and views of the monument, and Sandstone plans a new trailhead to it.
- Parks: Sandstone plans more than 12 acres of parks, Heartland has community parks and dog parks, and Tropical Breeze Park near Grandview has a splash pad and walking trails.
- Golf and Aliante: D.R. Horton markets Serenity and Heartland Falls as close to golf, dining, and Aliante Resort, with quick access to the 215.
Every community on this page lists its city as North Las Vegas. That is its own city, separate from the City of Las Vegas, so check the city on any address you find online before you assume it belongs here.
What should you know before buying new in North Las Vegas?
The starting prices here are easy to like. A few things are worth checking before you fall for a model.
- Know what the low price buys. Most new homes under $400,000 here are gated two-story townhomes. Single-story detached homes at Heartland start at $512,940.
- Get the HOA and SID in writing. The builder pages do not clearly publish either one. Ask for the HOA budget and look up the parcel with the Clark County Treasurer.
- Ask about every association. Some Tule Springs area homes pay a master and a sub-master HOA.
- Move fast, but not blind. Heartland Trails dropped off D.R. Horton's site between September and October 2026, and Heartland Falls 3 Car is marked Final Opportunities.
- Expect construction for years. Sandstone opened in September 2026 with more than 1,500 homes planned, so building will go on around it for years.
- Visit near Nellis at different times. If you are looking at the east side, like Meridian, drive by in the morning and evening to hear the area for yourself.
- Nearby is not zoned. The schools on a builder's page are nearby, not always the ones your address is zoned for.
Why bring your own agent to a North Las Vegas model home?
The friendly person at the sales desk works for the builder. Their job is to sell that builder's homes at that builder's price.
In North Las Vegas you might be comparing a Lennar townhome, a D.R. Horton phase that is almost sold out, and a KB Home in a master plan that just opened, each with different lot premiums, HOAs, and possible SIDs. Having someone on your side who lines those up costs you nothing, because the builder pays the buyer agent commission either way. The one rule: most builders require your agent to be registered on your very first visit. Here is what having your own agent actually changes.
Questions about new construction in North Las Vegas
What is the cheapest new construction in North Las Vegas right now?
Lennar's Heritage Square has gated townhomes from $313,990 as of October 9, 2026. KB Home's Meadows townhomes at Sandstone, with model homes now open, list a price from the low $300s, so ask for the exact price sheet.
Are there new single-story homes in North Las Vegas?
Yes. D.R. Horton's Heartland Grove has single-story homes from 1,839 square feet starting at $512,940, and Heartland Manor Phase IV has single-story homes from 2,300 to 2,754 square feet starting at $600,990. D.R. Horton's Serenity at Aliante also offers one-story plans, and KB Home's Briscoe has one-story plans but is closing out.
What is Sandstone at Tule Springs?
It is KB Home's new North Las Vegas master plan at North 5th Street and the 215 Beltway. It opened September 4, 2026, with more than 1,500 homes planned across four neighborhoods. As of October 9, 2026, all four have models open: Meadows from the low $300s, Gardens from the mid $300s, Landings from $391,990, and Reserves from $454,990.
Which builders are building in North Las Vegas?
D.R. Horton, KB Home, Lennar, and Century Communities all have North Las Vegas communities confirmed on their own websites as of October 9, 2026. Other builders may also sell here, so ask me for the current list before you tour.
Do new homes in North Las Vegas have SID fees?
Some may. A SID payment shows up on your property tax bill, not in your HOA, and the builder pages I checked did not publish one. Look up the parcel on the Clark County Treasurer site and read the public offering statement before you sign.
How much are HOA fees for new homes in North Las Vegas?
It depends on the community, and D.R. Horton, KB Home, and Lennar did not clearly publish HOA amounts on the pages I checked. Some Tule Springs area homes also pay a sub-master association, so ask for every HOA amount in writing.
What schools serve Heartland at Tule Springs?
D.R. Horton lists Vincent L. Triggs Elementary, Anthony Saville Middle, and Legacy High as nearby schools. Nearby does not always mean zoned, so confirm your exact address on the CCSD zoning search.
Is there new 55 and better construction in North Las Vegas?
None of the communities confirmed on builder sites for this page are age restricted. If a 55 and better community is what you want, reach out and I will check what is selling across the valley.
Where else is new construction going up?
North Las Vegas is one of seven parts of the valley with steady new home building. The full guide compares all of them side by side, with prices, builders, and the buying process.
