Who Qualifies for Nevada's Worker Advantage Program

Nevada's Worker Advantage Program is open to 47 essential worker professions, and unlike most down payment assistance programs, you do not need to be a first time homebuyer. Here is a complete breakdown of who qualifies and what the program requires.

Qualifying Professions

The program covers four broad categories of essential workers. At least one borrower on the mortgage must hold a full time position in one of these roles.

Healthcare (13 professions): Physician, RN, LPN/LVN, Nurse Practitioner, Medical Assistant, Surgical Technologist, Radiologic Technologist, Lab Technician, Pharmacist, Home Health Aide, Physical Therapist, Occupational Therapist, Medical Receptionist

Education (10 professions): Teacher, Special Ed Teacher, Teacher Aide/Paraeducator, School Counselor, School Bus Driver, School Administrator, Instructional Coordinator, School Librarian, School Secretary, Custodian/Janitor

Public Safety (12 professions): Police Officer, Firefighter, EMT/Paramedic, Sheriff/Deputy, Correctional Officer, Dispatcher, State Trooper, Border Patrol, Search and Rescue, HazMat Tech, Public Safety Diver, Wildland Firefighter

Construction (12 professions): Carpenter, Electrician, Plumber/Pipefitter, Concrete Finisher, Ironworker, Heavy Equipment Operator, Drywall Installer, Roofer, Mason, Painter, Glazier, General Laborer

Additional Requirements

Beyond your profession, you must meet several financial and residency criteria. Your credit score needs to be at least 640. Your household income cannot exceed 150% of the area median income, which in Clark County caps at $142,350. You must have lived in Nevada for at least six months.

The home you purchase must be your primary residence, with a maximum price of $832,750. You will also need to complete a homebuyer education course before closing.

Most Nevada down payment assistance programs require first time buyer status. The Worker Advantage Program does not. If you already own a home, sold one years ago, or currently rent after previously owning, you can still qualify.
