What Are HOA Fees Like in Las Vegas?
HOA fees in Las Vegas depend on the community, so there is no single valley number. As one real example, the Las Vegas Review Journal reported 2026 master association dues in Summerlin of $74 a month in Summerlin North, $76 in Summerlin South, and $69 in Summerlin West. Many homes also pay a second association fee on top of the master fee.

Why Do Las Vegas HOA Fees Vary So Much?
Many Las Vegas homes sit in planned communities. Each one has its own budget, so the fee follows what the HOA pays for. A basic master association may cover common landscaping and parks. A guard gated village adds staff at the gate. A condo or townhome association may also handle exterior upkeep, and Nevada law requires associations to carry certain insurance.
Many master planned areas also have layers. You pay the master association, then a sub association for your village or collection. The Review Journal noted that the Summerlin Council share, which funds parks and community events, rose by $7 to $37 a month per household.
Are HOA Fees the Same as SID or LID Charges?
No. Special improvement district (SID) and local improvement district (LID) charges pay for roads and other infrastructure in some newer areas. They show up on the county property tax bill, not the HOA bill. When you compare two homes, add the HOA fees and any SID or LID charge together to see the real monthly cost.
How Can You Find the Exact HOA Fee for a Home?
Start with the listing, then confirm it in writing. Nevada law (NRS 116.4109) says a seller must give the buyer a resale package from the association. It has to include the monthly assessment, a statement of all current and expected fees, the budget, and a summary of the reserves. It also lists any transfer fees tied to the sale.
The association has 10 calendar days to provide the documents after the seller asks. The fee for the certificate starts at $185 in the statute, and it can rise a small amount each year with inflation.
Here is the key protection. After you receive the resale package, you can cancel the purchase by written notice until midnight of the fifth calendar day, with no penalty. Read it closely. For legal questions about HOA documents, check with a real estate attorney.
What Should You Look For in the Resale Package?
Look at the reserve summary first. Low reserves can lead to a special assessment later. Then check for pending lawsuits against the association, which the package must disclose. Last, read the rules on things you care about. Parking and pets come up often, and so do backyard changes.
