Summerlin vs Henderson: Which Vegas Wins?

Next step: Pick the two or three things that matter most to you. Then read those sections first.

Where they are and who runs them

Summerlin

Summerlin is a master-planned community along the western rim of the Las Vegas valley. It sits against Red Rock Canyon National Conservation Area. It has more than two dozen villages, and some neighborhoods inside them are gated.

Summerlin is not its own city. Depending on the street, a home there is in the City of Las Vegas or in unincorporated Clark County. Ask which one applies to any home you like.

Henderson

Henderson is its own incorporated city with its own city services. The City of Henderson lists several master-planned communities, including Anthem, Seven Hills, Inspirada and Lake Las Vegas.

So the big setup difference is this. Summerlin is one large master plan. Henderson is a whole city with many neighborhoods and several master plans inside it.

Want to go deeper on one side? Read the Summerlin villages guide or living in Henderson: pros and cons.

Next step: Drive from each area to your work at rush hour before you tour homes.

Home prices side by side

Here are recent closed sales for Summerlin, Henderson and the Las Vegas valley as a whole.

AreaClosed salesMedian sale priceMiddle half of salesMedian price per sq ftMedian days on market
Summerlin445$605,000$430,000 to $957,500$30633
Henderson891$505,000$399,000 to $650,000$25836
Las Vegas (valley wide)4,045$445,000$360,000 to $577,000$25029

The Summerlin row covers zips 89134, 89135, 89138, 89144 and 89145. The Henderson row covers zips 89002, 89011, 89012, 89014, 89015, 89044, 89052 and 89074. Some homes in these zips sit outside Summerlin or outside Henderson city lines.

How to read these numbers

A median is the middle sale. Half sold for more, half for less. The middle half shows where most sales landed, from the lower quarter to the upper quarter.

Summerlin's middle half runs from $430,000 to $957,500. That is a much wider spread than Henderson's $399,000 to $650,000. So Summerlin has a bigger mix, from townhomes to high-end homes.

Example: A 2,000 sq ft home at $300 per sq ft works out to about $600,000. (Made-up numbers to show the math.) Lot, view, age and updates all change the price.

Next step: Ask Ryan for recent sales in the one neighborhood you like, not just the area.

Houses, townhomes and condos

The gap between the two areas depends on the type of home. Here are the medians by type, for the same window.

Home typeSummerlinHendersonLas Vegas (valley wide)
Single family$692,902 (334 sales)$540,000 (731 sales)$480,950 (3,218 sales)

Condo$297,500 (44 sales)$270,500 (43 sales)$218,500 (354 sales)

For single family homes, the Summerlin median was $152,902 higher than Henderson. Henderson also had more single family and townhome sales in this window. More sales can mean more homes to pick from. Condo sales were about even, 44 in Summerlin and 43 in Henderson.

Next step: Decide on house, townhome or condo first. It changes the price gap more than the area does.

Prices inside Henderson

Henderson is big, and prices change a lot from one part to the next. Here are three Henderson areas next to Summerlin.

Inspirada covers zip 89044, which is bigger than Inspirada.

Zip 89052, home to Seven Hills and Anthem, had a median of $612,500. That is close to Summerlin's $605,000. So the price gap is not the same across all of Henderson.

Next step: If Summerlin feels out of reach, compare it to one Henderson area at a time.

HOA dues and property taxes

The price of the home is only part of the cost. Plan for HOA dues, property taxes and insurance too.

Property taxes

Both areas are in Nevada, so the same state rules apply:

  • Nevada has no state personal income tax.
  • Assessed value is 35% of taxable value.
  • The yearly increase in the tax bill is capped at 3% on a primary home and 8% on other property. The cap limits the bill, not the value.

Tax rates vary by district. In many City of Las Vegas districts, the rate is about $3.28 per $100 of assessed value. Ask for the tax bill on any home you like.

Parts of Summerlin are in Special Improvement Districts. The City of Las Vegas or Clark County bills them twice a year. Any unpaid balance passes to the buyer at sale, so ask about it early.

Next step: Ask for the HOA resale packet and the last tax bill before your inspection period ends.

Next step: Spend one Saturday in each area. Walk a park, grab lunch and see which one feels like home.

Schools

Public schools in both areas are part of the Clark County School District (CCSD). School zones are set by address, and they can change. Check each address with the CCSD school search before you write an offer.

Next step: Run every address on your short list through CCSD before you tour.
