Worker Advantage Program and Home Is Possible Lenders in Nevada

The Worker Advantage Program is not something you can apply for on your own. You need a Home Is Possible certified lender to submit your application, verify your eligibility, and structure the $20,000 grant alongside your primary mortgage. Choosing the right lender is one of the most important steps in the process.

Why You Need a Certified Lender

Nevada Housing Division administers the Worker Advantage Program through its Home Is Possible network. Only lenders who have completed certification through this program can originate Worker Advantage loans. A standard mortgage lender, even a great one, cannot access the grant funds unless they hold this specific certification.

What to Look for in a Lender

Not all certified lenders have the same level of experience with the Worker Advantage Program. Since the program launched in December 2025, some lenders have processed dozens of applications while others are still learning the details. When you speak with a potential lender, ask how many Worker Advantage loans they have closed and whether they understand how the grant can be split between your down payment, closing costs, and rate buydown.

You should also confirm that they can pair the grant with your preferred loan type. FHA, VA, and conventional loans are all compatible with the program, and your lender should be comfortable structuring any of these combinations.

The Application Process

Once you connect with a certified lender, they will verify that you meet the eligibility requirements: 640 or higher credit score, at least six months of Nevada residency, income at or below 150% of the area median income, and full time employment in one of the 47 qualifying professions. Your lender handles the paperwork with Nevada Housing Division and coordinates the grant funding at closing.

The process moves at the pace of a typical mortgage, usually 30 to 45 days from application to closing. Having your documents ready, including pay stubs, tax returns, and proof of employment, helps keep things on schedule.
