Law enforcement officers protect the Las Vegas valley every day, and the Nevada Worker Advantage Program offers them $20,000 in down payment assistance when they purchase a home. Police officers are one of 47 eligible professions on the program's approved list.

How Police Officers Qualify

Police officers, sheriffs, and deputy sheriffs all qualify for the Worker Advantage grant. At least one borrower on the loan must hold a full time position in an eligible law enforcement role. You need a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County. The program is not limited to first time homebuyers, so officers who already own property can still apply.

The maximum purchase price is $832,750, and the home must serve as your primary residence.

What the $20,000 Covers

The $20,000 arrives as a 0% interest second mortgage with no monthly payments. You repay the balance only when you sell, refinance, or reach the end of the 30 year term. The funds can go toward your down payment, closing costs, or a mortgage rate buydown.

With the Las Vegas median home price around $482,000, this grant covers more than 4% of the purchase price. Paired with an FHA loan at 3.5% down, the Worker Advantage grant could handle your entire down payment with room left for closing costs.

Law Enforcement Employment in Las Vegas

The Las Vegas Metropolitan Police Department is a combined city and county agency with 10 area commands across the valley. Henderson Police Department, North Las Vegas Police Department, and the Nevada Highway Patrol also employ hundreds of sworn officers throughout the region. State troopers assigned to the Las Vegas area qualify for the program as well.

That concentration of law enforcement employers means officers can find homes in nearly every part of the valley and still keep a reasonable commute.
