Pulte Homes has opened Westlight, a new townhome neighborhood on Lake Las Vegas Parkway in Henderson, and it is the only new townhome community selling right now inside the 3,600-acre Lake Las Vegas master plan. Two model homes opened for tours on Oct. 3 at 245 Asher Falls Drive, and every Westlight buyer gets the $25,000 Lake Las Vegas Sports Club initiation fee waived.
That matters because Lake Las Vegas has long been known for custom estates, golf course homes and lakefront living. A two-story townhome with a garage and a small footprint is a different way in. If you have wanted the lake, the trails and the club life without a big yard to care for, this is a new option worth a look.
One note before we dig in. The details in this post come from a Las Vegas Review-Journal Homes section piece that is marked as provided content, which means the builder side supplied it. It is not independent reporting. Pricing was not included in that piece, so you will not find prices here. I will stick to what was published and tell you how to get the rest straight from the source.
What Happened
Westlight sits along Lake Las Vegas Parkway, the main road that winds through the community on the east side of Henderson. Pulte Homes built it as a townhome neighborhood with two-story designs, flexible floor plans and private garages. The builder says nearly all of the homes have views of the Las Vegas Strip, and some have mountain views too.
The model homes opened for tours starting Saturday, Oct. 3. You will find them at 245 Asher Falls Drive in Henderson. Pulte is asking buyers to set an appointment to tour, either by calling 725-237-6600 or by going to pulte.com/westlight.
There are three floor plans at Westlight. They are called the Branton, the Cornwall and the Danbury. They range from 1,759 square feet to 1,900 square feet. Every plan has two and a half baths and a two-car garage, and the bedroom count runs from two to four depending on the plan and how you set it up.
Two of the three plans are open as models. The Danbury is about 1,900 square feet with three to four bedrooms. It has open living areas and a loft. That loft can be a home office, a lounge or a game room, depending on what your household needs. The Cornwall is about 1,759 square feet with two to three bedrooms and an open layout. Its standout feature is a rooftop deck, which gives you an outdoor spot to relax, host friends or watch the Strip light up at night. The third plan, the Branton, is not one of the models, and the published piece did not share its details beyond the overall range.
The developer of Lake Las Vegas is Raintree Investment Corp. Its president, Patrick Parker, said Westlight brings a type of home to the community that buyers cannot find anywhere else there right now. He said the homes give buyers the space and function of a single-family home with the ease of townhome living, and that he expects a lot of interest.
Then there is the club perk. Westlight buyers get the $25,000 Lake Las Vegas Sports Club initiation fee waived. According to the piece, club members get access to nearly 100 group fitness classes each week, tennis and pickleball courts, heated pools and member events, including Friday night happy hours. Keep in mind that a waived initiation fee is not the same as free membership. Ask the sales team what ongoing club dues look like, because the published piece did not say.
Why It Matters to Las Vegas Residents
For a long time, buying in Lake Las Vegas meant one of two paths. You bought a resale condo or home, or you went with a single-family new build. Westlight is the only new townhome community selling there right now. That gives buyers a third path, and it is a path built for people who want less upkeep.
Think about who that fits. A couple whose kids have moved out and who do not want to spend Saturdays on yard work. A remote worker who wants a loft office and a pickleball court down the road. A first-time buyer in the Henderson area who wants a garage, a modern layout and a resort-style setting. A part-time resident who wants to lock the door and leave for a few weeks. A townhome with a two-car garage can work for all of them.
Location helps too. Westlight is along Lake Las Vegas Parkway, close to many of the community's best-known spots. The piece lists the 320-acre lake, dining and entertainment in the Village, Reflection Bay Golf Club, walking and biking trails and year-round community events. If you live in Green Valley or near the 215 and you have only driven out to Lake Las Vegas for dinner, this is the kind of place where that dinner becomes your weekly walk.
The sports club waiver also matters more than it might seem. Many people move to Lake Las Vegas for the lifestyle, not just the house. Classes, courts, pools and a social calendar are a big part of why the community feels the way it does. Taking a $25,000 entry fee off the table lowers one of the hurdles that might have kept some buyers on the sidelines.
There is also a wider market story here. This week, the Review-Journal reported that the Las Vegas Valley has more than 10,000 homes for sale for the first time since 2014, and Freddie Mac's 30-year average mortgage rate hit 7.28 percent. More choice and higher rates change how buyers shop. Builders often respond with perks and incentives, and a club fee waiver is one example. Buyers have more room to compare, ask questions and take their time.
It helps to be clear about what a townhome is and is not. You share at least one wall with a neighbor. Your outdoor space is smaller, and in Westlight's case that space may be a rooftop deck or a balcony instead of a backyard. In return, you usually get less to maintain on the outside, and an association handles more of the shared areas. For a lot of people in the valley, trading a yard for a pool they do not have to clean and a gym they do not have to buy is a fair swap. For others, a private backyard for a dog or kids is a must. Neither answer is wrong. It just helps to know which camp you are in before you tour.
Background and History
Lake Las Vegas did not happen overnight. The lake is a man-made reservoir in Henderson, formed by an earthen dam across the Las Vegas Wash. The wash still runs to Lake Mead through a bypass under the reservoir. Filling of the lake began in 1991, and the resort community grew up around it through the 1990s and 2000s, with hotels, golf and a Mediterranean-style village on the water.
The community hit hard times during the housing crash. The joint venture behind the original development filed for Chapter 11 bankruptcy in July 2008 and came out of it in July 2010. In the years since, the master plan has slowly found its footing again, with new owners, reopened hotels and new home builders returning to finish the land that sat idle.
Today, the developer describes Lake Las Vegas as a 3,600-acre resort community built around a private 320-acre lake, a short drive from the Strip. The community includes Reflection Bay Golf Club, the Lake Las Vegas Sports Club, lakeside dining, hotels and events all year long. Raintree Investment Corp. is the current developer, which is why its president is the one quoted on Westlight's opening.
Townhomes fill a gap in that picture. Much of what has been built in the community over the years leans toward larger homes and higher-end estates. A townhome with a smaller footprint gives more buyers a chance to live near the water. It also adds a different kind of neighbor to the mix, which tends to keep a community lively all year.
What Happens Next
The models are open now, and tours are by appointment. Early buyers usually get the widest pick of lots and views, so if a Strip view or a certain spot in the neighborhood matters to you, the first few weeks are when the choice is best. Because nearly all Westlight homes are said to have Strip views and only select homes have mountain views, ask which buildings face which way before you fall in love with a floor plan.
Pricing, release dates for each phase and move-in timelines were not part of the published piece. Those are the questions to bring to your tour. You will also want the full picture on monthly costs. That means HOA dues for the townhome association, any master association fee for Lake Las Vegas, ongoing sports club dues and property taxes. None of those numbers were in the source, so get them in writing from the builder.
Watch the wider market too. The Las Vegas REALTORS September report is due out around Oct. 7 to 9. It will show whether inventory kept climbing and how prices moved. If supply keeps rising and rates stay high, builders across the valley may keep leaning on perks to bring buyers in. That could shape what you are able to ask for at Westlight and in other new communities.
For people who already live in Lake Las Vegas, a new neighborhood means more activity on the parkway, new neighbors at the sports club and more families on the trails. Building work in a new section can bring some construction traffic for a while. I like seeing a townhome option in Lake Las Vegas. For years, people have told me they love the lake, the trails and the quiet, but they do not want a big house or a big yard. Westlight speaks to exactly that buyer. A rooftop deck with a Strip view on the Cornwall, or a loft office on the Danbury, are features people really use day to day.
Here is my honest advice. Do not let a $25,000 waiver make the decision for you. It is a real perk, but the smart move is to compare the full monthly cost of owning here against other Henderson options, including resale townhomes and condos nearby. With more than 10,000 homes on the market valley-wide, buyers have room to shop. Also, if you want your own agent, bring them to your first visit. Many builders ask for that on day one, so ask the sales team how they work with buyer's agents. Having someone on your side to read the contract, ask about incentives and check the HOA documents is worth it on any new build. Stand in the spaces and picture your furniture, your routine and your weekends.
Bring a list of questions. What is the price for each plan, and what is included as standard? What are the HOA and master association fees? What will sports club dues be after the initiation fee is waived? Which homes have Strip views and which have mountain views? When will each phase release, and how long until move-in? Are there any added incentives for using the builder's preferred lender, and how do they compare to an outside lender?
Finally, spend a little time in the community before you decide. Walk the lakeside trail, grab a bite in the Village and drive the route you would take to work or school at rush hour. Lake Las Vegas is a lifestyle choice as much as a home choice, and the best way to know if it fits is to try it on for an afternoon.
It is also smart to look at what else is out there before you sign. Compare Westlight with resale townhomes and condos in Lake Las Vegas and nearby Henderson neighborhoods. Resale homes can come with finished landscaping, window coverings and a known HOA history, while a new build gives you fresh systems, a builder warranty and the chance to pick some finishes. Line them up side by side on total monthly cost, commute time and the lifestyle you actually want. That simple exercise clears up a lot of decisions.
If you already own a home in the valley and would need to sell before you buy, start that conversation early. Timing a sale with a new build closing takes planning, and knowing what your current home is worth in today's market gives you a real budget to shop with.
