Firefighters and EMTs Qualifying for $20,000 Down Payment Assistance

Firefighters and EMTs respond to emergencies across the Las Vegas valley, and the Nevada Worker Advantage Program rewards that service with $20,000 in down payment assistance. Both professions appear on the program's list of 47 eligible careers.

How Firefighters and EMTs Qualify

Firefighters, EMTs, paramedics, and hazmat technicians all qualify for the Worker Advantage grant. At least one borrower on the loan must work full time in an eligible role. You need a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County.

The program is not limited to first time homebuyers. Firefighters and EMTs who already own a home or have purchased one before can still apply. The maximum purchase price is $832,750, and the property must serve as your primary residence.

What the $20,000 Covers

The $20,000 comes as a 0% interest second mortgage with no monthly payments. Repayment happens only when you sell, refinance, or reach the end of the 30 year term. You can apply the funds to your down payment, closing costs, or a rate buydown to reduce your monthly payment.

At the Las Vegas median home price of $482,000, the grant covers more than 4% of the purchase price. Combined with an FHA loan requiring 3.5% down, the Worker Advantage grant could cover your entire down payment and leave funds for closing costs.

Clark County Fire Department operates 42 stations across the valley, making it one of the largest fire departments in the country. Las Vegas Fire and Rescue, Henderson Fire Department, and North Las Vegas Fire Department add dozens more stations. AMR also employs paramedics and EMTs throughout the region for ambulance transport.

That spread of stations means firefighters and EMTs work in nearly every zip code in the valley, giving you flexibility to buy a home close to your assigned station.
