Next step: Pick the two or three things that matter most to you. Then read those sections first.
Where they are and who runs them
Mountain's Edge
Mountain's Edge is a master-planned community of about 2,500 acres. The Clark County Commission approved it in September 2002. The county places it south of Blue Diamond Road and west of Rainbow Boulevard.
The county plan set aside about 700 acres for parks, schools and a fire station. Homes here use zip codes 89178 and 89179. Zip 89179 covers the south part of the community.
Southern Highlands
Southern Highlands is a master-planned community of about 2,300 acres. Clark County approved it on November 18, 1998. The HOA says it is generally bordered by I-15 on the east, Cactus Avenue on the north, Jones Boulevard on the west and St. Rose Parkway on the south. A few parcels inside those lines are not part of the HOA.
Homes here use zip code 89141, and the mailing address says Las Vegas. The St. Rose Dominican Siena Campus hospital is on St. Rose Parkway in Henderson, along the south edge.
Same town, same county
Here is the big thing they share. Both are in unincorporated Clark County, in the town of Enterprise. Neither one is in the City of Las Vegas. So county services, county rules and the county commission apply to both.

Home prices side by side
Here are recent closed sales for Mountain's Edge and Southern Highlands.
Closed sales, August 19, 2026 through October 19, 2026. Source: Las Vegas MLS closed sales export, pulled 2026-10-19. Areas are grouped by zip code, so they are close to but not the same as master plan lines.
| Area | Closed sales | Median sale price | Middle half of sales | Median price per sq ft | Median days on market |
|---|---|---|---|---|---|
| Mountain's Edge (89178, 89179) | 119 | $455,000 | $390,000 to $560,000 | $235 | 28 |
| Southern Highlands (89141) | 106 | $525,000 | $458,625 to $680,812 | $253 | 26 |
The Mountain's Edge row covers zips 89178 and 89179. Both zips also hold homes outside Mountain's Edge. The Southern Highlands row covers zip 89141, which is bigger than Southern Highlands. It runs north of Cactus Avenue and west of Jones Boulevard.
How to read these numbers
A median is the middle sale. Half sold for more, half for less. The middle half shows where most sales landed, from the lower quarter to the upper quarter.
Southern Highlands' middle half runs from $458,625 to $680,812. Mountain's Edge runs from $390,000 to $560,000. So most Mountain's Edge sales landed at a lower price.
The top sale in Southern Highlands was $5,500,000. That is just one sale. The middle half gives a fairer picture of what most buyers paid.
Example: A 2,000 sq ft home at $250 per sq ft works out to about $500,000. (Made-up numbers to show the math.) Lot, view, age and updates all change the price.
Next step: Ask Ryan for recent sales in the one neighborhood you like, not just the area.
Houses and townhomes
The gap between the two areas depends on the type of home. Here are the medians by type, for the same window.
| Home type | Mountain's Edge | Southern Highlands |
|---|---|---|
| Single family | $481,500 (102 sales) | $535,000 (101 sales) |
| Townhome | $350,440 (16 sales) | $390,000 (only 5 sales) |

For single family homes, the Southern Highlands median was $53,500 higher. That is a smaller gap than the overall median. Mountain's Edge also had more townhome sales, 16 vs 5. So it can be an easier place to find a lower-priced first home.
The Southern Highlands townhome median rests on only 5 sales. Treat it as a rough guide, not a firm price.
Next step: Decide on a house or a townhome first. It changes the price gap more than the area does.
Prices by zip code
Mountain's Edge spans two zip codes. Here is how they compare with Southern Highlands.
| Zip code | Closed sales | Median sale price | Middle half of sales | Median price per sq ft | Median days on market |
|---|---|---|---|---|---|
| 89178 (most of Mountain's Edge) | 95 | $450,000 | $376,000 to $558,700 | $239 | 28 |
| 89179 (south Mountain's Edge) | 24 | $482,000 | $415,500 to $593,750 | $230 | 32 |
| 89141 (Southern Highlands) | 106 | $525,000 | $458,625 to $680,812 | $253 | 26 |

All 24 sales in 89179 were single family homes. Every townhome sale in the Mountain's Edge row came from 89178.
Next step: If you want a house in Mountain's Edge, ask Ryan to compare 89178 and 89179 for your budget.
HOA dues and property taxes
The price of the home is only part of the cost. Plan for HOA dues, property taxes and insurance too.
HOA dues
| Topic | Mountain's Edge | Southern Highlands |
|---|---|---|
| Master association | Yes | Yes, plus sub-associations in many neighborhoods |
| Monthly dues | Ask the HOA | Ask the HOA (702-361-6640) |
| What dues pay for | Ask the HOA | Parks, landscaped common areas, a roving patrol and running the association |
| Short-term rentals | Ask the HOA | Not allowed. The HOA bans short-term and vacation rentals. |
In Southern Highlands, the HOA sets its budget each fall. New dues start January 1. In both areas, ask for the master dues and any sub-association fee on the home you like.
Read more about Southern Highlands HOA fees.
Property taxes
Both areas are in Nevada, so the same state rules apply:
- Nevada has no state personal income tax.
- The yearly increase in the tax bill is capped at 3% on a primary home and 8% on other property. The cap limits the bill, not the value.
Ask for the tax bill on any home you like.
Next step: Ask for the HOA resale packet and the last tax bill before your inspection period ends.
Parks, golf and shopping
| Topic | Mountain's Edge | Southern Highlands |
|---|---|---|
| Big parks | Exploration Peak Park and Mountain's Edge Regional Park, both run by Clark County | Seven community parks and two dog parks, run by the HOA |
| Hiking and walking | A trail to the top of Exploration Peak, plus a walking path at the regional park | The Paseo, a lit walking path next to Goett Family Park |
| Water play | A water spray park at Exploration Peak Park | Splash pads, May to September. The master HOA has no pools. |
| Sports | Sports fields, soccer and outdoor basketball at the regional park | Basketball and tennis courts |
| Golf | Ask | Southern Highlands Golf Club, a private club. Membership is separate from HOA dues. |
| Shopping in the community | A retail center inside the community. Ask what is there now. | Southern Highlands Marketplace: a grocery store, a drugstore, urgent care, dental offices, a bank and a gas station |
Exploration Peak Park is nearly 80 acres. About 24 acres are built out, and the rest is open space and trails. It also has a playground, an amphitheater, picnic areas, volleyball and Old West play areas, like a western town and a covered wagon.
See more on Southern Highlands parks.
Next step: Spend one Saturday in each area. Walk a park, grab lunch and see which one feels like home.
Schools
Public schools in both areas are part of the Clark County School District (CCSD). Here are the zoned schools Clark County maps show today.
| School level | Mountain's Edge | Southern Highlands |
|---|---|---|
| Elementary | Carolyn S. Reedom, Jan Jones Blackhurst (south), Tyrone Thompson (west) or William V. Wright (north), by street | Stuckey, Frias or Ortwein, by street |
| Middle | Barry and June Gunderson Middle School | Lois and Jerry Tarkanian Middle School |
| High | Desert Oasis High School for most homes. Some homes on the west edge go to Sierra Vista High School. | Desert Oasis High School |
| Private school in the community | Ask | Southern Highlands Preparatory School, preschool through 8th grade |
So most homes in both areas share a high school. The middle and elementary schools are different. School zones are set by address, and they can change. Check each address with the CCSD school search before you write an offer.
