Richmond American Homes is a national builder that started in Denver in 1977. Its parent company today is Sekisui House US, which it says was formerly M.D.C. Holdings. As of October 16, 2026, Richmond American is selling 21 communities in Clark County, with the most in southwest Las Vegas, plus Summerlin, Centennial Hills, Henderson, Lake Las Vegas, and North Las Vegas. Starting prices run from $409,950 for a Duo paired home at Caliterra to $1,734,950 for a ranch home at Cactus Bloom in Summerlin. Fourteen of its community pages say "No SID fee." The one tip: in four communities, every plan is listed as coming soon, so the only price you can see is a move-in ready home.

What to know first

  1. Southwest Las Vegas is where Richmond American builds the most. Eight of its 21 selling communities are there, from Caliterra in 89148 to Archer Park at Mountain's Edge in 89178.
  2. The range is wide. Duo paired homes at Caliterra, Vandalia, and Bella Coppia start between $409,950 and $451,950. Aspire Collection ranch homes start at $989,950 at Teton Terrace.

  5. Four communities offer half-acre homesites: Camden, Eldorado Valley, Racel Ridge, and Teton Terrace.
  6. Richmond American lets an agent register you for 30 days, then you can tour any of its communities on your own.

Prices as of October 16, 2026, from each community page on richmondamerican.com. They change with every release, and some plans start higher. "Starts from" is the lowest base plan price in the community's plans table. Where every plan says "Coming soon," the price shown is the lowest move-in ready home, marked "move-in ready." At Luna Park one move-in ready home is listed at $931,241, below the $978,950 plan price. Coming soon: Ember at Aries in Henderson ("coming this winter"), Racel Ranch ("coming this fall"), Ravenna, Gran Paradiso, and Penstone Landing, with no prices yet. Cresta Rosa in Henderson and Galway Grove are sold out.

Not every ZIP in the table matches one of my area guides. Vandalia (89183) is near Las Vegas Boulevard and I-15, and Luna Park (89183) is near Silverado Ranch Park and I-15. Eldorado Springs is in 89120, and Windsor Heights is in 89129 near Lone Mountain Park.

What is Richmond American known for in Las Vegas?

In Las Vegas, Richmond American sells small Duo paired homes, two-story family homes, and large Aspire Collection ranch homes, some on half-acre homesites.

Company: Richmond American Homes, founded in 1977. Parent company: Sekisui House US. Richmond American says its parent was M.D.C. Holdings before it became Sekisui House US.
Homes built: More than 250,000 nationwide, per the builder
Duo paired homes: Caliterra, Vandalia, and Bella Coppia, 1,370 to 1,660 square feet, 3 bedrooms
Aspire Collection: Ranch homes of 3,470 to 4,010 square feet at Cactus Bloom, Camden, Cashmere Meadows, Eldorado Valley, Racel Ridge, and Teton Terrace
Seasons Collection: Lexington Chase in southwest Las Vegas
UltraGarage: An extra-tall attached garage for a boat or RV, on plans at Archer Park and Luna Park

Most community pages say "Personalization available." On those homes you choose your homesite, structural options, exterior style, and finishes. Some communities also list move-in ready homes, with a ready date shown for each one.

On energy, Richmond American says every home gets its own HERS rating from an independent rater, not a sample rating. It lists WaterSense fixtures, a programmable thermostat, efficient HVAC, and advanced framing. Its energy page lists solar as California only, so do not expect solar as a standard feature here.

What do Richmond American homes cost in Las Vegas?

Starting prices run from $409,950 to $1,734,950. The highest single plan price I found is $1,964,950, for the Robert plan at Cactus Bloom.

What you want Where to look Starts from
A Duo paired home Caliterra, Bella Coppia, Vandalia $409,950
A two-story family home under $600,000 Addison Place, Eldorado Springs, Lexington Chase, Interlude $503,950

A half-acre homesite Teton Terrace, Racel Ridge, Eldorado Valley, Camden $989,950
Summerlin Iris Glen, Primrose Park, Cactus Bloom $574,950

From richmondamerican.com community pages, checked October 16, 2026. Lowest base plan price, or the lowest move-in ready home where no plan is priced. Prices change with every release.

Location moves the price as much as size. The same Rocco ranch plan starts at $989,950 at Teton Terrace, $1,099,950 at Eldorado Valley, $1,144,950 at Camden, and $1,734,950 at Cactus Bloom in Summerlin.

Move-in ready homes can cost more than the plan start. At Eldorado Valley the plans start at $1,099,950, while the move-in ready homes listed start at $1,424,950. Some move-in ready homes also show a crossed-out price and a savings amount, so ask what is included in that number.

What incentives is Richmond American offering in Las Vegas?

Richmond American often runs limited-time offers in Las Vegas, and they are often tied to its own lender, HomeAmerican Mortgage Corporation.

These offers change often and can end at any time, so ask which ones are live when you visit, and get the terms in writing. Before you choose the builder's lender, compare it with an outside quote. I explain why in using the builder's preferred lender.

How does buying a Richmond American home work?

Each community page splits homes into two groups: plans to build, and move-in ready homes with a ready date.

  • Plans to build: you pick a plan and lot and, where the page says personalization is available, your structural options and finishes.
  • Move-in ready: homes already under way or done, listed with a date such as "Ready for move-in Now" or a month. Richmond American tells agents some homes can close in as soon as 60 days.
  • Appointments: Cactus Bloom sells by appointment only, Silver Bow says appointment only, and Salerno Summit recommends one. Addison Place has no dedicated sales center, so call ahead.
  • Agent registration: your agent registers you online for 30 days, you confirm by email, and then you can tour any Richmond American community with or without your agent.

What should you know before buying a Richmond American home?

A few things are specific to how Richmond American lists its Las Vegas homes.

  • Check the SID line. Fourteen pages say "No SID fee": Addison Place, Bella Coppia, Caliterra, Camden, Cashmere Meadows, Eldorado Springs, Eldorado Valley, Interlude, Lexington Chase, Racel Ridge, Silver Bow, Teton Terrace, Vandalia, and Windsor Heights. The other seven do not say either way, so ask for the SID on the exact parcel. Here is how SID and LID taxes work.
  • Know which price you are looking at. At Bella Coppia, Solstice at Sunstone, Silver Bow, and Cashmere Meadows, every plan says coming soon, so only move-in ready prices are posted.
  • Paired means a shared wall. Caliterra, Vandalia, Bella Coppia, and Iris Glen sell paired homes, not detached houses.
  • Some are nearly done. Cashmere Meadows is marked "Final opportunity" with two homes listed, and Racel Ridge is only nine homes.
  • Ask for the HOA in writing. HOA amounts are not posted on the community pages I read. Racel Ridge is the one that says "No HOA fee."
  • No standard solar. Richmond American lists solar as California only.

Why bring your own agent to a Richmond American model?

The sales team at a Richmond American model works for Richmond American. Their job is to sell its homes at its price.

With 21 communities, it helps to have someone line up plan prices against move-in ready prices, check the SID on each parcel, and ask which offers are live. Richmond American's agent page says it pays commission to agents, and it lets me register you for 30 days, so you can even tour on your own. Here is what having your own agent actually changes.
