What Score Does Each Loan Type Need?

FHA loans are a common path for buyers with lower scores. Experian reports that a score of 580 or higher can qualify for the 3.5% minimum down payment. A score from 500 to 579 calls for at least 10% down.

Conventional loans changed recently. Fannie Mae removed its 620 minimum credit score for loans run through its Desktop Underwriter system, for loan files created on or after November 16, 2025, according to a legal update from Orrick. The system now weighs your whole credit picture instead of one cutoff.

VA loans for eligible veterans do not list a set score on the VA's purchase loan page. It says you must meet the VA's and your lender's standards for credit and income.

Do Nevada Down Payment Programs Have a Minimum?

Yes. The Nevada Housing Division's Home Is Possible program lists a minimum credit score of 640. It offers assistance of up to 4% of the total loan amount for eligible first time buyers. So a buyer at 600 might qualify for an FHA loan but not for this help.

Why Does a Higher Score Still Matter?

Lenders can also set rules that are stricter than the program minimum. Two lenders may give you two different answers on the same score. That is why it pays to talk to more than one.

Start by pulling your credit reports and checking them for mistakes. Pay every bill on time, since late payments hurt the most. Pay card balances down so you use a smaller share of your limits. Avoid opening new cards or loans right before or during the loan process.
