How to Apply for Nevada's $20,000 Down Payment Assistance

by Ryan Rose

The Nevada Worker Advantage Program offers $20,000 in down payment assistance to essential workers, and the application process runs through certified lenders rather than a government office. Here is exactly how to apply and what to expect at each step.

Step 1: Confirm Your Eligibility

Before contacting a lender, verify that you meet the basic requirements. You need a minimum 640 credit score, at least six months of Nevada residency, and income at or below 150% of the area median income (up to $142,350 in Clark County). At least one borrower must work full time in one of 47 qualifying essential worker professions across healthcare, education, public safety, or construction. The home must be your primary residence with a purchase price up to $832,750.

Step 2: Find a Certified Lender

The Worker Advantage Program is only available through Home Is Possible certified lenders. Nevada has more than 70 participating lenders statewide. You can search the official directory at Home Is Possible Find a Lender or contact the Nevada Housing Division directly at HIP@housing.nv.gov or 800-227-4960.

Step 3: Complete Homebuyer Education

The program requires homebuyer education before closing. Your lender can point you toward approved courses, which cover budgeting, mortgage basics, and homeowner responsibilities. Completing this step early keeps your timeline on track.

Step 4: Lock In Your Assistance

Your certified lender handles the Worker Advantage application alongside your primary mortgage. The $20,000 is structured as a 0% interest second mortgage with no monthly payments. You can apply it toward your down payment, closing costs, or a mortgage rate buydown using 2% or 4% of your loan principal in discount points.

How Quickly Are Spots Filling Up

The program serves approximately 900 households on a first come, first served basis. As of January 2026, only 81 spots have been claimed, leaving 819 available. That said, awareness is growing rapidly, so applying sooner gives you the best chance of securing your $20,000.
