Location and Commute
Anthem sits in the southeastern foothills along Horizon Ridge and Eastern. You're about 16 miles southeast of downtown Las Vegas, 15 minutes to Green Valley shopping, and close to Lake Las Vegas.
Seven Hills is further south, tucked into the foothills near the 215 and St. Rose. You're looking at 25 to 30 minutes to the Strip, but you're closer to the premium shopping and dining along St. Rose Parkway and The District at Green Valley Ranch.
If you work downtown or on the west side, Anthem shaves 10 minutes off your commute. If you work in Henderson or want quick freeway access, Seven Hills has the edge.

Seven Hills has the Rio Secco Golf Course (separate membership), community pools, parks, and trails. The amenity package is solid but less extensive than Anthem. HOA fees are comparable to Anthem's mid-range sections.
If you want resort-style amenities included in your HOA, Anthem wins. If you prefer a quieter, more exclusive feel with optional golf membership, Seven Hills fits better.
Schools
Both feed into good schools, but there are differences.
Anthem kids typically go to Liberty High School or Coronado High School, both of which rank well for Henderson. Elementary schools (Elise L. Wolff, Glen C. Taylor, Shirley & Bill Wallin) get solid marks.
Seven Hills also feeds into Coronado High School and the same elementary schools, plus access to The Henderson International School (private, A rating, 7:1 student-teacher ratio).
Schools are essentially tied. Both are strong options compared to the rest of the valley.
Home Age and Condition
Anthem homes were mostly built 1998 to 2010. You're looking at 15 to 27-year-old properties. Expect some maintenance: HVAC replacements, roof repairs, older appliances.
Seven Hills has a wider range. Development started around 2000, with some sections built through the 2010s. You'll find newer construction with more modern layouts and less immediate maintenance.
If you want move-in ready with minimal repairs, Seven Hills offers more options. If you're okay with some updates and want to save on purchase price, Anthem works.
Lifestyle and Vibe
Anthem feels more activity-driven. Community events, club usage, people walking trails. It's social without being stuffy. The development by Del Webb emphasized "active lifestyle" from day one.
Seven Hills feels more refined and low-key. Less community programming, more privacy. People choose it for the location, views, and status more than the lifestyle programming.
Neither is better. Just different. Think about whether you want built-in social opportunities or prefer a quieter, more independent setup.
