What Is the Cost of Living in Las Vegas?

The cost of living in Las Vegas is right around the national average. The U.S. Bureau of Economic Analysis scored the Las Vegas metro at 100.2 for 2024, where 100 is the U.S. average (data released February 2026). Housing costs run above average, but Nevada has no state income tax, and that closes much of the gap for most households.

How Does Las Vegas Compare to the Rest of the Country?

The BEA tracks prices by metro area in a measure called Regional Price Parities. For 2024, the all items score for Las Vegas was 100.215. That means a basket of everyday spending costs about the same here as it does nationwide.

Housing is the exception. The BEA housing score for Las Vegas was 115.5 in 2024, up from 107.6 in 2021. So rent and home costs sit roughly 15% above the national level, while most other spending sits at or below it.

What Does Housing Cost in Las Vegas Right Now?

Las Vegas REALTORS reported a median price of $475,000 for existing single family homes sold in August 2026, per a News 3 Las Vegas report from September 9, 2026. That was down 1% from August 2025. The median for condos and townhomes was $299,900.

Here is a rough example. On a $475,000 home with 10% down, the loan would be $427,500. At 6.95%, the Freddie Mac 30 year average for the week of September 17, 2026, principal and interest come to about $2,830 a month. That figure leaves out property tax and insurance, plus any HOA dues or SID payments. It is an estimate for planning, not a loan quote. Ask a lender for your real numbers.

How Much Will You Pay in Taxes?

The Nevada Constitution says no income tax shall be levied on the wages or personal income of people. Only federal tax comes out of your paycheck.

Sales tax is where Nevada collects instead. The Nevada Department of Taxation lists the Clark County rate at 8.375%, in effect since January 1, 2020. The state constitution exempts food for human consumption, but prepared food and alcohol are still taxed. So groceries cost less than the headline rate suggests, and restaurant meals cost more.

Property tax bills on a primary home are protected by a 3% yearly cap, according to Clark County. Rentals and second homes get a cap of up to 8%. Everyone's tax picture is different, so confirm yours with a CPA.

What About Utilities and Other Monthly Bills?

Electricity is the bill that swings the most. NV Energy's standard residential rate, effective January 1, 2026, is an $18 monthly basic charge plus about 12.1 cents per kWh. A home using 1,000 kWh in a month would pay about $139 before local government fees. Summer months use far more power than spring or fall.

Water from the Las Vegas Valley Water District starts with a $13.88 monthly service charge on the most common home meter, plus a charge for each 1,000 gallons used. Then add gas, trash, internet, and car insurance, which vary by home and provider.
