What Is Spring Valley Like?

Spring Valley is not a city. It is an unincorporated town, so Clark County handles local government. It runs from Sahara Avenue south to Warm Springs Road, and from Decatur Boulevard west to Hualapai Way.

It started in 1970 as a planned community on about one square mile. Today it has more residents than most cities in Nevada, spread across many separate subdivisions.

Spring Mountain Road is home to Las Vegas Chinatown. Chinatown Plaza opened in 1995, and Nevada named the area its official Chinatown in 1999. Desert Breeze Park is the big local park. It has four baseball fields, two roller hockey rinks, a skate park, and a dog park.

What Is Summerlin Like?

Summerlin is one plan, built over more than three decades. Howard Hughes says it sits about nine miles west of the Strip, right next to Red Rock Canyon National Conservation Area. It also has over 200 miles of trails.

Downtown Summerlin, its 400 acre core, is home to shops and the Las Vegas Ballpark. Most of Summerlin is in the City of Las Vegas, while Summerlin South is unincorporated county land, much like Spring Valley.

Who Does Each Area Fit?

Spring Valley tends to fit buyers who work on the Strip or in the middle of the valley. It also suits people who love to eat out, since Chinatown is close by.

Summerlin tends to fit buyers who want trails and Red Rock close to home. It also suits people who like one master plan with a shared town center.

Schools in both areas are part of the Clark County School District. Check the exact school zone for each home, since it can differ from one street to the next.
