What Is the Median Home Price in Las Vegas?

The median price of an existing single family home in Las Vegas was $475,000 in August 2026, according to Las Vegas REALTORS. For condos and townhomes, the median was $299,900. Half of the homes sold for more than those numbers, and half sold for less.

What Is the Latest Median Home Price in Las Vegas?

Las Vegas REALTORS (LVR) tracks homes sold through the local Multiple Listing Service each month. Its August 2026 report showed:

  • Single family homes: $475,000, down 1% from August 2025
  • Condos and townhomes: $299,900, up 0.6% from August 2025

The single family record is $490,000, set in May and June 2026. The median was $480,000 in July. So prices have eased a little over the summer but stayed close to that record.

These figures cover existing homes, meaning resale homes. Brand new homes bought straight from a builder are generally not what this report measures.

What Does "Median" Mean?

The median is the middle sale. Line up every home sold that month from cheapest to most expensive, and the median sits right in the middle. It is not the average, so a few mansions do not pull it up much.

That makes it a good gauge of the typical home. It does have limits, though. The median can move just because a different mix of homes sold that month. A month with more condos or smaller homes can pull it down even if values held steady.

Why Does the Price Change So Much by Area?

The Las Vegas Valley is big. The LVR median covers the whole Southern Nevada market, from older central neighborhoods to newer master plans in Summerlin and Henderson. Age of the home, lot size, and HOA amenities all shift price. So does the school zone.

That is why Ryan never uses the valley median alone to set a budget or a list price. He pulls recent sales for the exact neighborhood, and often the exact street. Those comps tell you far more than one citywide number.

What Does a Median Priced Home Cost Each Month?

Here is a rough example with clear assumptions. Say you buy at $475,000 with 10% down, so your loan is $427,500. Freddie Mac reported an average 30 year fixed rate of 6.95% on September 17, 2026. At that rate, principal and interest come to about $2,830 a month.

Property taxes and homeowners insurance come on top of that. Many homes also have an HOA fee. This is an estimate only. Your real payment depends on your rate and your loan, so have a lender run your numbers.
