Some master-planned communities have amenities that sit empty. Anthem's actually get traffic. If you value that stuff, it's worth the HOA fee.
Mountain Views and Elevation
You're tucked against the McCullough Range at 2,450 to 3,400 feet elevation with real views. Not every home has them, but many do. The foothills location gives you something beyond flat suburban sprawl.
On clear days, you can see across the valley. Sunsets hit different when you're elevated. Small thing, but it matters after years of living somewhere.
Solid Schools
Liberty High School and Coronado High School perform well. Elementary and middle schools in the area (Elise L. Wolff, Glen C. Taylor, Del E. Webb Middle) get decent marks. You're not getting private school results, but you're getting above-average public education without the Summerlin premium.
If schools drive your decision, Anthem delivers.
Community Events and Social Opportunities
Farmers markets, concerts, holiday events, fitness classes. If you want built-in social structure, Anthem provides it. Good for families new to Las Vegas or retirees who want activities without joining a 55+ community (though Sun City Anthem is available if you want that too).
You're not required to participate, but the options exist if you want them.
Well-Maintained Common Areas
Your HOA fees ($39 to $201 per month depending on section) actually maintain things. Landscaping stays sharp. Streets stay clean. Parks get upkeep. Compared to neighborhoods where common areas turn into weedy messes, it's noticeable.
The Cons
You're Far From Everything
Grocery stores, restaurants, shopping. You'll drive 10 to 15 minutes minimum for basic errands. Want Whole Foods or Trader Joe's? You're looking at The District at Green Valley Ranch, about 15 minutes away.
