Who Is Building in Skye Canyon Today?

Skye Canyon is a 1,700 acre master plan by Olympia Companies, off US 95 in northwest Las Vegas. Its own website now lists three builders: Century Communities, Toll Brothers and LGI Homes. Many older web pages still name other builders, so Ryan works from the current list.

Century Communities has the most choices here. Its Skyeview neighborhood has four collections. Arroyo offers townhomes, Sierra and Terra are two story homes, and Mesa has single story plans. Ryan has written buyer guides for Arroyo, Sierra and Terra. Toll Brothers says its Paloma collection is in its final phase, with only a few move in ready homes left. LGI Homes sells Topaz townhomes.

Century lists Divich Elementary, Escobedo Middle and Arbor View High for Mesa, Terra and Arroyo. Ryan still checks each address on the CCSD zoning search.

What About Sunstone and Skye Summit?

Sunstone sits right next to Skye Canyon off US 95, but it is a separate master plan with its own HOA. Lennar has five collections there, and Shea sells Trilogy Sunstone, a gated 55+ community. The two are easy to mix up, so Ryan confirms which one a lot is in.

Skye Summit is the next plan coming. KB Home bought the first land there in January 2026 for Vertice at Skye Summit, with sales expected in early 2027. Expect construction traffic near Tropical Parkway and the 215 for years.

How Ryan Handles a Northwest Build

Start by calling Ryan before your first builder visit, so he is named as your agent. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra.

Century shows two different "from" prices on some collections, one on the header and a lower base plan price. Ryan asks which one applies to your lot. He reads the contract with you, gets HOA and any SID amounts in writing, and helps you choose upgrades you will use. Parts of Skye Canyon were financed through a special improvement district, so he checks the exact parcel.

During construction, Ryan suggests a private inspection before drywall and another before closing. He can also send photos and videos if you live out of state. Kevin, a Google reviewer, said Ryan sent walkthrough videos while he was out of state.
