Nevada offers some of the strongest down payment assistance programs in the western United States, and many of them work with new construction homes in Las Vegas. If the upfront cash requirement has been keeping you on the sidelines, these programs can make a real difference in 2026.

Home Is Possible: The Flagship Nevada Program

Home Is Possible is administered by the Nevada Housing Division and remains the most widely used assistance program in Clark County. In 2026, eligible buyers can receive a grant equal to 4% to 5% of the loan amount, which on a $530,000 purchase could mean $21,200 to $26,500 toward your down payment or closing costs. The grant is forgivable after three years, meaning you do not repay it as long as you stay in the home. Minimum credit score is 660, and there are income and purchase price limits, though many Las Vegas households will qualify under the 2026 thresholds.

Worker Advantage: $20,000 for Essential Workers

The Nevada Housing Division launched the Worker Advantage program to support teachers, nurses, first responders, and other essential workers purchasing their primary residence. Qualifying buyers can receive up to $20,000 in assistance, structured as a forgivable second mortgage. This is one of the most generous amounts available in the state and can be combined with a first mortgage from a participating lender. Given that entry-level new construction in North Las Vegas starts in the high $300Ks, the Worker Advantage grant can cover a meaningful share of your down payment.

Home At Last and Rural Rocks

Home At Last is offered through Nevada Rural Housing Authority and provides an interest-free second mortgage for buyers who need help with the down payment. The minimum credit score is 640, which is slightly more accessible than Home Is Possible. Rural Rocks offers $20,000 forgivable over 30 years and is aimed at buyers in less populated areas of Nevada, though portions of the Las Vegas metro may qualify depending on census tract designations.

Clark County Welcome Home CLT is a newer community land trust program that opened in early 2026 and offers deeply affordable pathways to ownership, particularly for households at 80% or below area median income. This program is worth tracking if you are a lower-income buyer who has not found a traditional down payment program that fits.

How to Stack Programs with Builder Incentives

Here is where strategy matters: many builders in Las Vegas allow buyers to combine down payment assistance grants with the builder's own incentive packages. A buyer using Home Is Possible could receive a 4% grant from the state and then negotiate a separate closing cost credit from the builder's lender on top of that. Not every builder or lender permits stacking, so confirming this before you write an offer is essential.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose recommends that every first-time buyer get a pre-approval through a Nevada Housing Division approved lender before visiting model homes. Many buyers do not realize they qualify for assistance until a lender runs their application through the program system. Ryan has helped clients in Henderson, North Las Vegas, and Summerlin access grants that covered most or all of the required down payment on a new construction home.
