The community hosts regular events: food truck festivals, movie nights in Central Park, holiday celebrations, fitness classes, and community gatherings.
This is an active, family-focused community. Less established and mature than Anthem or Green Valley. More energy, more growth, more noise from ongoing construction.
Who Should Buy in Cadence?
First-time homebuyers: Affordable entry point ($260K to $400K) with new construction quality. No deferred maintenance. Modern floor plans.
Growing families: Brand new schools, kid-friendly parks, safe streets, family-oriented vibe. Excellent for families with young children.
Active adults 55+: Heritage at Cadence offers guard-gated living with 23,000 sq ft clubhouse, pools, fitness, and social activities at reasonable pricing ($400K to $600K).
People who want new construction: This is new builds only. No 20-year-old homes with aging HVAC. Everything is modern and under warranty.
Budget-conscious buyers: Better value per square foot than Anthem, Seven Hills, or MacDonald Highlands while still getting master-planned amenities.
Who Shouldn't Buy in Cadence?
People who hate construction noise. Cadence is still building out through 2029-2030. Expect trucks, dust, and construction activity.
Buyers seeking mature landscaping and established neighborhoods. Trees are young. Parks are new. It lacks the settled feel of older communities.
People who work on the Strip daily. East Henderson adds 10 to 15 minutes to your Strip commute compared to central Henderson or Summerlin.
Luxury buyers seeking prestige. Cadence is affordable and family-friendly, not exclusive or luxurious. For prestige, look at Anthem Country Club or MacDonald Highlands.
The Bottom Line
Cadence is Henderson's best value for new construction. Prices start in the $260Ks. You get 50-acre Central Park, brand new schools, modern homes, and a family-focused community. HOA fees are reasonable ($75 to $180 monthly). Location is east Henderson with good freeway access.
Trade-offs: ongoing construction through 2029-2030, young landscaping, longer Strip commute, and less established feel compared to Anthem or Green Valley.
