What Are Buyer Closing Costs in Las Vegas?
Buyer closing costs in Las Vegas typically run about 2% to 5% of the purchase price, on top of your down payment. That range comes from the Consumer Financial Protection Bureau. On a $475,000 home, it works out to roughly $9,500 to $23,750.

Why Use $475,000 as the Example?
Las Vegas REALTORS reported a median price of $475,000 for existing single family homes in Southern Nevada in August 2026, according to News 3 Las Vegas. Condos and townhomes had a median of $299,900. At that condo price, 2% to 5% comes to about $6,000 to $15,000.
The CFPB says your real costs depend on the home price, your down payment, lender charges, the loan type, the home type, and where it is.
What Is Included in Buyer Closing Costs?
The CFPB's Closing Disclosure sorts your costs into a few groups.
Origination charges are what your lender charges to make the loan.
Services you cannot shop for are third party services your lender picks, such as the appraisal.
Services you can shop for are ones you may choose yourself, such as some title services.
Taxes and government fees cover recording the deed and your mortgage.
Prepaids include interest from your closing date to the end of that month, plus insurance paid in advance.
The initial escrow payment starts your account for future property tax and insurance bills.
Some loans add their own fee. Experian reports that FHA loans carry an upfront mortgage insurance fee, usually 1.75% of the loan amount. VA loans have a one time funding fee. If you buy in an HOA community, expect some HOA related charges too.
Who Pays the Transfer Tax in Clark County?
The Nevada Department of Taxation lists the Clark County real property transfer tax at $2.55 per $500 of value. On a $475,000 sale, that is about $2,423.
Under Nevada law (NRS 375.030), the buyer and seller are jointly liable for this tax. Who actually pays it is set in your purchase contract. Read that line before you sign.
How Can You Lower Your Closing Costs?
Compare Loan Estimates from more than one lender. Lenders must send one within three business days of your application, per the CFPB.
You can also ask the seller to pay part of your costs in your offer. Whether they agree depends on the home and the market, and your lender will tell you the limit for your loan.
