Who Can Help My Family Upsize to a Larger Home in Summerlin?

by Ryan Rose

If your family has outgrown its home and Summerlin is the goal, Ryan Rose | Real Broker, LLC can run both sides of the move. He sells the home you have and helps you buy the bigger one, on one timeline.

Which Summerlin Villages Have Larger Homes?

Summerlin covers 22,500 acres on the west edge of the valley, and Howard Hughes is still building it. Most new larger homes sit in the western villages past the 215 Beltway. The Summerlin home search, updated September 10, 2026, shows several good fits for growing families.

In Grand Park, KB Home's Alton Reserves runs from 1,634 to 3,063 square feet, starting at $684,990. Richmond American's Primrose Park goes bigger, with four bedrooms and 3,410 to 3,690 square feet, starting at $1,127,950. Over in Kestrel, Lennar's Mockingbird offers 3,000 to 3,335 square feet from $796,990, and one plan is a NextGen design with a private suite for a parent or older child.

Grand Park is named for its park, which is more than 90 acres. Homes in the northern part of Grand Park are zoned for Givens Elementary, Becker Middle School and Palo Verde High School for the 2026 to 2027 school year. Zoning can change inside one village, though. Parts of Kestrel Commons go to Givens and other parts go to Lummis Elementary. Check your exact address on the CCSD zoning search.

Prefer an established street and a mature yard? Older Summerlin villages sell mostly as resale homes, and Ryan will show you both kinds.

How Ryan Plans a Summerlin Move Up

First, Ryan looks at what your current home should sell for and what you may clear after costs. Then a lender confirms what you can afford next. Ryan connects buyers with trusted lenders and down payment assistance programs. Your lender can explain your options for using equity before your current home sells.

Next, he picks the order. Each builder sets its own rules on offers that depend on selling your current home, so Ryan asks before you choose a lot. On a resale home, he can write a contingent offer or ask your buyer for a short rent back after closing.

If you already live in Summerlin, you are selling to people who want Summerlin. Ryan markets your home to those buyers while you shop.

What Clients Say About Ryan's Advice on Timing

Natasha wrote that she has heard Ryan give realistic advice about timing, even when it meant a client waited longer to buy. That matters when two closings have to fit together.
