How Much Down Payment Do You Need to Buy a House in Las Vegas?

You do not need 20% down to buy a house in Las Vegas. FHA loans allow as little as 3.5% down, some conventional loans allow 3%, and eligible veterans can buy with no down payment on a VA loan. On a median priced Las Vegas home, 3.5% down is about $16,625.

What Are the Minimum Down Payments by Loan Type?

HUD says an FHA down payment can be as low as 3.5% of the purchase price. Experian reports that FHA buyers with credit scores from 500 to 579 need at least 10% down, while scores of 580 and up can use the 3.5% minimum.

The Consumer Financial Protection Bureau notes that some lenders offer conventional loans with 3% down. It also says special zero down payment programs exist for groups such as veterans. The VA confirms there is no down payment on a VA purchase loan as long as the price isn't higher than the appraised value.

What Does That Look Like on a Las Vegas Home?

Las Vegas REALTORS reported a median price of $475,000 for existing single family homes in August 2026, according to News 3 Las Vegas. Here is the down payment at a few levels on that price.

At 3.5% down, you need about $16,625. At 5% down, about $23,750. At 10% down, about $47,500. At 20% down, about $95,000.

Condos and townhomes cost less. Their median was $299,900 that month, so 3.5% down would be about $10,500.

Is Putting Less Down a Good Idea?

It depends on your savings and your goals. The CFPB points out a clear trade. The less you put down, the more you pay in interest and fees over the life of the loan. It also says that with less than 20% down you will likely pay mortgage insurance.

On the other side, cash you put into the house is cash you can't use for an emergency. Many buyers choose a smaller down payment so they keep a cushion. That is a fair choice as long as the monthly payment still fits.

Don't forget closing costs. The CFPB says they typically run 2% to 5% of the purchase price, on top of your down payment. On a $475,000 home, that is about $9,500 to $23,750.

Is There Down Payment Help in Nevada?

Yes. The Nevada Housing Division runs Home Is Possible. Its program page lists assistance of up to 4% of the total loan amount, usable for down payment and closing costs. It is set up as a second mortgage. Buyers must be first time buyers (no home owned in the past three years), have a 640 minimum credit score, take a homebuyer class, and meet county income and price limits.
