What Is Nevada's Worker Advantage Program

Nevada's Worker Advantage Program provides $20,000 in down payment assistance to essential workers buying homes in the state. Created through Governor Joe Lombardo's Nevada Housing Access and Attainability Act (AB540), the program launched on December 1, 2025, and is administered by the Nevada Housing Division.

How the Program Works

The Worker Advantage Program offers a $20,000 grant structured as a 0% interest, second mortgage with no monthly payments. You repay the balance only when you sell, refinance, or reach the end of the 30 year term. That structure means the assistance costs you nothing while you live in your home.

You can apply the $20,000 toward your down payment, closing costs, or even a mortgage rate buydown. Rate buydown options include using 2% or 4% of the loan principal in discount points, which can significantly lower your monthly payment.

Who Can Apply

The program targets 47 essential worker professions across four categories: healthcare, education, public safety, and construction. At least one borrower on the loan must work full time in a qualifying role. Unlike many assistance programs, you do not need to be a first time homebuyer to qualify.

Additional requirements include a minimum 640 credit score, at least six months of Nevada residency, and income at or below 150% of the area median income. In Clark County, that income cap is $142,350. The maximum purchase price reaches up to $832,750, and the home must serve as your primary residence.

Funding and Availability

AB540 dedicated $250 million in state resources to affordable workforce housing, with $18 million earmarked specifically for the Worker Advantage Program. That funding supports approximately 900 households on a first come, first served basis. As of January 2026, only 81 of those 900 spots have been claimed, leaving 819 still available.
