Which Las Vegas Suburbs Are Growing Fastest?

North Las Vegas and Henderson are the fastest growing cities in the Las Vegas Valley. U.S. Census Bureau estimates show North Las Vegas grew 14.3% and Henderson grew 11.5% from April 2020 to July 2025, while the City of Las Vegas grew 5.3%. Among unincorporated areas, Clark County's own estimates show Enterprise, in the southwest valley, growing fastest from 2024 to 2025.

What Do the Census Numbers Show?

The Census Bureau released its Vintage 2025 city estimates on May 14, 2026. They measure population as of July 1, 2025, against a base from April 2020.

North Las Vegas went from 259,479 to 296,653 people, a gain of about 37,200. Henderson went from 316,736 to 353,289, a gain of about 36,600. The City of Las Vegas added about 34,000 people, but on a much larger base, so its rate was 5.3%. Clark County as a whole grew 6.2% over the same stretch.

The most recent single year tells a similar story. From 2024 to 2025, Henderson grew 1.55% and North Las Vegas grew 1.48%. The City of Las Vegas grew 0.69%.

Which Unincorporated Areas Are Growing?

Much of the valley sits outside any city. Places like Enterprise and Spring Valley are unincorporated towns run by Clark County, so the Census city list skips them. Clark County publishes its own yearly count, the Southern Nevada Consensus Population Estimate.

Comparing the county's August 2024 and August 2025 estimates:

• Enterprise grew about 3.5%, from 252,893 to 261,744
• Henderson grew about 3.1%, from 354,961 to 366,087
• Summerlin South, part of the Summerlin area, grew about 2.5%, from 34,962 to 35,838
• Spring Valley grew about 1.1%, from 226,915 to 229,399

The county notes that some figures can shift when community boundaries change. Its method also differs from the Census, which is why the Henderson numbers do not match. Use each source on its own terms.

Where Is Enterprise, and Why Is It Growing?

Enterprise covers much of the southwest valley. It became an unincorporated town in December 1996, per the Las Vegas Review Journal. The same 2024 report credits the 215 Beltway and master planned communities like Mountain's Edge and Southern Highlands for its growth. If Enterprise were a city, its 2025 county estimate would rank it fourth in the valley, after the three biggest cities.

In Henderson, new homes are going up in master planned communities such as Cadence, where builders include Lennar and D.R. Horton, among others.

What Does Fast Growth Mean for Buyers?

Growth brings choices. Fast growing areas tend to have more new construction to compare. It also brings road work and nearby lots that may be built on later.
