The quick answer

In recent closed sales, single family homes in Rhodes Ranch cost about $96,500 less than in Southern Highlands. That is about 18% lower. But the price per square foot was the same. Rhodes Ranch homes that sold were simply smaller.

The other big difference is the gate. Rhodes Ranch is guard-gated as a whole. In Southern Highlands, only some neighborhoods are guard-gated.

Where they are and who runs them

Rhodes Ranch

Rhodes Ranch sits in the southwest valley, in zip 89148. Most of it is in the Spring Valley area, and a few streets are in Enterprise. Clark County's plan puts its edges at Sunset Road and the 215 on the north, Durango Drive on the east, Pebble Road on the south and Fort Apache Road on the west.

The county approved the plan on October 16, 1996. Homes and the golf course came starting in 1997. The plan area is about 1,450 acres, counting the golf course and nearby shopping. Today there are nearly 4,000 homes in the main area.

Southern Highlands

Southern Highlands sits along I-15 in the southwest valley, in the town of Enterprise. Its HOA says it is generally bounded by I-15 on the east, Cactus Avenue on the north, Jones Boulevard on the west and St. Rose Parkway on the south. Some parcels inside those lines are not part of the HOA.

The county approved its Development Agreement on November 18, 1998. Homes came starting in the late 1990s and early 2000s, and new homes and custom lots are still offered today. It covers about 2,300 acres.

So the setup is close. Both are in unincorporated Clark County, not the City of Las Vegas or Henderson. Neither is a 55+ community. Southern Highlands is the larger of the two.

Rhodes Ranch is a small sample, 26 sales in two months, so one sale can move the median. Its mix also holds 6 condos, which pull the all-types median down. That is why this guide leads with single family homes.

For the wider southwest valley (zips 89113, 89141, 89148 and 89178), the median was $489,970 from 397 sales, at $251 per square foot.

How to read these numbers

A median is the middle sale. Half sold for more, half for less. The middle half shows where most sales landed, from the lower quarter to the upper quarter.

Here is the key point. Price per square foot was the same in both, $254 vs $253. The median home that sold in Rhodes Ranch was about 1,700 sq ft. In Southern Highlands (zip 89141) it was about 2,100 sq ft.

Rough math: 1,700 sq ft at $254 is about $432,000. 2,100 sq ft at $253 is about $531,000. So you pay about the same for each square foot. You get a bigger home for more money in Southern Highlands. Lot, view, age and updates all change the price.

Rhodes Ranch is mostly single family homes. It also has 27 townhomes and The Falls at Apache Springs, a 360-unit condo community. Those condos are the lowest-priced way into Rhodes Ranch.

Southern Highlands is mostly single family homes too. It also has custom home lots, from about a third of an acre to several acres. In Rhodes Ranch, most lots are about 2,600 to 7,800 sq ft, and the largest are just under half an acre.

Gates and security

This is the biggest difference between the two.

In Southern Highlands, ask about the gate for the one neighborhood you like. Some are gated and some are not.

The Southern Highlands HOA sets its budget each fall, and new amounts start January 1. In both communities, ask the HOA for current dues before you write an offer.

Property taxes

Both communities are in unincorporated Clark County, so there is no city vs county difference between them. The same Nevada rules apply:

• Nevada has no state personal income tax.
• On a primary home, the yearly increase in the property tax bill is capped at 3%.

Ask for the last tax bill on any home you like.

Public schools in both are part of the Clark County School District (CCSD). The two communities go to different middle and high schools.

School zones are set by address, and they can change. Check each address with the CCSD school search before you write an offer.

Rhodes Ranch homes that sold were smaller.

Which one is guard-gated, Rhodes Ranch or Southern Highlands?

Rhodes Ranch is guard-gated as a whole, with security patrols. In Southern Highlands, only some neighborhoods are guard-gated, like The Estates and Tuscan Cliffs. The Southern Highlands HOA also pays for a 24-hour roving patrol of its parks and common areas. Ask about the gate for the neighborhood you like.

Can anyone play golf in Rhodes Ranch and Southern Highlands?

Rhodes Ranch Golf Club is open to public play, and you can book a tee time online. Southern Highlands Golf Club is a private club for members and their guests. Club membership there is separate from HOA dues.

How far apart are Rhodes Ranch and Southern Highlands?

About 20 minutes by car, off-peak, or about 10 miles. Both are about 20 minutes from the airport with no traffic. Both are in unincorporated Clark County, and both are open to all ages.
