Which Northwest Las Vegas Communities Are Age Restricted?

Trilogy Sunstone is a 55 plus community built by Shea Homes at 9560 Lapis Ln in the 89143 zip code, inside the larger Sunstone master plan. Floor plans run from about 1,312 to 2,758 square feet across single family, duplex and condo collections. Residents share the Cabochon Club, a roughly 15,000 square foot resort club with a pool, a fitness center, a culinary studio, and pickleball and bocce courts.

Los Prados is the older option, a gated community in the northwest valley with 1,358 homes across 21 villages. Four of those villages are age restricted: Barrington Bay, Castle Bay Shores, Cedar Point and Colwood Place. The association staffs a main gate on Lone Mountain Road and a back gate on Ann Road around the clock, and the grounds include an 18 hole golf course, two pools near the clubhouse, a 2.2 mile walking path and a 205 space RV lot.

What Do the Dues and Age Rules Actually Cover?

Los Prados lists monthly association dues of $220, with a separate sub association dues amount for residents of the age restricted villages. Trilogy Sunstone carries its own assessments tied to the Cabochon Club. Two homes a mile apart can bill very differently, so Ryan pulls the dues and the resale package before you fall for a floor plan.

Age rules come from the community itself, written into its governing documents, not from the city or from the listing. Occupancy language varies on who else may live in the home and at what age. Ryan asks for the recorded documents in writing and tells you to confirm the rule with the HOA before you remove a contingency. He will not summarize a rule from memory.

What a Northwest Specialist Watches For

Single story living is the quiet reason most buyers land here, and it is not guaranteed by the community name. Ryan checks step down entries, shower thresholds, garage width and whether a casita counts as a second story in the plan. What Homes Are Selling For in Centennial Hills and Skye Canyon

Here is what actually closed. Las Vegas MLS records 368 home sales in Centennial Hills and Skye Canyon from July 25 through September 23, 2026, at a median price of $525,000.

Half of those sales landed between $422,487 and $662,250, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 29 days.

By property type, the medians were single family homes at $544,375 (332 sales), townhomes at $353,500 (22 sales) and condos at $253,995 (14 sales).
