Summerlin is a 22,500 acre master plan on the west edge of the Las Vegas Valley, built by Howard Hughes. As of September 10, 2026, the Summerlin home search lists 26 neighborhoods selling new homes across 7 villages, and most of them sit west of the 215 Beltway in Grand Park, Kestrel, Kestrel Commons, La Madre Peaks, and Redpoint Square. Nine builders are active, led by Toll Brothers and Tri Pointe. Starting prices run from $397,990 for a KB Home townhome in Grand Park to $1,998,995 in Toll Brothers' guard gated Ascension. On top of the price, plan for a $69 a month Summerlin West master HOA, a neighborhood HOA, and in many villages a City of Las Vegas SID payment on your tax bill.

What to know first

  1. Grand Park is where most of the building is. Eleven of the 26 selling neighborhoods are there, west of the 215 and north of Far Hills Avenue.
  2. Starting prices change with every release. The Summerlin home search and Summerlin's own July article already disagree by tens of thousands on some neighborhoods, so ask the builder for a dated price sheet.
  3. You pay two HOAs. The Summerlin West master assessment is $69 a month in 2026, and each neighborhood adds its own fee on top.
  4. Many Summerlin West villages sit inside a City of Las Vegas special improvement district. That payment is on your property tax bill, not in your HOA, so ask for the balance on the exact lot.
  5. School zones can split inside one village. Kestrel Commons has addresses zoned to two different elementary schools, so check the exact address with CCSD.
  6. Register your own agent on your first visit to a Summerlin model. The sales team works for the builder.

Starting prices are the lowest published plan price in the Summerlin home search, page updated September 10, 2026. They are base prices before lot premiums and design center choices, and they change with every release. Astra at La Madre Peaks also sells 167 custom homesites on 171 acres, with no published price. Monument in Reverence, and several older Redpoint and Kestrel neighborhoods, no longer show in the search. Some may be sold out, and some may still have a quick move-in home, so check with the builder.

Reverence and the older Redpoint neighborhoods show no active listings in the Summerlin home search right now. A builder may still have a quick move-in home there, so ask. Otherwise, resale is the likely path.

Published starting prices run from $397,990 to $1,998,995, and the highest single plan in the search starts at $2,249,995. Summerlin's own summary is homes from the $400,000s to more than $1 million.

Three things move the price the most. First is the type of home, since a townhome in Kestrel Commons and a 4,000 square foot home in Grand Park are different products. Second is where the lot sits, because a lot with a view west of the 215 can cost more. Third is the design center. The number on the sign rarely includes the flooring, cabinets, and yard most buyers end up choosing.

Prices also move between releases. Brantley shows $879,990 in the September search, below the $900,000 in Summerlin's July article, while Iris Glen and Sandpiper went up. Always work from a dated price sheet.

What will you pay each month on top of the mortgage?

In Summerlin West you are looking at two HOA fees, property tax, and in many villages a special improvement district payment. Here is how each one works.

Master HOA amounts are the 2026 assessments reported from the Summerlin Council's newsletter. Summerlin North is $74 and Summerlin South is $76.

The SID is the one people miss. Summerlin West was built with City of Las Vegas special improvement districts, including SID 814, which covers Summerlin Villages 21 and 24A. The payment shows up as its own line on your property tax bill, not in your HOA dues, and the amount depends on the parcel. Which schools serve the new Summerlin neighborhoods?

Most new Summerlin West homes are zoned to Palo Verde High School. The elementary and middle school depend on where in the village the home sits.

From CCSD zoning data for the 2026 to 2027 school year, checked at an address inside each neighborhood. Zones can split inside one village and can change, so confirm your exact address with the CCSD zoning search.

Summerlin also has charter and private options, including Doral Academy Red Rock, West Career and Technical Academy, Bishop Gorman, Faith Lutheran, and The Meadows School. No new public schools have been announced for Summerlin West.

Where is Summerlin, and what is close by?

Summerlin is on the west edge of the valley, with Red Rock Canyon behind La Madre Peaks. The new villages sit west of the 215 Beltway.

  • Getting around: the 215 Beltway runs along the east edge of the new villages. Summerlin Parkway is the other main freeway.
  • Downtown Summerlin: the main shopping and dining center for the master plan. The Loughton condos sit right in that core.
  • Parks and trails: Summerlin has more than 200 miles of trails. Grand Park, at more than 90 acres, anchors the busiest new village.
  • Golf: ten golf courses inside Summerlin.
  • Red Rock Canyon: the backdrop to La Madre Peaks.

Summerlin West is inside the City of Las Vegas. The Peaks, where Ascension sits, is part of Summerlin South, which is unincorporated Clark County. That changes which government bills your SID and handles services, so it is worth knowing before you buy.

What should you know before buying new in Summerlin?

Summerlin is a well run master plan, but a few things catch new buyers off guard.

  • Ask for a dated price sheet. Published prices for the same neighborhood differ by tens of thousands of dollars between Summerlin's own sources.
  • Get both HOA numbers. The $69 master fee is only part of it. The neighborhood fee is set separately.
  • Check the SID on the exact lot. It is billed with your property tax, and the amount depends on the parcel.
  • Do not assume a gate. Ascension in The Peaks is guard gated. For any other neighborhood, confirm gate status with the builder before you count on it.
  • Check age rules in writing. Summerlin describes Esplanade at Red Rock as an all ages community, but some sites list it as 55 and better. Read the governing documents.
  • Expect construction. Summerlin planned 11 new neighborhoods for 2026, so building traffic west of the 215 will be around for a while.
  • Look past the MLS. Some quick move-in homes are sold directly by the builder and may not show up in the Summerlin home search or on listing sites.

Why bring your own agent to a Summerlin model home?

The friendly person at the sales desk works for the builder. Their job is to sell that builder's homes at that builder's price.

In Summerlin you might be comparing a Toll Brothers townhome, a KB Home in Grand Park, and a Taylor Morrison single-story in La Madre Peaks, all with different lot premiums, HOAs, and SIDs. Having someone on your side who lines those up for you costs you nothing, because the builder pays the buyer agent commission either way. The one rule: most builders require your agent to be registered on your very first visit. Here is what having your own agent actually changes.
