New Construction Homes at Lake Las Vegas

Eight builders are selling new homes around the lake right now, from 55 and better single-story homes and new townhomes in the $400,000s to waterfront homes with dock options above $1.7 million. Here is every neighborhood, and what to check before you visit a model.

320 Acre lake
$434,990 Lowest start, 55+

Lake Las Vegas is a master-planned community of about 3,600 acres around a 320 acre man-made lake in east Henderson, ZIP 89011. Fourteen new home neighborhoods are selling: the 13 on the Lake Las Vegas new homes page, updated October 3, 2026, plus Blue Heron's new Liora. Eight builders are active: Beazer, Blue Heron, Lennar, Pulte and its Del Webb brand, Richmond American, Taylor Morrison, Toll Brothers, and Tri Pointe. Starting prices run from $434,990 at Del Webb, a 55 and better community, and $455,990 at Pulte's Westlight townhomes for all ages, up to $1,756,000 at Blue Heron's Arvada on The Island. The one tip: get every HOA fee in writing, because the master, neighborhood, and SouthShore sub-master associations stack up.

What to know first

  1. Fourteen neighborhoods and eight builders are active, with starting prices from $434,990 for 55 and better, $455,990 for an all-ages townhome, and $490,990 for an all-ages house.
  2. Most of the lower priced all-ages houses are on the North Shore side, at Verona, Lago Del Sol, and Piazza Paradiso. Pulte's new Westlight adds townhomes. Most of the million dollar homes sit on The Island, in SouthShore, and on the new Liora peninsulas.
  3. You can pay more than one HOA. Homes belong to the Lake Las Vegas Master Association, SouthShore adds a sub-master, and some neighborhoods may add their own. Get every amount from the builder.
  4. Henderson calls its assessment districts LIDs. Whether a lot carries one depends on the parcel, so look it up before you sign.
  5. A private dock is an option, not a given, at Velaris, Arvada, and The Island. Ask what it costs and what is included.
  6. Register your own agent on your first visit to a Lake Las Vegas model. The sales team works for the builder.

Prices are published starting prices, and they change with every release. All rows were checked October 9, 2026. Lennar, Taylor Morrison, Beazer, Pulte, Del Webb, Tri Pointe, Toll Brothers, and Blue Heron prices are from the builder websites. Lennar prices are the low end of its published range. Portofino is Taylor Morrison's lowest collection start, Amara, which the builder marks as a final opportunity. Salerno Summit is from the Lake Las Vegas new homes page, because the builder site did not show a price. The Island also sells half-acre lakeside custom lots from $900,000. Marbella by Taylor Morrison and Riviera Vista by Lennar are sold out.

If you are 55 or older and weighing Del Webb here against other Henderson options, I compare them in 55 and better new construction in Henderson.

Where at Lake Las Vegas are new homes going up?

Building is spread around the lake. Most of the lower priced house neighborhoods sit on the North Shore side, the view homes are on the hillsides, and most luxury homes are on The Island, in SouthShore, and on the Liora peninsulas.

Neighborhoods: Verona by Taylor Morrison, Verona by Beazer, Lago Del Sol and Piazza Paradiso by Lennar
Starting prices: $490,990 at Verona to $723,857 at Serena

Westlight: two-story townhomes by Pulte, from $455,990
Lakeview Ridge: 53 elevated homesites by Tri Pointe, from $899,500

SouthShore

Neighborhood: Salerno Summit by Richmond American, from $1,195,950
Gates: guard gated, with its own sub-master HOA
Worth knowing: home of SouthShore Country Club

The Island and the lakefront

The Island: guard gated lakefront with Velaris from $1,438,000, Arvada from $1,756,000, and half-acre custom lots from $900,000
Velaris: 41 homesites, 23 of them waterfront, with a private dock option
Shoreline: Blue Heron homes near The Village with lake access, from $1,031,000
Liora: 60 lakefront lots on two north shore peninsulas of about 15.6 and 11 acres

Liora is the newest. Blue Heron bought the land in March 2026 for about $33.3 million, planned to break ground in spring 2026, and calls it the last remaining lakefront parcels at the lake. When I checked on October 9, 2026, Blue Heron said Liora is now open for sale, with its grand opening underway and grand opening pricing from $1,677,000.

What do new homes cost at Lake Las Vegas?

Published starting prices run from $434,990 at Del Webb to $1,756,000 at Arvada. The highest single plan start is $2,098,500 at Arvada, and Blue Heron listed one Arvada homesite at $2,595,000.

What you want Where to look Starts from
A 55 and better single-story home Del Webb at Lake Las Vegas $434,990
A townhome for any age Westlight $455,990
A two-story home for any age Verona, Verona by Beazer $490,990
A single-story home for any age Ridges, Hills, and Falls at Lago Del Sol, Portofino $550,635
Room for extended family Vita and Serena at Piazza Paradiso, Next Gen suites $611,988
A view or gated home near $900,000 Lakeview Ridge, Incanta Lago $899,500
A guard gated home Salerno Summit, Velaris, Arvada $1,195,950
A lakefront home with a dock option Velaris, Arvada $1,438,000

From builder websites checked October 9, 2026. Salerno Summit is from the Lake Las Vegas new homes page, checked the same day.

Four things move the price the most. First is the type of home, since a 55 and better single-story home and a three-story home with a sky deck are different products. Second is where the lot sits, because waterfront lots on The Island, guard gated SouthShore, and elevated view lots cost more. Third is the private dock option. Fourth is lot size, with The Island's half-acre lots at the top.

Prices also differ by source. Lakeview Ridge shows $944,000 on the Lake Las Vegas page and $899,500 on Tri Pointe's site. Shoreline shows the high $900,000s in one place and $1,031,000 in another. Always work from a dated price sheet from the builder.

What will you pay each month on top of the mortgage?

At Lake Las Vegas you are looking at more than one HOA, property tax, and on some parcels a City of Henderson LID payment. Here is how each one works.

Cost What it is Amount
Master HOA Lake Las Vegas Master Association Confirm with the builder
SouthShore sub-master An extra association layer for guard gated SouthShore Confirm with the builder
Neighborhood HOA Your own neighborhood's association, if it has one Ask the builder
LID payment A City of Henderson local improvement district assessment Depends on the parcel, check the lot
Property tax Clark County, with a 3% yearly cap on increases for a primary home Based on assessed value

Builder websites show HOA figures for a few neighborhoods, $262 at Taylor Morrison's Verona, $351 at Tri Pointe's Lakeview Ridge, and $259 and $267 at Lennar's Lago Del Sol, checked September 16, 2026. None of them says what period that covers or whether it includes every association, so ask for the full total in writing.

The layers are what catch people. Ask the builder for the master, sub-master, and neighborhood amounts together, and read the association documents before you close. I cover how to compare these in HOA fees on Las Vegas new construction.

The City of Henderson calls its assessment districts LIDs, and the bills are handled by Assessment Management Group. Whether a Lake Las Vegas lot carries one depends on the parcel, so look it up by parcel number and ask the builder before you sign. I explain how these work in SID, LID, and taxes explained.

Which schools serve the new Lake Las Vegas neighborhoods?

Builders list the same three public schools for their Lake Las Vegas neighborhoods: Josh Stevens Elementary, B. Mahlon Brown Academy of International Studies, and Basic Academy of International Studies.

Where the home is Elementary Middle High
Lakeview Ridge (Tri Pointe) Josh Stevens B. Mahlon Brown Academy Basic Academy
Lago Del Sol and Piazza Paradiso (Lennar) Josh Stevens B. Mahlon Brown Academy Basic Academy
Verona (Taylor Morrison) Josh Stevens B. Mahlon Brown Academy Basic Academy

From builder websites for Lakeview Ridge, Lennar's Lake Las Vegas neighborhoods, and Verona, and the Lake Las Vegas schools page updated May 28, 2026. SouthShore and The Island were not checked against CCSD zoning. Zones can change, so confirm your exact address with the CCSD zoning search.

Josh Stevens Elementary is at 550 Dave Wood Circle in 89011. Lake Las Vegas describes it as about 2 miles away and the first new campus in the Clark County School District since 2010. The middle and high schools are both in Henderson's 89015 ZIP, and B. Mahlon Brown offers the IB Middle Years Programme.

Where is Lake Las Vegas, and what is close by?

Lake Las Vegas is on the east edge of the valley in the City of Henderson. To get there, take the 215 east toward Henderson until the freeway ends, keep going east on Lake Mead Parkway, and turn left on Lake Las Vegas Parkway.

  • Getting around: an older developer page puts the Strip about 25 minutes away. Your real drive depends on the 215 and Lake Mead Parkway at your time of day.
  • The lake: 320 acres, with electric Duffy boat rentals, paddleboards, kayaks, pedal boats, and a wakeboard cable.
  • The Village at MonteLago: waterfront dining, Seasons Grocery, and seasonal concerts and events.
  • Golf and the Sports Club: Reflection Bay Golf Club and SouthShore Country Club, plus the private Lake Las Vegas Sports Club for residents, with pools, tennis, pickleball, a fitness center, and a spa.
  • Trails: the paved 34 mile River Mountains Loop Trail, and the Historic Railroad Trail, with 5 tunnels toward Hoover Dam. Lake Mead access is close by.
  • Hospitals: St. Rose Dominican Rose de Lima on Lake Mead Parkway, Henderson Hospital, and St. Rose Siena.

Lake Las Vegas was first planned in the 1960s, went through bankruptcy and legal delays, and took off again in the mid-2010s with new investors. Today it has roughly 4,500 homes, and construction is still going. I compare it with another Henderson favorite in Lake Las Vegas vs Seven Hills.

What should you know before buying new at Lake Las Vegas?

Lake Las Vegas has a lot going for it, but a few things catch new buyers off guard.

  • Ask for a dated price sheet. The Lake Las Vegas site and builder sites show different prices for the same neighborhood.
  • Get every HOA number. Master, sub-master in SouthShore, and neighborhood fees can all apply. Builder sites show a single number without saying what it covers.
  • Check the LID on the exact lot. Henderson assessments depend on the parcel.
  • Price the dock separately. At Velaris, Arvada, and The Island, a private dock is an option, not standard.
  • Know the Del Webb lawsuit. In December 2025 the Del Webb at Lake Las Vegas Community Association sued Pulte Homes of Nevada, alleging nearly 90 homes are sinking and that retaining and rockery walls have problems. Pulte disputes how serious it is. It says repairs are done or underway with 43 homeowners, under 5% of homes. That is from the Las Vegas Review-Journal, May 4, 2026. If you look at Del Webb, ask about it and read the disclosures.
  • Check age rules in writing. Del Webb at Lake Las Vegas is age restricted, 55 and better.
  • Liora pricing is new. Blue Heron is selling Liora at grand opening pricing, so get the price for your exact homesite in writing.
  • Know what is next door. Aries by Pulte is a separate community, not part of Lake Las Vegas. It covers more than 1,100 acres on the south side of Lake Mead Parkway, at the former Three Kids Mine. It has a grand opening in September 2026 and 5 subdivisions from $300,000 to $500,000 (Review-Journal, September 11, 2026). Expect building activity across the parkway for a while. Westlight, also by Pulte, is a different neighborhood inside Lake Las Vegas.
  • Look past the MLS. Many new homes here are sold directly by the builder and may not show up on listing sites.

Why bring your own agent to a Lake Las Vegas model home?

The friendly person at the sales desk works for the builder. Their job is to sell that builder's homes at that builder's price.

At Lake Las Vegas you might be comparing a Lennar single-story at Lago Del Sol, a Tri Pointe view home at Lakeview Ridge, and a Blue Heron home on The Island, each with its own price, HOA costs, and options like a private dock. Having someone on your side who lines those up for you costs you nothing, because the builder pays the buyer agent commission either way. The one rule: most builders require your agent to be registered on your very first visit. Here is what having your own agent actually changes.
