Most homebuyers focus on saving for a down payment, but closing costs catch many people off guard. In Clark County, closing costs typically run between 2% and 5% of the purchase price. On a $400,000 home, that means $8,000 to $20,000 in fees due at the closing table. The Worker Advantage Program can help cover those costs entirely.

What Closing Costs Actually Include

Closing costs are a collection of fees charged by your lender, the title company, and local government. They include loan origination fees, appraisal charges, title insurance, escrow fees, recording fees, and prepaid items like homeowners insurance and property taxes. None of these are optional, and they all come due on closing day.

For essential workers already stretching their budgets to qualify for a home, these fees can be the final obstacle. The Worker Advantage Program was designed with this reality in mind.

How the $20,000 Applies to Closing Costs

The Worker Advantage grant of $20,000 can be applied to closing costs, your down payment, or a combination of both. It can even be used to buy down your interest rate. The funds are structured as a 0% interest second mortgage with no monthly payments, repaid only when you sell, refinance, or reach the 30 year term.

If your closing costs total $12,000 on a $400,000 home, you could apply that amount directly from the grant and still have $8,000 remaining for your down payment. Paired with an FHA loan requiring just 3.5% down ($14,000), the grant could cover a significant portion of your total upfront costs.

Why This Matters for Essential Workers

Many of the 47 qualifying professions pay solid wages but leave little room for savings after rent, student loans, and everyday expenses. Nurses, teachers, firefighters, and tradespeople often have the income to support a mortgage payment but struggle to accumulate the lump sum needed at closing. Applying the grant to closing costs removes that barrier.
