Which New Communities Are Open in North Las Vegas?

The big news is Sandstone at Tule Springs. KB Home opened it on September 4, 2026 at North 5th Street and the 215 Beltway. The plan covers nearly 300 acres inside the Villages at Tule Springs and calls for more than 1,500 homes. Landings and Reserves are open now. Meadows and Gardens are coming soon. KB lists pricing from the $300,000s.

Close by, D.R. Horton sells Heartland at Tule Springs, a gated master plan with nine neighborhoods. Its lineup runs from two story townhomes to large single story homes with three car garages. Lennar is selling three collections at The West End, plus gated townhome communities such as Heritage Square and Solara.

Much of the lowest priced new product in North Las Vegas is townhomes. If you want a detached home or a single story, expect a higher starting price.

What Should You Watch For on a North Las Vegas Build?

Phases move fast here. D.R. Horton already marks some Heartland phases "Final Opportunities," and a few older phase pages no longer exist. Ryan tracks what is still open.

Brand new plans also mean years of nearby building. Sandstone has two neighborhoods still to open, so expect dust and trucks for a while.

Builder school lists are not zoning. D.R. Horton names Triggs Elementary, Saville Middle and Legacy High as nearby schools for Heartland. Ryan checks the exact address on the CCSD zoning search before you pick a lot.

How Ryan Represents You

Call Ryan before your first model visit. Many builders want your agent named on that first visit. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra.

He reviews the builder contract with you, including the deposit and the closing date terms. He asks for the lot premium in writing, since KB notes that a homesite premium may apply. He pulls the HOA amounts and checks the parcel on the Clark County Treasurer site for any special assessment. For upgrades, he helps you rank design center picks so your budget goes to what matters to you. During the build, he suggests private inspections before drywall and before closing.
